External Description



Villa Montepulciano is located in a panoramic position on the rolling hills of the Val d\'Orcia, just about 1 km from the medieval village of Montepulciano, which can also be reached on foot.

The property boasts a large private park (approximately 5,000 m2), spread over several levels, and characterized by plants, flowers, Mediterranean scrub, centuries-old trees and a large olive grove.

The outdoor spaces are enhanced by an irregularly-shaped pool (12 x 8 m), open from 1st May to 30th September, and equipped with sunbeds, parasols and gazebo with lounge area.

Moreover, guests can have alfresco meals thanks to the comfortable veranda with dining table and large windows, that can be completely opened onto the garden during summer months.

Then you will find a private parking for 8 cars, a barbecue and a wood-burning oven, ideal for preparing tasty pizzas with friends.

Please note that the villa is part of a Tuscan farm so there are some cats and dogs around.



Internal Description



The entire property is made up of the main building and a dependance, and can accommodate up to 16 people, has 7 bedrooms and 8 bathrooms. Internet Wifi is included. All bedrooms are equipped with air conditioning and tv. 2 baby cots and 2 high chairs are available on request. Pets are allowed on request at an extra cost (up to a maximum of 1).



Main building: On the ground floor you are welcomed by a delightful veranda that opens onto the garden, accessible only from the outside so not internally connected to the rest of the building. Inside the veranda there is a large dining table, a sofa and a well-equipped kitchen. Following is a toilet and a laundry room.

Then you will find the sleeping area divided as follows:

- 1 double suite (22 m2) with large glass door and bathroom with hydromassage shower;

- 1 double suite (34 m2) with small sitting room, fireplace, kitchenette, and bathroom with hot tub;

- 1 double suite (30 m2) in a basement position, with sitting room, fireplace, kitchenette, and bathroom with hydromassage shower.

Lastly, on the basement there is a tavern/living room, accessible only from the outside, and furnished with sofas, tv, and fireplace.



Dependance: The dependance is spread over 2 levels.

The ground floor consists of:

- 1 triple suite (28 m2) with a double bed, a single bed and a Arabesque-style bathroom with hot tub.

- 1 double suite (21 m2) with wardrobe, bathroom with shower, and splendid view over the valley.

- 1 small non-independent single room (9.68 m2).

The first floor houses a double suite (67 m2) with: large panoramic window overlooking Montepulciano, a living room with fireplace, a small built-in kitchen, and 2 bathrooms (one with shower and the other with hot tub). There is also a mezzanine with a double bed.

Prices and conditions



Included in the price: Utilities (water, gas, electricity except air conditioning and heating); baby bed; Internet Wifi; weekly linen change.



Excluded from the price: Final cleaning (200.00€); air conditioning (80.00€ per day); heating (5.50€/m3); pets (maximum 1 - 15.00€ per day). Tourist tax if required (the amount usually varies, depending on location, from 0.50€ to 4.00€ per person per night for a maximum of seven nights, excluding minors, and will be paid upon arrival).



Security deposit: Customers are required to pay 500.00€ security deposit upon arrival (cash), which will be returned at the end of the stay upon any damages.
