Fantastic property!

I loved my stay here. This is a very large two-bedroom house on a great piece of land. The house was immaculate and communication with Tim was seamless.

Awesome location to college and great owner

The property was extremely clean and just as advertised. It is very well stocked also. Definitely walking distance to the stadium and college. The owner was extremely helpful and very quick to answer all texts. It was an overall great experience for us.

Lovely Home with Great Host

We stayed at the house a total of 11 days for my son's bike races. There is a well stocked "cook's kitchen" so we were able to prepare nutritious meals for our young athlete. The beds were exceptionally comfortable. The host was very responsive whenever we had questions.

College Move In

Our family had a great time staying at this home. It was the perfect location to stay while moving our daughter into UofA. The home is beautiful and very well stocked. The windows in the home are wonderful as they allowed us to enjoy breakfast and dinner while looking out at the deer that came into the yard daily. Thank you Tim for the hospitality!!

Great Location!

We stayed here for U of A Graduation weekend and it could not have been more perfect! You could walk if you were going to a Razorback game, but the drive was no more than two minutes. The property owner furnished the home well and even had fresh flowers there for us. He was quick to respond to any questions. The yard out back is the perfect spot to host family. We can't wait to stay here again.

Arkansas Hospitality at its finest!

Light and airy with lots of windows to forested views ( and deer!) in a quiet, accessible n'hood. Special touches provided by a thoughtful host. Large utility room and backyard were perfect for my dog Max. Great water pressure in showers and super comfy beds. Kitchen has every imagineable device. Loved the backyard and front porch with rockers. Open floorplan. Great wifi and TVs. So spacious, open and comfortable. You won't do better than this lovely home for an authentic taste of F'ville.

Perfect!

Mr. Tim has a wonderful place! It was spotless. The view from the back of the house was gorgeous! It snowed the first night we were there which made it amazing to sit in the sunroom and drink coffee. The kitchen was fully stocked with anything you might need to cook a small or even large meal. There were plenty of towels and extra blankets too. Mr. Tim went above and beyond for my family to make sure we were able to make amazing memories and we did just that! We were in town for the Arkansas vs LSU football game. We walked to the stadium from the house in less than 10 minutes. We all thoroughly enjoyed our time and hope to return soon!

Peaceful, beautiful and convenient

This ranch is immaculately maintained and very conveniently located. Beautiful view at the backyard from the sunroom where I worked and a couple blocks walk to the University of Arkansas campus. Lovely charming cottage lives large

If you want a taste of true Arkansas hospitality, this is the place! This property is attentively cared for with pride. Rooms are quite large enough to host a gathering, which we did, due to the home's excellent location. We can attest that the floor plan works really well for two folks working from there, online and on the phone. Any items you'd ever need in a house are there, even good coffee and beloved family recipes. The soft linens smell so nice! Even though we never saw the owner, we could feel his TLC with many more nice touches like the big vase of fresh flowers on the table, a couple of soft lamps turned on for our late arrival, and cold water bottles in the fridge. We plan to book again soon and then tell our friends where they could get a sample of true Arkansas hospitality in Sunset Woods.

Lovely vintage charm with a kind, super responsive host!

I love this neighborhood. Really lovely to walk around in. The house is gorgeously clean and full of sweet vintage touches. If you are traveling with a little one who needs attention at night, I’d recommend bringing a baby monitor because there’s some distance between the bedrooms. We ended up appropriating the living room as a makeshift nursery and that worked just fine. Tons of lovely outdoor space to enjoy in relative privacy. Nice and quiet. Excellent washing machine and dishwasher. (Important for us!) Tim is a super kind and very responsive host. Addressed all our needs speedily and graciously.
