Podere Fraticciolo is located in the valley dominated by the charming town of Cortona that from 500 meters above sea level faces the eastern Valdichiana always changing in color with the changing seasons. Cortona, a destination of great artistic, historical and architectural interest, certainly deserves an accurate visit. Its convenient location, quiet but not isolated, makes this villa an ideal place to spend relaxing holidays in contact with nature, but still not far from the major roads that allow you to easily visit the major centers of Tuscany and Umbria.

Fraticciolo is located in the valley dominated by the city of Cortona which, at 500 meters above sea level, overlooks the ever-changing eastern Valdichiana with sparkling colors in the changing seasons. The city, artistically, historically and architecturally worthy of being seen, undoubtedly deserves a thorough visit. Cortona was an important Etruscan or Roman city, during the Middle Ages it enjoyed considerable prosperity and from 1411 onwards it followed the fate of the Grand Duchy of Tuscany.
The apartments and the outdoor spaces: Fraticciolo is composed by two buildings. In the first one we find three apartments (Torreone, La Tufa and Girifalco, the first floor apartment where the owner lives), in the second one there are two other apartments (Corito and Rugapiana) all of them well furnished and endowed with every comfort.
You will have at total disposal a wide green space, a beautiful swimming pool (size mt. 7x14, depth mt. 1,50), the barbecue, a laundry room and a children playground.
In contact with nature but close to the main cities of Tuscany and Umbria. The convenient location, quiet but not isolated, makes Villa Fraticciolo an ideal place to spend relaxing holidays in contact with nature but at the same time not far from the main communication routes that will make it possible to visit all the main cities of Tuscany and Umbria.
TORREONE: Ground floor apartment composed of living-dining room with kitchen corner, bathroom with shower, twin bedroom with French window overlooking the garden, double bedroom. From the living room going down some steps we find a sitting room with double sofa bed and bathroom with shower.
TUFA: Ground floor apartment composed of living-dining room with kitchen corner, bathroom with shower, twin bedroom with French window overlooking the garden, double bedroom. From the living room going down some steps we find a sitting room with double sofa bed and bathroom with shower.
CORITO: Ground floor apartment composed of living-dining room with kitchen corner (dishwasher), bathroom with shower, two double bedrooms one of which with French window overlooking the garden.
RUGAPIANA: Ground floor apartment with entrance through private porch composed of living-dining room with kitchen corner (dishwasher), bathroom with shower, two double bedrooms one of which with French window overlooking the garden.
Each apartment has own gazebo furnished with table and chairs to eat outside.

EQUIPMENT: freezer, oven, moka coffee maker, filter coffee maker, toaster, iron and ironing board, high chair, air conditioning, washing machine, dishwasher, SAT TV, Wi-Fi Internet access.


Arrival: in the afternoon between 4 p.m. and 7 p.m. - Departure: in the morning between 8 a.m. and 10 a.m.

Private pool open from 17/05 to 30/09.
Wi-Fi Internet access. Swimming pool and garden maintenance.
Bed linen and bathroom towels (initial set).
One baby bed (for children up to 3 years) on request at time of booking.

NOT INCLUDED IN THE RENTAL PRICE:
Breakage deposit Euro 500 (payable in cash at the arrival and held by the owner for the duration of your stay).
Heating Euro 5 per m3 per apartment (if used).
Pets are welcome on payment of Euro 5 each per day.
Air conditioning Euro 5 per day per apartment. (if used).
Swimming towels available on request on payment of Euro 3 each.
It is not possible to charge electric cars at the house, but at the charging stations located a few kilometers away.
Tourist tax Euro 2,50 per person per day, applied for the first 4 days only. Children up to 12 years do not pay.

Methods of payment by bank transfer:
at the time of booking confirmation we will require the payment of a 30% deposit of the total amount of the booking.
The payment of the balance is required within 45 days before the beginning of the stay.

Cancellation policy:
-30% of the rental price for cancellations received up to 45 days before the rental.
-100% of the rental price for cancellations received between the 44th day and the day of arrival, and in case of No Show.
