Cristman Barn & Events - 12k sqft barn Conversion - Sleeps 30

Nestle into our late nineteenth century barn that has been remodeled into an amazing and unique rustic home. Perfect for any large gathering or family retreat. The home is a 12K sqft converted barn on 35 acres with 3 spring-fed ponds; a stunning piece of architecture that can sleep up to 30 guests.

The space
—Important Update - NO FIREWORKS!

—We do offer people to see the space before if they are hosting an event. One Wednesday a month from 4-8pm. We schedule that months open house on the 1st of that month once we know of an open Wednesday. If you want to see it that month, message us.

→Sitting on 35 acres with 3 spring fed ponds, you and your guests will have plenty of room to enjoy your stay.

→The Barn was renovated in 1991 by famed architect Frank Falino. It was originally intended to a B&B but the family fell in love with it and decided to live there. A few years ago it was sold to a new owner who put it to use as it was designed for. Many materials where used from buildings on the property that were taken down, giving it the rustic feel a historical barn home deserves.

****Please Note - Many of the materials used in renovating the barn are over 120 years old. Although the building is very clean, and a lot of care goes into cleaning between every guest, it will never look as pristine as a new construction home. There are 120 yr old beams, reclaimed siding for walls, stones from age old outdoor walls to make the foundation walls, etc. All this provides a unique, cozy, and rustic feel.

→The fist floor has a large kitchen with a beautiful Vulcan Stove. Pots, pans, utensils, plates, flatware and glasses are provided for your courtesy. Guest is responsible for all cleaning of kitchen equipment. The Cristman Barn cleaning staff does not clean the dishes/pots/etc. Please keep the next guest in mind and clean thoroughly.

You have enough space to prepare your meals and have several people be in there at the same time . The kitchen leads into the expansive dining area with 5 farmhouse tables with plenty of seating. There is a built in seating area in the middle of the floor plan, that leads out to the back porch.


***WiFi is provided, but due to being located in a rural country setting, the internet is satellite. The connection is strong, however it will not be as fast as in a city. If you need to do work during your stay, we suggest using your mobile hotspot. Most cell carriers in the area have a good signal.

→There is a large living room area with a TV, and a large seating area looking out back at the yard and ponds. Off the living room area is a cozy fireplace alcove with more seating. Also on the main floor has a working bar for serving cocktails with friends and family. The bar has a sink, but no refrigerator.
→The first floor also includes a bathroom, a washer/dryer room, and a large closet for guests coats.

→The second floor contains 6 bedrooms that overlook a large opening to the first floor. 5 bedrooms have a queen size bed, with the 6th containing a king. Each bedroom has its own full bathroom.

→The 3rd floor is set up as a very large recreation room, with a kitchenette area, and a full bath. We have games like Foosball, Table Tennis, a variety of board games, puzzles and toys for your guests and children to enjoy. The rec room also holds several bunk style sections that contain several bunk beds, single and double beds.

****PLEASE NOTE*****The barn, although expertly renovated, it is still a 120+ year old barn with some squeaky spots on the 2nd and 3rd floor. The barn is almost entirely open. The 1st floor is completely open, and there is a large opening on the 2nd floor overlooking the 1st. Sound does travel in the home and you can hear people moving around.


→Outside is a deck with seating and tables to enjoy. We have 3 spring fed ponds stocked with fish for the fishing enthusiasts. There is a lot of room to hike around and explore the property. Enjoy sitting outside with a good book, or watching people swim in the ponds or play in the large backyard. There is a fire pit in the yard, but wood is not provided. If you bring your own Slip & Slide or sprinkler, there is a hose on site for you to use. If you plan on swimming or doing water activities, please bring your own beach towels, do not use the indoor bath towels.

******Cristman barn provides a propane grill. We have a tank with it, but it’s up to you to fill it if you want to use it. There is a gas station and Ace in town. Please keep it away from the barn. Keep it on its designated 4x4 pad. Most of the wood on the barn is 120+ years old and will ignite easily*****

****PLEASE NOTE****
Because of the 3 ponds, there are two families of geese on property, with others passing through. The lawn does have goose poop, and depending on the time of year, there can be very little to much more. The geese are fun to watch, you just have to understand that Cristman Barn is located in the country, with ponds that make a great home for geese. They live there longer than any humans, so in a way it’s their place! Do not feed the geese or they will never leave!

- Please do not move the furniture, take down the artwork, or our signs with rules or signs required by codes. If you absolutely must move something - please put it back and we will never know. If you don’t move it back, and we end up having to move it back there may be extra charges.

——We do allow events to be held on the property. Our main requirement for holding an event is to book from Thursday to Monday. We want you to have all day Friday to set up, and you will need all day Sunday to clean. Although we allow events, our cleaning staff does not clean up parties. It needs to look like you never had a party there so our staff can come in and do their normal operational cleaning routine. This is not a staffed venue, just a home we rent out. Everything will be DIY as if you were having an event at your own home.

To host an event at the barn, Inside or out. There is an additional fee of $2000. This is to cover additional general cleaning due to increased foot traffic, but mostly the parking lot we have installed to handle event parking. Also, we require that you rent from Thursday-Monday, similarly to someone renting for a vacation. We need you to take Sunday to clean up garbage, cans, etc... Our cleaning staff does general cleaning, they do not clean up garbage after parties.

There is an additional parking lot on property to handle event guest parking.

Our dining room seats 50 people max. Tables and chairs are provided.

Directly behind the house is a spot that a 30x60 tent can be erected. (Tent not provided.)

-Behind our largest pond is a spot that a 40x100 tent can be erected. (Tent not provided.) It is recommended that you book Wednesday as well as most rental companies set up their large tents on Wednesday.

For either outdoor space, a restroom trailer will need to be rented. Our septic is not designed for large events. You will need to provide the name of the company you are renting the restroom from.

Please note that we do not organize tent and other party rentals and it is not included in our event fees.

Our event fees are non negotiable. They cover the parking lot we installed to handle events, the extra general cleaning due to much more foot traffic and all the other things we discovered that comes with large events.

→You will have access to the full barn, and all 35 acres. There are 3 spring fed ponds stocked with fish. 3rd floor is a Rec room with bunk sleeping on either side. The Rec room has Pool, Foosball, Table Tennis and lots of board games, puzzles and toys.

→Swimming or Skating on the pond is at guests own risk.
Other things to note

—the indoor fireplace is not useable for real fires. Real fires are strictly prohibited for insurance reasons. There is an electric insert that provides some heat and the appearance of flames.

→Original Architect who designed the conversion had upstate NY winters in mind and double insulted the entire barn. It is a warm and cozy place, even on the coldest nights.

→All Bedding is Hypoallergenic for comfort of all guests.

I have been doing work at Cristman barn since 2005. I have always marveled at it and was a little bit jealous of it. One day the opportunity came up to buy it and I jumped on it. Now I can enjoy it and share it with others.

Pourquoi avoir choisi cet hébergement ?

Whether you are just looking for a getaway, or holding an event, Cristman barn is perfect. The location is the destination. Although we are close to some things in Central NY, like Cooperstown and the Hall of Fame, most guests rarely leave the property. It is a place to come and hang out with loved ones, walk around 35 acres, swim or fish in the ponds, or stay inside with up to 30 people.

A great place for any sort of getaway with up to 30 guests. Great for reunions, large family events, and weddings. Large dining room can fit up to 50 people for smaller indoor events. We have two large spots for tented events. Directly behind the house you can fit a 30x60 tent, and up by our largest pond you can fit a 40x100 tent. There is a large parking lot installed to handle the larger events.
