Appartement meublé avec soin et élégance, très confortables et équipées de tout le confort.
Ce est un appartement ensoleillé surplombant le bassin de San Marco avec le superbe toile de fond de l'île de San Giorgio. Il est situé au début de la Via Garibaldi l'endroit idéal pour se emballer dans le «réel» la «vie» à Venise, entouré par les parfums et la vivacité des magasins.
Supermarchés et magasins discount à proximité, Winery, fruits et légumes et poissonnier à portée de main
Entièrement rénové, il dispose d'une terrasse un'introvabile de 20 m² pour manger en plein air et de soleil.
La terrasse est équipée avec table et chaises.
L'appartement vous permet également d'avoir un peu d'intimité car les deux chambres sont tout à fait distincte.
Air conditionné avec DAIKIN usine moderne et réglable dans chaque pièce de l'appartement.

A brilliant oasis of calm

We had a fantastic stay in this beautiful and clean apartment. All the facilities were excellent. Great rooms and we loved watching all the boats from the balcony. Plenty of local amenities. Patrizia was a lovely, welcoming and helpful host.

Wonderful location

We enjoyed our stay at the apartment. It was very comfortable, great location, and fabulous views. We would stay here again if we return and I would recommend it to others. The street is lined with good restaurants and stores. We could walk to San Marco, then at the end of the day get away from the crowds.

Amazing Amazing Amazing

After clear instructions on how to easily navigate the journey from the station to the apartment we were met at the door of this amazing location.We were shown through the apartment to be amazed by the size and excellent appointment. Modern, clean but still authentic.Our final amazement occurred when we were shown the balcony overlooking the lagoon. After a short walk to the local supermarket we were enjoying Prosecco and cheese trying to resist taking one more photo.

Wonderful for Bienalle

This is a wonderful place - so convenient for the Bienalle and then for everything else in Venice. The outdoor terrace gives marvelous views and is perfect for breakfast and people watching. Everything needed is easily found in the neighborhood. The host provides superb information.

Lovely, elegant apartment in a perfect location!

We absolutely loved this apt. We were able to explore Venice without the crowds, yet we could walk to Piazza San Marco in 10 minutes if we chose. The rooftop terrace with full view of the canal is sublime!

Fantastic apartment - Great location

Lots of room for a family traveling with two teenagers, we love the unit. The location was away from the crowed, great restaurants right outside the unit. The only downfall is that the unit was on the third floor with no elevators but when I got to the patio over looking at the awesome view of the water I thought the clime was worth it.

A Gem in the Heart of Venice.

My wife, daughter and I stayed at this beautiful location for a week. Sandro and family were so kind and helpful for every possible ask. The apartment is modern, clean and extremely spacious. The location is just outside the tourist area and easy to access and the rooftop patio was absolutely stunning. We loved every minute here and only regret was that we couldn’t stay longer. We will be back.

Beautiful apartment with lovely view.

The apartment is beautiful and well placed for cafes, bars and restaurants as well as stores to buy food. The road is lively at nighttime. The terrace was lovely to sit on and admire the beautiful views. It is a 10 minute walk from San Marco and a few minutes away from the water taxi. Patrizia was excellent in communicating and giving directions. She met us outside the apartment and ensured we were settled in. Would recommend.

Wonderful stay!

We absolutely loved our stay here. It's in a secured apartment building right along the lagoon on the Arsenale area of Venice. It's a short walk to the water bus and the square, but the liveliness of the street was amazing! We ate most of our meals right by the apartment (and all with amazing service). The apartment is the top two floors, with one bedroom on each floor. Kitchen was perfectly appointed as was the bathroom and bedrooms. Rooftop terrace is more stunning in person. Watching the sunset, sipping on some wine is the perfect way to unwind. I would highly recommend staying here - you won't be disappointed!

Fantastic Fine

The property is completely remodeled and a wonderful rooftop , great air conditioning in every room! Patrizia was in communication with us before, during and after communication. We enjoyed the location because we were away from the crowds, but a quick walk to the Basilica and palace. Patricia is also excellent and giving us advice on which taxis to take and restaurant recommendations! Just know there is a lot of stairs to the fourth floor so pack light as there’s no elevator.

Venice Views

The overall experience was wonderful. It was nice to be away from the tourist center yet still have the sites walking-accessible. The apartment was clean and comfortable with all the amenities needed. Best of all was the view from the roof deck. Only complaint was the first night a group was loudly celebrating at the trattoria below the front bedroom window until late night. The following night was much quieter however. Not something the management could control. We had a thoroughly enjoyable visit.

A super apartment in a fantastic location

I could simply echo the remarks of the previous reviewer (Helen B - no relation), but our stay was made more interesting by the fact that my wife slipped and broke her leg on the second day of our stay. We then got to experience how kind and helpful the neighbours and staff in the local bars could be. They all showed great consideration when we were slow and awkward and I must give special mention to the local pharmacy who lent us a wheelchair. With great views from the bedroom windows as well as the roof terrace, we did not feel trapped in the apartment. Sandro and his wife showed understanding when we had to leave some hours earlier than planned for our slow journey to the airport. The only tiny criticism I might have is that I would have preferred an electric kettle and bigger mugs ! - Loved Venice, loved the Redentore fireworks and loved the apartment.

Tutti i turisti che hanno soggiornato in questo appartamento amano la terrazza situata in posizione strategica sul bacino di San Marco, molto spaziosa dove trascorrere una piacevole serata con gli amici oppure prendere il sole durante il giorno. L'importante è che una volta tornati a casa siano soddisfatti e si portino appresso un bel ricordo di Venezia anche grazie all'appartamento in cui hanno soggiornato.

Very lovely and comfortable apartment!!

So glad we picked this apartment for our 4 night stay in Venice. The neighborhood is lovely and full of friendly folks. The area was especially convenient with many pubs and restaurants that could accommodate my gluten issues. The apartment itself has everything and is spacious. And it had the first non-hard bed I’ve ever slept on in Europe. For me, the hard beds wreck my back so I’m usually not sleeping well but not a problem here. Sandro met us at the apartment and through a translation app he showed us everything we needed and answered our questions. Only minor challenge was getting the directions to get to the apartment. I would think it would be easier to have a set of arrival instructions or directions ready to share with guests for ease instead of getting it in bits and pieces. This is really minor and would be my only suggestion. I also learned the easiest way to communicate is through Whats App. We loved Venice and the apartment and already trying to figure out when we can return. I’ll definitely book this place again!! The apartment and the terrace was worth the 3 flights of stairs. And yes, we used the terrace in March. The view was amazing. You will not regret staying here!!!!

Best stay in Venice

Unanimously voted our favorite place on our Europe trip. The property is amazing. It’s very close to a big vaporetti stop and about an easy 10 minute walk from St. mark’s square. But just far enough away to be separate from the tourists. The streets is very vibrant with a small store and multiple restaurants. The apt is on the top floor of the building but an easy walk up. The building itself is a very interesting older one but inside the property is nicely done with terrazzo tile and similar surfaces. All very modern and nice and clean. Common room has a few sofas and a real tv( not not just like Apple TV hook up) - had a few afternoon siestas hanging out. Kitchen is nicely appointed with everything you’ll need (including a marvelous nespresso machine). There are 2 bedrooms - one on main level and one up a circular strait. There are 3 (yes 3!) ac European units - which is fantastic. We know getting ac isn’t always used in Europe but I wanted ac here. Every other place we stayed had one unit which made 1 room too cold and the rest too hot. This was perfect. Main bedroom was large and had a ver6 comfortable bed and a fabulous view. Upstairs bedroom was also nice size with a view to the interior. And then the bonus (we understand somewhat Newly redone) the upper deck. We sat outside on the deck every evening and most mornings. The view is to die for. Such a great feature. Host were fabulous as well. Sandro‘s son met us early to drop off bag and we were able to check in early.

Merveilleux !

Sandro est un hôte de qualité, très réactif, répondant à nos nombreuses questions avant même notre arrivée. Il nous a accueilli très chaleureusement et nous a fait faire le tour de l'appartement. Ce duplex est d'une propreté irréprochable et d'un confort inégalable. Tout y est pour y passer un agréable séjour que ce soit au niveau des équipements, de la qualité de la literie et de l'emplacement de l'appartement. La cerise sur le gâteau est bien évidemment cette magnifique terrasse avec la vue sur la lagune. Nous garderons un excellent souvenir de cet appartement et de Sandro. Mille mercis Sandro !
