Beautifully Presented & Spacious 6 Bed House
Modern 6-bedroom house with double drive, conveniently located near to Sheffield Parkway with access from the M1 and just a short drive to Sheffield City Centre.
Fully equipped kitchen and dining area with ample additional space making this property the perfect home-from-home.
The space
The whole house comes equipped with oven, hob, microwave, dishwasher, washing machine and tumble dryer. The dining area can seat up to 12 guests.
The house can cater for each individual stay with 6 double bedrooms, 2 of which have zip and link beds which can be either set up as doubles or split into singles, please state the required configuration when booking. Each bedroom has wardrobe and drawer space for your belongings during your stay and a hairdryer will be provided.
The living area has 2 large sofas and a flat screen TV. The kitchen diner includes a 12-seater table with bench seating and the upstairs outdoor area consists of a balcony with a table and chairs.
The two bathrooms can be found on the first floor and the lower ground floor – which include a shower room and a full family bathroom, there is also a WC ground floor next to the kitchen.
We cannot accommodate pets at this property.
Decibel Counter
As this is a residential area there is a quiet time in place from 9pm to 9am. The property is fitted with a Db meter which records noise levels and times to protect you and our neighbours. The device does not record conversations, only noise levels.
CCTV
Please note that we have CCTV covering the external areas of the property which is installed to protect you and our neighbours.
Guest access
You have full and exclusive use of the property during your stay!
Other things to note
Self-check in is from 3pm on date of arrival and all details for accessing the property will be sent to the main guest 24 hours prior to your stay. Standard check-out time is 10am.
Our detailed House Rules will be sent to you after booking but please note:
- No parties or events are allowed at any time.
- We cannot accommodate pets at this property.
- Guests must not smoke within the property at any time and any used cigarettes must be stubbed out and disposed of safely. Please do not throw these onto the floor.
- Please respect our neighbours at all times when inside and outside the property. Please avoid excessive noise at all times.
Smoking
Smoking is not permitted in any area inside the property.
If you wish to smoke, please do so outside the property, using the ash tray provided. At check-out, please dispose of the contents of the ash tray using the black bin.
If evidence of smoking inside the property is detected, a fee of £200 (exclusive of VAT) will be charged for cleaning.
Towels and Linen
The appropriate quantity of towels and linen will be provided for your stay, located either on your bed(s) or towel rails in the property.
There may be additional towels and other items of linen stored away at the property, which are not to be used during your stay, unless otherwise agreed. If additional towels and linen are used without prior agreement, a fee of £25 (exclusive of VAT) per item will be charged in order to cover the pick-up, laundry and drop off of additional items required to cover requirements for our next guests.
Pets
Pets are not to be brought to or kept at the property at any time during your stay.
Parties / Events
There are to be no parties or events held at the property at any time during your stay. If we are made aware of any unauthorised parties/events or noise disturbance, there will be a call-out fee of £250 charged.

~ We require some standard information about the lead guest for every reservation including full name, address, email and telephone number.
~ Identification: We request a copy of the ID of the person making the booking, or the lead guest ahead of releasing check-in information. This is to comply with insurance purposes and improve the safety and security of our guests, staff and the property.
~ Booking Terms and Conditions: We require a digital signature from the person making the booking or the lead guest to acknowledge receipt and acceptance of our Booking Terms and Conditions.
~ Security Deposit: To ensure everything goes smoothly during your stay, we use a £300 security deposit pre-authentication process. This is simply a hold on the amount and won’t be charged unless necessary. The hold will be released after your stay once we have checked the property.
CHECK IN
Please kindly note that our standard check-in and check-out times are:
~ Check-in from 3pm on the day of arrival.
~ Check-out at or by 10am on the day of departure.
~ Early Check-in and Late Check-out may be available for your stay and can be purchased within your Guest Guide (accessible via the link after Pre Check-in has been completed) under the Additional Services section. Please send a message prior to purchase to check availability.
