Villa Imperati est une charmante villa avec vue sur la mer, récemment rénovée, équipée d'un mobilier moderne et lumineux. C'est une villa élégante et spacieuse, située sur le côté ouest de Praiano, d'où vous pourrez admirer le magnifique coucher de soleil surplombant Positano et Capri. Il bénéficie d'une fantastique piscine (abierto del 15 de abril al 19 de octubre) extérieure privée, surplombant la mer, et d'un grand jardin équipé d'une douche extérieure, de transats et d'un barbecue. Il est situé dans le centre de Praiano, accessible par des étapes alternant avec un chemin typique.

La villa est organisée sur 2 étages:

REZ-DE-CHAUSSÉE

• Grand jardin avec une splendide piscine vue mer, douche extérieure chaude et barbecue,

• Séjour, avec table à manger, canapé et deux fauteuils, avec accès direct au jardin,

• Cuisine entièrement équipée avec lave-vaisselle,

• 1 chambre double (dimensions des lits 160x190) et 1 chambre simple (dimensions des lits 190x90), où vous pouvez ajouter un autre lit simple (il n'est pas possible d'avoir un lit double, mais seulement 2 lits simples)

• 2 salles de bains avec douche

Villa Imperati est située sur le côté ouest de Praiano, dans un quartier très calme et paisible. Il est possible d'atteindre la Villa par une centaine de marches confortables, alternant avec un chemin typique. Un parking privé est disponible sur demande moyennant un supplément et est situé à environ 500 mètres de la propriété. Alternativement, vous pouvez vous garer gratuitement dans la rue (nous ne pouvons garantir la disponibilité).

Wonderful stay in Praiano

we loved our villa. Praiano is a gem. The management team was super helpful. The villa was spotless and the pool was refreshing. Only area is the airconditioning the master does not cool that room. I would add supplemental air or add some fans.

We had a wonderful time at Villa Imperati!

We loved the views, the beautiful architecture of the villa, the art work on the path ways, the people in the town of Praiano. Che Bonta, the cooking class down the street at Il Rifugio Dei Peccatori, the Kasai Restaurant, etc… The Villa was somewhat difficult to get to but worth the walk and climb. Transportation to get anywhere is not overly easy, there is a walk&#47climb (paths and stairways) about half a mile to down to town and up to the villaacross to a street to meet cars. Requires luggage porting and drivers to get to most destinations, shoppingrestaurants. But it is a good work out and kick start to bring healthy work out when your vacation is over! :)

Not a great stay

We booked this listing for 5 nights and left after one. Upon arrival, it took two hours to get the AC to turn on even when following the instructions and then it never cooled and the pool was stagnant with a film layer and bugs. We then found mold and bugs throughout the home. To access one of the bedrooms, you have to go through another bedroom and only one has an AC vent. The upstairs bedroom only has a tub that wouldn’t fill above 1/3 and one of the two showers was so small half of our group couldn’t use it. To make matters worse, the mattresses were so hard you couldn’t sleep. The main door locks from the inside with a key and will not open unless turned perfectly, so we would not have been able to escape in an emergency. Based on the pictures, we were led to believe this was a luxury listing and were extremely disappointed in the reality. There were too many issues that couldn’t not be fixed overnight (bad mattresses, mold, water pressure, etc) so we left and got a hotel.

The house and the property manager were excellent and helped us tremendously throughout our stay. It was nice to stay there and not in Positano, as Positano is extremely crowded. The little town in Praiano is very cute and has everything but the steps are treacherous to get back to the house or to get down to the main street.

Great stay in Praiano

Francesco was a great host. He was very responsive, and very helpful when it came to local recommendations and services. Check in was easy and the place was very clean with a great layout for a family. The kids loved the pool. Overall it was a great stay. One thing worth noting, it does take a little work to get to the closest store so bring your sneakers.we would definitely stay here again.

Wonderful Stay!

My family of five had a wonderful stay @ Villa Imperati. It was a perfect place for us to come back to and relax by the pool after venturing out all over the Amalfi coast. The views are breathtaking and there are so many great restaurants right near the villa - the location is great. Francesco was very attentive and helped us navigate our stay here and helped with arranging day trips and transportation which made our stay - stress free. 😊

Overall a great stay and good value for the price. As mentioned there is a lot of stairs but that is to be expected in this region. We had a hiccup with the pool but the manager was great and worked with us on that. He was very helpful and quick to respond with anything we needed. The house seemed to have all the essentials, the only thing I thought was missing is a espresso machine. We ate out all the time but that would have been nice for the mornings.

Nice quiet stay with view of Positano

The property manager was great at always answering all our questions. Glad we used the Porter service for the stairs as it can be quite difficult if not. Overall great nice place with shops and bars close by. Just be prepared to make the trek down stairs and back up which can be quite difficult for older folks or those not in decent shape. Great communication!

Paradise in Praiano

We loved every second of our stay at this property. We had two adults and 4 kids who were able to spread out and have our own space while also enjoying all the wonderful gathering spaces (like that beautiful pool!). The views of the coast were breathtaking. And whatever you need on or off the property, Francesco and his management company were extremely attentive. They helped us with restaurant recommendations, boat excursions, transportation to different activities, anything we could think of! They were so kind and helpful. This was a very special property and we hope someday to return to experience all the Amalfi Coast magic.

Wow..What a villa and facilities in an excellent location!

We have just returned from 10 days at this villa in Praiano! Wow, this was a fabulous villa with all of the necessary amenities and in such a fabulous location. From the views, to the facilities to the pool (to cool off) and the overall homely feel, it was one of the best villas we have stayed at! Also, excellent support from Norman and the SMAAC team whenever we needed anything, any ask was actioned quickly and made the stay very comfortable! Thank you! Nothing specifically from the villa or facilities. Just bear in mind the steps to walk to the village (around 190 vertical steps for most direct route). We used the longer route which was a hill walk but you still need to be mobile and fit!! The walking is worth it though! I would highly recommend the porter service for the bags and parking permit, helped tremendously. All can be booked through SMAAC

Absolutely breathtaking views of Capri and Positano from the top of the villa. Pool wonderful in the heat. Trip of a lifetime. Norman was fantastic in his communication and helped book loads of restaurants and a trip to Capri - expensive but definitely worth it. Thank you Norman! Porter strongly recommended for taking heavy luggage upto the property. Download the video or have internet so you know how to reach the villa - the streets are a bit of a maze. 5 stars. Beautiful home!

The pictures don’t do this property justice! It’s beautiful and spotless. The views are incredible and the pool is perfect. Norman was a wonderful help—did an amazing job food shopping for us and talked us in when we got a little turned around at check in. Just know there are about 220 steps down to the Main Street, bust stop etc. it’s pretty steep and significant—granted all of the coast is this way. Get the porter at check-in. It’s just worth it. The home is lovely and Praiano is a delightful escape from the craziness, although a quick bus ride to everywhere.
