Venice is amazing! A must travel to at least once in your lifetime. But the crowds can be draining and overwhelming so it is so lovely to have a peaceful flat to come back to everyday. The flat is located in a beautiful garden area and is super easy to travel to and from using the vaporetto. No complaints!
The flat is exactly as pictured. Very clean and charming. I found the bed very comfortable. I really wanted to stay farther away from dense tourist areas, and this quiet neighborhood off a beautiful and aromatic public garden was idyllic. And yet, not too far of a walk to restaurants and San Marco. Very close to multiple water bus stops and just a 2 minute walk to the Biennale Pavilions grounds. The hosts are kind and considerate and communicate well. I hope to come and stay here again!
The location, a short ride or walk away from the bustle of the main tourist area, was perfect. I appreciated the neighborhood and the proximity to Giardini. The apartment is small but well appointed and has everything you need for your stay (I did 7 days comfortably). The owner's daughter was lovely and very helpful while she was there. Otherwise, direct and effective communication. Thanks!
Perfect flat, away from the crowds, with everything you need
We loved our stay in Gian's property. As soon as we entered we realised just how many little things there are all around that make the stay comfortable - things like basic kitchen condiments, umbrellas, coffee, utensils, toiletries, cleaning products, all of these add up to make a week long stay very comfortable. The flat was warm when needed and cool when needed.
Venice can obviously get expensive but if you plan things right you can spend your budget on the things you value. The only thing we missed was having WiFi - there was no city wifi that reached the flat so we had to rely on slower cellular speeds from our phones, but this wasn't a huge issue.
We would highly recommend the flat to anyone looking to stay more than a weekend in Venice and prefers the less touristy spots. Thanks Gian for a wonderful stay.

Great communication with the owner. Location is fantastic close to a large choice of stores and restaurants. Definitely a very nice, clean and quiet place near the Biennale. Look forward to come back !
I loved staying in the apartment which had everything I needed for a comfortable base. A great welcome from Gianni who gave good directions. Very comfy bed, loads of hot water and the apartment had a light and airy feel. Good air con which I didnât always need. Just two minutes max to the Biennaleâs Giardini entrance and close to local shops and all the buzz of the Via Garibaldi.
Lovely, clean studio flat in an excellent location
We had a lovely week in Venice staying in this flat. It had everything we needed including air-conditioning, fridge, cooker, TV, dvds, two very comfy fold-out single beds, washing machine and a good shower. It was only 2 minutes walk from Giardini vaporetto stop and about 15 minutes walk to St Mark's Square. We were late arriving but contact with Gian was easy and we were met at the flat. It was a peaceful street and flat to stay in but there were plenty places to eat about 5 minutes away and a coop in the Via Garibsldi close by. We would thoroughly recommend this property and hope to come back again!
We loved our stay in this lovely little property. It was exactly what we were looking for, small, cosy and bright with everything we needed for a comfortable stay. We weren't quite sure what to expect in terms of the location, but it was better than expected. The square was simple and quiet and the view of the clock tower from our windows an unexpected bonus.We were so pleased to be in the Castello area, much quieter and greener than central Venice and all the tourist hot spots still only a short walk away. Enjoyed relaxing at the nearby park, looking out over the lagoon and watching all the activity on the water, not to mention the view towards the city - amazing! Self catering was easy with a Coop only a short distance away. Our favourite cafe was just beside the entrance to the Arsenale -
so friendly and good value for money (two capuccinos and chocolate croissants 9 euros - not bad for waiter service in Venice). We would definitely recommend the ACTV boat ferry to the other islands -
Burano in particular is a must see - a 24 hour unlimited use ticket cost us 20 euros each and was worth every cent!
Transportation from the airport was easy - the Alilaguna boat to the Arsenale stop and then a five minute walk. It was good to meet Gian and Vittoria who immediately made us feel very welcome. Would definitely recommend this property to anyone wanting a simple holiday which offers amazing value for money.
