Modern detached house, 180 square meters, built on an old goat farm. Located on the edge of the country park, but in walking distance of Hastings Old Town, the beach, and all amenities.
We are in an excellent location for your family reunion or gathering of friends, and a huge outdoor space if you are travelling with pets
Our large, spacious, modern detached house has 2 bathrooms with showers, large communal living room, and a large garden which backs out onto the East Hill and Country Park leading to miles and miles of remote clifftop walks leading to secluded beaches.
Fully equipped kitchen with fridge, range cooker, microwave, and dishwasher.
The kitchen has seating for 16, so that everyone can eat together.
If you are travelling with elderly relatives or people with mobility issues, then it is worth noting that there are 16 steps up from street level to the house. they are quite steep, but there is a handrail.
On the ground floor level there are three double bedrooms, a 4-person family bedroom, and a bathroom.
On the upper floor there is a double bedroom, a 4-person family bedroom, and bathroom
The kitchen is fully equipped, with everything you are likely to need to cater for a large group.

Please post a photograph on your profile and tell us the purpose of your visit. We do not approve booking requests to profiles without a photo and description. If you are new to this platform or do not have a history of positive reviews then we may ask additional questions.
You will have exclusive access to the house (you are not sharing with anyone else). No one else will be at the property.
We supply bed duvets and pillows. You should bring your own bed linen and towels, or we can supply at extra cost (£15 per bed for bed linen, £5 per person for towels - per stay).
Bring your own consumables (dish tabs, rubbish bags, soap, toilet paper etc.)
CLEANING AND RUBBISH

To keep your costs down, we do not charge a cleaning fee, so you are expected to leave the house as you find it. We can add after-stay cleaning as an optional paid extra (£80). We take a refundable cleaning deposit if you opt for self-cleaning which gets refunded after your stay.
We ask you to dispose of your own rubbish and recycling at the end of your trip. Instructions are provided in the house manual. We can provide rubbish disposal as an optional paid extra (£40 to £60). We take a refundable rubbish disposal deposit if you opt for self-disposal, which will be refunded after your stay.
LATE CHECK-OUT / EARLY CHECK-INS

Check-out is at 10am on Friday, Saturday and Monday. All other days are a very generous 12 noon check-out. We can also allow early check-in and late check-out as an optional extra.
PET POLICY

This is a wonderful location for well-behaved dogs, by prior agreement only. We charge a flat rate of £30 per dog (per booking), plus an additional £100 damage and cleaning deposit . Pets who arrive without prior agreement will be turned away.
Close to your arrival date you will be sent a form to confirm any options, such as linen, towels, cleaning, rubbish disposal, pets, early check-in and late check-out.
ADDITIONAL DEPOSITS FOR HIGHER RISK GROUPS

We will require an additional up-front deposit of between £200 and £500 where:
* the group size is 12+ people
* the lead booker has no previous positive reviews
* the lead booker is Under 25, and the booker has less than 3 prior reviews
*the lead booker lives locally and has less than 3 prior reviews
We will require additional identity checks where the lead booker appears to be under 30 or lives locally.
If the lead booker is Under 21 then the group size is limited to 12 and they will require an adult UK guarantor.
Deposits and additional fees, where required, will be collected by closer to the time of your arrival by separate card payment. Please allow up to 14 days for the return of deposits.
"NO PARTIES" POLICY

While we want to facilitate groups of family and friends to celebrate special events we operate a strict "No Party" policy.
*No non-staying visitors after 9pm or when there is outdoor music
*No more than 16 people (guests or visitors) on-site at any time
*No outside music after 11pm on Fri-Sat, and 9pm on Sun-Thu
*Do not do anything that will cause nuisance to neighbours
*Music equipment must not exceed a 30W output personal "boom bar"
