ABOUT THE SUITE
Suite 17B is a Garden Level apartment that is part of a beautiful 2-level duplex in the East Colfax/Delmar Parkway neighborhood, an area known for its diverse population & friendly neighbors. The host lives in the upper unit, (separate from guest unit) as such, easy to reach should you have questions/need assistance, otherwise we respect our guests' privacy.

Entry to the guest suite is via 12th street and the residential lane right behind the property. This suite has an attached garage through where guests will gain entry into the suite interior. The garage offers safe, convenient, and free reserved parking away from the weather elements. There is additional ample parking on the property for guests.

Authentic Kenyan art adds color and texture to the space completely diversifying the interior and giving you A TASTE OF KENYA IN DENVER, COLORADO.

Guests have unlimited access to the fenced in Yard for them and their pets. We also have many parks nearby that offer yet another area to walk/socialize your pets; Verbena Park, Mustang Park, Crescent Park, Lowry Park or Kittredge Park.

• KITCHEN: boasts a fully stocked array of appliances, including a microwave, stove, refrigerator, dishwasher, and toaster. Coffee aficionados will appreciate the electric tea kettle, coffee pot, and French press, complete with complimentary Kenyan coffee and tea. Additionally, we offer ample cookware and starter supplies like dishwashing soap, dishwasher pods, paper towels, and basic spices. Bon appétit!
• DINING: space with barista table set - seats 4.
• Basic cleaning equipment and complimentary monthly clean provided. Bi-weekly for guests traveling with animals already included in the pet fees.
• Tub and Shower Combo with excellent water pressure and temperatures. Hair dryer, first-aid kit, sewing kit and a variety of starter supplies.
• Queen-size beds, extra pillows and mattress padding so that guests can adjust beds to their comfort level for that great sleep.
• Boiler heat
• Each bedroom comes with the top-rated portable AC on the market, the Whynter ARC 14SH 14,000 BTU (9,000 BTU SACC) and overhead ceiling fans. The Whnyter ARC is a Dual Hose Cooling Portable Air Conditioner that comes with Heater, Dehumidifier, and Fan with Activated Carbon Filter. This cools spaces up to 500 sq ft. There are 3 portable AC units in the 900sq ft guest suite, to optimize and personalize the air throughout different sections of your suite, helping you cool the rooms you're using to your exact comfort level. Each room has a comfortable queen-size bed and the overhead ceiling fans are great for those that need a little white noise to help them drift off into a restful sleep. Open Curtains during the day to allow for more natural lighting as shown in the photos.
• Designated Outside Only Smoking areas.
• Suites are equipped with air purifiers to help provide cleaner and fresher indoor air for guests.
• 12 TO 12. Check in as early as 12 noon and check out as late as 12 noon.
• Virtual tours can be offered for your convenience.

• Home not equipped with support bars in the bathroom (toilet or tub). If traveling with guests that need mobility support to include but not limited to access ramps or support bars, we may not be a good fit. We might also not be the best fit for guests with allergies to basic cleaning supplies.

KEY REMINDERS:
• No unregistered overnight guests.
• Booking Requirements:
a. Applicant-paid rental screening (current LOCALS ONLY staying over 29 nights): the person making the booking.
i. No evictions within the last seven years, proof of employment and verifiable income: GROSS monthly income of 2X the monthly rent. Portable tenant screening report prepared by a consumer reporting agency, within the last 30 days accepted. Such report must be made directly available to the landlord by the agency at the tenant’s request and expense. NOTE: Where a lease is signed and guest checks in, we deduct this amount from the 1st month’s rent, allowing you to recoup your application fee.
b. Govt. Issued ID: All adults on the reservation.
c. Lease Agreement: (1 night or 29 plus nights).
d. Damage Deposit: $1000 refundable (for $1000 worth of damages) or a monthly non-refundable damage protection fee of $50 instead of the $1000 for $2000 worth of coverage. NOTE: This fee also covers damage from animals for those traveling with animals. Please inform the host of your preference during booking (HOLD or non-refundable monthly damage protection fee). Unfortunately, this fee cannot be pro-rated for shorter stays
• Pets: We provide pet supplies, including water and food bowls, pet beds, and pet agreement.
a. $100 Non-refundable pet rent is per pet and up to one month (or shorter). Please expect request for additional pet fees if traveling with 2 pets or if your stay exceeds 30 nights. Pro-rated at $3.30 per day, per pet after 30 days.
b. Animals must be kept off beds and couches to ensure comfort and hygiene for future guests. If pets must be on bed and couches, we do ask that you have "accident free" pads on the bed to avoid a $250 cleaning fee. Free Furniture covers provided. Switched out bi-weekly. Help remove pet hairs.
c. Pets left unattended must be crated. No dogs left outdoors unattended.
d. ESAs/Service animals: Must be disclosed to protect your rights. Cannot be left alone in the suite and must follow all pet policies or be removed. NOTE: under Colorado law, it is a criminal offense to misrepresent an animal as a service animal. C.R.S. §18-13-107.7.
e. Guests responsible for damages exceeding the deposit amount.
• Payments: name on the card used MUST match the name of the guest booking. Full payments required at time of booking.
• Please consider TRAVEL INSURANCE.
• Outside Only smoking in Designated areas. Violation of this policy will result in a $300 cleaning fee and cancellation of stay without refund.
• $100 cleaning fee up to 30 nights. Fee prorated at $3.30 per night for stays over 30 nights. (same applies for cleaning suites occupied by pets and cleaned bi-weekly).
• WILDLIFE: Due to the nature of the area, you may encounter some wildlife.
• SNOW REMOVAL DURING WINTER: Complimentary and limited to driveway. Schedule may vary (determined by service provider). We leave behind shovels in each suite for use by guests as needed.

Basement apartment that does smell like a basement. The garage is a big bonus which makes staying there feel very safe. Would have liked clearer instructions on where the entrance door was. Really need VRBO app for communication which I did not have at first.

Hidden gem with a touch of Kenya.
This was a nice basement apartment for 2 people. The decor is very tasteful and very colorful. The apartment has 2 small bedrooms, a very functional , well-stocked kitchen with some very nice coffees, and a nice living room/ dining room combo. The cleanliness was impressive. The location was good for all the activities that we had planned. The host was communicative but not intrusive. I would stay here again.

The place was clean and well kept. There were snacks waiting for us on the table and a large TV for when we came back to chill between activities. It's located next to a main road to take you right into the heart of Denver. Most of the places we went just happened to be a relatively straight shot from here. Checking in and out was easy and Anna was very hospitable, even apologizing for some light noise coming from some of the neighbors. Thanks for everything!

Pet policies established for the hygiene & comfort of all guests, particularly as we open our home to guests with & without pets. NOTE: Landlord, herein host reserves the right to remove any animal that poses a threat to the health and safety of other guests/tenants or the property.

• Guests with cats responsible for providing scratching posts & cat litter (non-tracking).
• Pets must be crated when unattended in the suite. Crates provided. If confident that your animal (s) will not cause damage when uncrated, then we will allow you to take liability for having them uncrated.
• DO NOT leave animals unattended for more than 8 hours. Check rover dot com for sitters.
• Yard shared with Lots of squirrels on property. GUESTS MUST NEVER LEAVE THEIR PETS UNATTENDED IN YARD. Please IMMEDIATELY PICK UP after your pet, bag and throw bagged pet poop in the BLACK (NOT Purple) external trash cans.
• Mud/dirt on Pet’s paws: Use colored (NOT white) towels.
• Padded Pet Mats: Wipe down with wet paper towel or colored towel ONLY.
• DO NOT wash pet bedding in suite washer/dryer.
• Do not flush litter/pet feces down the toilet.
• Do not wash pets in tub or sink. Visit local groomers.
• Shedding Pets: Help clean up before check-out. Lint Rollers, vacuum & other supplies provided.
