THE WORST PLACE EVER!!!

This was our annual family vacation! We had 21 family members with us aging from 82-8 months! First of all, the AC could NOT be lowered past 72! This is unacceptable! The mattresses are very old, sagging and you can hear and feel the springs in ALL OF THEM! The dishwasher leaked and the dryer went out the day before we left. Several family memebers went hiking. When they returned we realized the hot tub was NOT working either! This was very frustrating after you've hiked an 8 mile round trip trail. Also, we ran out of hot water EVERY DAY! No more than 4 or 5 people could get a bath/shower at one time! Several bulbs were missing, the can opener didn't work, some stoppers were missing in the sinks and I had a scorpion in my bedroom!!! Over all, the entire place is furnished with old, mix matched nasty furniture. We've been coming to the Gatlinburg area for over 30 years and this is by far the WORST place we've ever stayed in!!! I would like you to know that NO ONE ever offered to come fix any of these items!!! I received a 338.25 credit...THAT IS ALL!!! I will NEVER STAY AT THIS PROPERTY AGAIN!!! ABSOLUTELY THE WORST!!!

Thanksgiving stay

This cabin was perfect for our large family gathering for Thanksgiving. We had 23 people, and it was plenty of room. The cabin was gorgeous, clean, and close to all the Pigeon Forge activities. Highly recommend!

Big House

The house was a good value at the price. There were some issues: dishwasher didn’t always work, there was some leaking around one shower. There was some trash left on one balcony. We had a full house and the kids had a great time.

Disappointed with communication and listing errors

We had several issues during our stay. First off, the pictures on the listing are a completely different property. It’s the same house and layout, but it is not the property we stayed in, there’s no air hockey table and other furnishings are different, etc. the communication with the property manager is a total nightmare. We asked for lightbulbs and nobody showed up. The internet went out for days, and nobody showed up after repeated requests. Nobody showed up until a window literally fell off the house. The hot tub is broken, and although they did give us a small refund for that, they knew it was broken all along and that was something our kids were really looking forward to. When you try to contact management you get a bot response that isn’t helpful at all. I tried to give them an opportunity to make things right and all we got was a bot response that made no sense and was clear they weren’t attentive at all to guest’s needs. Overall the house is great but their lack of attention to guest needs is very disappointing

Great

Great location beautiful scenery big enough for a large family event! Only thing would have loved to have a large back deck for everyone instead of each individual rooms. Also would have loved working real fire places instead of just lights. Really enjoyed our time there!

Family reunion

Definitely suited our large family gathering. Hot tub wasn't working but management sent someone second day and took care of it. Only problem we incurred was those sharing bunk rooms only had one shower and bathroom to share. We worked it out. A fun time had by all and very near all activities.

Great house, but needs work

The house is beautiful but definitely needs some TLC. Coffee pots not working, beds caving in while lying on them, stove eyes not working, cleanliness overall were all issues we experienced while staying here. The Vacasa people were prompt and helped our stay be more comfortable by fixing issues but still, we did experience issues.

Horrible property and management

This property was horrible. One of the bedrooms was leaking water from the ceiling some of the other bedrooms beds has holes,the property refrigerator and microwave went out. It was very cold in the property me and my entire family was sick behind it. The management stop communicate after they realized that the complaints were to much for them to handle. This isn't a good property at all, also needs updating.

Last minute change

We had a group of 11 stay at this cabin. We had booked another cabin that had a sump pump issue and the night before our travels we were informed we would not be able to use the original booking. So we chose this cabin as it had most of the same features the original one did. For a last minute fix it worked out for everyone. We all had our private rooms and entertainment and a family room to have everyone in. The beds are not comfortable. If they could invest in better mattresses it would make a huge difference. When we first got there we inspected for any breaks we wouldn’t have caused, cleaning issues ect. There was popcorn under the sofa in the main room and bugs in the bathrooms. Dirt and hair in the corners of the bedroom made it look like it wasn’t swept or moped. I pulled a coffee cup from the cabinet and it had a glob of dried up hot chocolate powder in it. Aside from that it was roomy! Beautiful views and the private balconies were a great way to wake up with your spouse and a cup of coffee!

Not worth the price they charge

If you are going to spend $3000 for 2 days you’d expect a really nice space and everything working. Everything is dusty, cabinets were falling apart, hot tub smelled really weird, the cover for the hot tub was broken and needs to be replaced. It was just so so...

It was the worst house we ever had It was dirty nasty spiderwebs. Carpet, raggedy, chairs, dirty couch is dirty. we pay too much money for a home to look like this and wasn’t happy or satisfied with it. I don’t recommend this house to anyone look at the reviews before you spend your money and hopefully will be compensated for it.

Not worth the Money

It was very dirty! We had to wash everything before we used it. The trash was full outside so we didn’t have a place for trash. The only nice thing about this cabin was enough beds for us to sleep. No hot water on the kitchen side someone finally came at 11 but had to come back next day to fix. Fireplace does not work, cabinet doors were broke. Furniture needs to be cleaned. Jacuzzi tub did not work in one of the rooms. Beds are extremely hard for what we paid for two nights you would think it would be kept up nice. Not Happy and still waiting to hear from the Host about some kind of refund.

Clean but needs work

The house was clean but needs some updates and broken items fixed. Only 2 of the TVs had anything to watch off the satellite. Th e other TVs in the other rooms had nothing but broken dvd players or TVs that didn’t have any remotes. The air hockey table didn’t work as well. Lots of burned out light bulbs. First floor “movie theatre” was a bunch of video game chairs. The beds are not very comfortable and the couches on the 2nd floor. Look and feel like they were from 1999. I will not stay at this house again but will try another one of their houses in the future

Dissatisfied

We stayed at Black Bear Ridge Resort in Cabin Bit O’Honey. During our stay we encountered that the cabin had not been thoroughly cleaned before our arrival. The floors were dirty and sticky. There were crumbs on the floor and in the basement. The top 2 floors didn’t have AC for the first 2 days. Also in the basement there was a used dirty bandaid on the floor in the main basement bedroom. The sink in the bathroom attached was dirty and grimey. One of the rooms on the main floor with the kitchen had the door frame work coming off. On top of all that almost all bathrooms had some kind of leak with the sink plumping. One of which was so bad that it leaked through the floor onto the kitchen island, which ruined some of our items and we had to put tin pans out to catch the water. They had to send a plumber out in the middle of the night to fix the issue and even then he couldn’t fix the basement sink. There was also a huge hole in the concrete in front of the steps entering the cabin. We are very dissatisfied with our stay and we would like a refund. I’ve been trying to contact Vacasa via text but all I get back are we are waiting to hear back. It’s been a week now.

Could Be Better

The log structure is great for accommodating a large family or group. The floor plan provides ample bedroom and bathroom facilities. It is time for a major overhaul of indoor furniture (wobbly kitchen stools, torn and worn upholstery on couches, recliner chairs with black duct tape patching tears, lumpy worn out bed mattresses and pillows) that is surrounded by antiques galore. The outdoor furniture is terribly worn out (shredding wicker couches with cushions that are in poor condition on 2nd floor front porch). Outdoor furniture on our bedroom porch consisted of a rusted metal side table and one webbed chair. The billiard table needs to be rehabbed. These structures are not built for privacy or quiet. Our group was a mix of adults and children. No matter what floor you were on you could hear pretty much everyone else in the house if they were moving, talking, snoring, or engaged in an activity. The cabin was clean and had ample bath linens. The bed sheets were harder than military grade. For a cabin that can accommodate this many people the kitchen is tiny with an undersized refrigerator. The flower boxes with plastic flowers on the front railings and a Christmas wreath hanging next to the front door were a homey touch...but Christmas in July?

Christmas Family Vacation 2017

We had an amazing time at the cabin Bit O Honey. Plenty of space to spread out as there were twenty of us. Inside the cabin it was very clean and ready to move into for the week. The areas around the outside of the cabin did have some trash. Everything was in working order. (Except for a smoke detector battery which was replaced when we called about it. We also called about a noisy furnace which was inspected but the noisy rattle was not fixed :( It kept two bedrooms awake ). The kitchen is large enough for two cooks and plenty of seating for meals. The extra large farmhouse table turned into the spot for games after our meals. We did bring our own large appliances (crock pots, griddle, smoker) but a very basic set of pots and pans, blender, mixer, coffee maker and toaster were provided. Our only disappointment was there was no wine opener in the cabin! :) With 20 family members gathered, we didn't last two hours without that small appliance. Sleeping arrangements were perfect for us. Everyone commented on how nice it was to have their own space and bathroom. Our only 'complaint' was that there wasn't a 1/2 bath on the main floor. So everyone used the bathrooms in the bedrooms. One minor thing was the pool table slanted but that didn't stop us from playing. Also the cabin is not at all sound proof. We could hear the movie playing or people talking from the basement to the 4th floor...bring your earplugs! The view of the scenery from every room was spectacular. The location was so convenient to Pigeon Forge and everything there. We went into Gatlinburg three days and went hiking in the Smokey Mountains, taking the by-pass to save time traveling thru town. Some previous guests complained about no wi-fi, but our rental agency supplied a MI-FI (for a fee/deposit) for this purpose which was nice. We brought our own games and movies with us which was a benefit to keep the mass from being 'bored'. We throughly enjoyed our stay and would recommend it to our friends.
