VILLA TOTTI is an elegant three-story independent structure located in the center of Sant'Agnello. The Villa is spacious, approximately 200 square meters, and has four (4) bedrooms all with en suite bathroom, and can accommodate up to 8 guests. It is equipped with air conditioning, heating WI-FI. Features include private terraces, patio and a private garden.

Entering the Sorrento peninsula, Sant'Agnello is one of the first towns you come across, just two kilometers prior to reaching Sorrento.
Sant'Agnello, a classic small Italian town, offers a well-balanced atmosphere between tranquility and fun. It is a lively town full of attractions, yet at the same time just far enough away from the chaos of Sorrento, where it is possible to immerse yourself in the local traditions and enjoy a well-deserved rest.



The Villa is located in the heart of the village, along the main road where there is a wide variety of local shops, restaurants, grocery stores and bars. The Circumvesuviana train stop (Naples-Sorrento line) and the SITA bus stop connecting to Sorrento are nearby. Sorrento is about 2 kilometers away.



The nearest beach, La Marinella Beach, is about a 20-minute walk from the villa. This volcanic beach fronts pristine water, offering both rocky and sandy areas ideal for children. A pier extends out on the waterfront, with sunbeds available to rent and a delicious local restaurant specializing in traditional dishes.
Access down to the beach is available by public elevator or by foot.



It is not necessary to have a car to stay at Villa Totti. However, if you are traveling with a car, you can easily park near the Villa, in a private garage free of charge.

There are no steps to climb to reach the villa.



THE PATIO AND COURTYARD area is about 70 meters squared. Both are partly shaded by a canopy and furnished with a table and chairs for six. From the patio, there is a pleasant view of the garden. The green hedges and ad hoc plants form a natural fence to ensure privacy. The owners have comfortably furnished the external area, which is ideal for lunches or dinners with friends. The patio, courtyard, external stairs, and garden are well-illuminated, therefore welcoming use of the outdoor area, night or day. Access to the main door of the Villa is via a short path a few meters long, with a slight incline.


GROUND FLOOR



THE LIVING ROOM has an elegant luminous white wooden parquet floor. The area is spacious and well lit, due to the two large French doors that overlook the entrance courtyard. It is furnished with a three-seater sofa, a beautiful modern fireplace, air conditioning and heating. The flat screen TV, located on a light wooden sideboard, flows in continuity with the white parquet. Access is through the main door of the Villa or from the French doors that open out onto the patio.

THE KITCHEN area is equipped with a five-burner gas cooker, an electric oven, a double-door refrigerator with freezer, a dishwasher, a microwave oven, an Italian-style coffee maker, a table for four and other small kitchen appliances. Here you will also find the washing machine, an iron and ironing board. Access is through the living room archway, or through the French doors which connect to the patio.

THE FIRST BATHROOM is a guest bathroom, equipped with a sink and toilet. Elegant and practical, access is from the kitchen.

THE FIRST BEDROOM WITH EN SUITE BATHROOM is furnished with a double bed, TV with satellite system, air conditioning and heating. The bathroom is equipped with a washbasin, toilet, spacious walk-in shower and a hairdryer. Access is from the hallway or from the patio, through the French door.

THE SECOND BEDROOM WITH EN SUITE BATHROOM is furnished with a double bed, TV with satellite system and air-conditioning/heating units. There are also radiators for heating. The bathroom is equipped with a washbasin, toilet, spacious walk-in shower and hairdryer. Access is from the common area or from the corridor.



THIRD BEDROOM WITH EN SUITE BATHROOM is furnished with a double bed, TV with satellite system and air-conditioning/heating units. From the bedroom, you can access the balcony through a French door. The room is well lit due to the French door and window. The bathroom is equipped with a washbasin, toilet, large walk-in shower and hairdryer. Access is from the hallway or from the patio via the French door.



SECOND FLOOR

THE FOURTH BEDROOM WITH EN SUITE BATHROOM is furnished with a double bed, TV with satellite system and air-conditioning/heating units. From the bedroom, you have access to the balcony through a French door. The room is well lit due to the French door and window. The bathroom is equipped with a washbasin, toilet, large walk-in shower and hairdryer. Access is from the hallway or from the patio through the French door.



This Beautiful Villa has 4 bedrooms with 4 ensuite bathrooms, a rare find on the Sorrentine Peninsula.
Due to the proximity of the main road to the villa, some noise from the city and traffic is audible.




Important things to know:

Tourist tax 2 Euro per day per person for the first 7 nights from April to October 31. The children under 18 years do not pay.
For arrivals after 8:00 PM will be applied an extra cost of 60,00 euro to be paid at the arrival.
