Our spacious split-level home, with level access to at least one bedroom and bathroom.

Our open plan living with gas fireplace, perfect for relaxing evenings and entertainment and a second living area. Retreat to one of our four bedrooms, each offering a different atmosphere. Choose from a King bedroom and three Queen bedrooms, all designed with your comfort in mind.
The dining area, as you step onto the deck, you'll find outdoor furniture, creating a comfortable and inviting space to dine al fresco. Our well-appointed kitchen featuring a coffee machine, microwave, dishwasher, full oven, kettle, toaster, and blender. For outdoor gatherings, fire up the gas BBQ, with gas bottles conveniently located in the garage. Your private garden, fully fenced for privacy and security. The panorama awaits at Achilles Point, an enclave of unparalleled beauty where the Auckland skyline, Rangitoto Island, and the Waitematā Harbour converge in a symphony of visual opulence. A brisk drive of 5 minutes (1.1 miles) embarks you upon this visual odyssey from our sanctuary.

A scenic thoroughfare tracing the water's edge, it extends an invitation to leisurely drives and enchanting bike rides, accompanied by the majesty of the Gulf and the embrace of various beaches and parks. In close proximity, the renowned Kelly Tarlton's SEA LIFE Aquarium beckons. Pets with prior approval

PET POLICY:
- Pets MUST be declared before arrival to avoid a PET VIOLATION fee of $500.
- $500 Bond per pet which is refundable following inspection after check out.
- Additional $100 cleaning fee per pet
- All poo has to be cleaned up and bagged up before going into the rubbish bin
- Pets are not allowed on furniture to avoid scratching and damages
- Pets to be kept under control and not disturb Neighbours.
- Guests are liable for all damages by the pet including but not limited to scratching the doors/walls, urinating or pooing inside, staining carpets or rugs or furniture, leaving a doggy smell in the house, chewing furniture or carpets, digging holes in the garden or other things that dogs can do to damage property.

-We have a RUBBISH COLLECTION reminder based on days when the collection is done. You will be expected to bring the excess rubbish during your stay as overflowing rubbish will not be collected. Failure to take the bins out as scheduled or take the excess rubbish will cause a $150 PRIVATE RUBBISH COLLECTION FEE.
- Strictly NO PARTYING & NO SMOKING inside the property. We have a $500 SMOKE REMEDIATION fee if you violate our NO SMOKING POLICY.
- BBQ - If you have used the BBQ during your stay, you have to clean it with the cleaning materials provided. If the BBQ is left dirty, a $55 extra cleaning fee will be collected.
Furnished Rentals Booking Conditions
THE PARTIES. This Short-Term Rental Agreement (“Agreement”) made on April 1st, 2021 between the following:

THE PREMISES. The Host agrees to lease the described property below to the Guest, and the Guest agrees to rent from the Host:

Hereinafter known as the “Premises.”

LEASE TERM. The Guest shall be allowed to occupy the Premises starting check in date from the check in time and ending check out date at the checkout time (“Lease Term”).

PAYMENT TERMS (Direct bookings)

30% deposit to confirm the booking, balance due 30 days prior to arrival.

Once we accept your booking a deposit must be paid AND received by us in order to secure the booking. Your booking will be confirmed upon receipt by us of the deposit. Failure to pay the deposit in time may result in your booking being cancelled and the property being made available to others. Should we cancel a booking of yours due to non or late payment of a deposit then any deposit received by us from you will be refunded in full.

CANCELLATION

The guest is responsible for undertaking due diligence on the property to ensure it is suitable for their (the guests) needs, expectations and fit for purpose. Properties are advertised as accurately as possible to represent the property. All accommodation is provided using reasonable care and skill to be fit for purpose. The property manager (Furnished Rentals) will answer any questions about the property prior to the booking being made. Change of mind or request to cancel due to not liking the property are subject to the cancellation terms.

CANCELLATION TERMS (Airbnb bookings)

As per the terms set out on Airbnb booking policy.

CANCELLATION TERMS (Direct bookings)

All pre-payments are non-refundable. If you need to cancel, please advise Furnished Rentals as soon as possible and we will delete your booking from the bookings calendar. If new bookings are taken for your cancelled dates, you will be refunded any nights that are re-booked less a $150 admin fee. If you cancel within 30 days of your booking commencing or your stay has already commenced, the 30% deposit is non-refundable for any rebooked nights.

We strongly advise that guests take out appropriate insurance cover should events arise that require cancellation. We will help guests in providing documentation to suport any insurance claim.

QUIET HOURS. Quiet hours begin at 10:00 PM each night and continue until sunrise. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents.

OCCUPANTS. The total number of individuals staying on the Premises during the Lease Term shall be a total of {{number_of_guests}} guests.

If more than the authorized number of guests listed above are found on the Premises, this Agreement will be subject to termination by the Host and instant eviction of the guests.

BOOKING FEES. The Guest shall pay the Host the amount as detailed during the booking process.

UTILITIES. The Host shall be responsible for all utilities and services to the Premises EXCEPT for the following:

Any excessive power usage

Any excessive water usage

This means usage that is beyond the normal usage of the number of people residing in the property.

SECURITY DEPOSIT. The Guest shall be obligated to pay the following amounts upon the execution of this Agreement:

Security Deposit amount as detailed in the booking process. The Security Deposit is for the faithful performance of the Guest under the terms and conditions of this Agreement. The Guest must pay the Security Deposit at the execution of this Agreement. The Security Deposit shall be returned to the Guest after the end of the
