This beautiful country estate is located in the province of Arezzo in the heart of the "Bandella" nature reserve at an altitude of 250 metres and offers a fantastic panoramic view of the valley and the Apenin hills.

It consists of the main building and the cosy cottage with two independent flats, surrounded by a large park-like Mediterranean garden.

You rent the entire property, there are no other guests and no other people live on the property.

Guests enjoy the typical Tuscan ambience with antique terracotta floors and rustic wooden beamed ceilings. All rooms are equipped with air conditioning and the windows in the main building have fly screens.

The country house is ideal for large parties or weddings for 20 (inside) or 100 people (outside).

There is a playground with various play equipment for children.

Pets are welcome, but please inform us when booking. There is a fee of 100 per pet per week, which you pay on arrival.

Inside:

The holiday home consists of two buildings, namely the two-storey villa for a maximum of 11 people with 190 m² of living space and the picturesque cottage for a further 4 people.

On the ground floor of the villa there is a spacious, elegant living room. From here you can enjoy the view of the terrace from the cosy seating, relax by the antique open fireplace or watch a TV programme on the flat-screen digital TV. Adjacent is the spacious dining area with a large table seating up to 10 people.

There is further dining space in the adjoining open-plan kitchen, which seats up to 6 people. The kitchen is comfortably equipped with elegant granite worktops and built-in cupboards and shelves. It is equipped with a gas hob plus oven, dishwasher and fridge. The rustic wooden table in the centre of the room offers plenty of work space. Very suitable for cookery courses!

From the kitchen and dining room you have access to the large covered terrace, where you can enjoy meals at the large wooden table outside with a view of the green park.

On the ground floor there is also a double bedroom and a small studio with a stylish desk and bookshelf (this room can be converted into a bedroom on request). There is also a bathroom with shower.

A beautiful antique stone staircase leads to the upper floor. Here, too, there is a spacious living room with a large sofa by the fireplace and flat-screen TV. On this floor there is also a triple bedroom with a double bed and a single bed and a pretty bedroom with a double bed, as well as two bathrooms, one with a shower and another large bathroom with a shower and a hydromassage bath.


The smaller outbuilding is divided into 2 flats.

The flat on the ground floor can accommodate a maximum of 4 people and consists of a double bedroom, a bathroom with shower, a cosy eat-in kitchen with a simple kitchenette and a sofa bed for 2 people.
This flat has a terrace with table and chairs.

The second flat on the upper floor is accessed via an external staircase.
Here there is a dining / cooking area, a double bedroom and a bathroom with shower, it can accommodate 2 people.

Outdoor area:
The large swimming pool (7 x 14 m; water depth 1.4 to 2.4 m) with its sun loungers, deckchairs and shady parasols is slightly elevated above the buildings in the fenced, park-like garden with its extensive lawns, elegant cypresses and evergreen olive trees, inviting guests to relax and enjoy their privacy.
A large brick barbecue near the terrace is available to guests for preparing meals.

The slide and swings, the playhouse and a diving board by the pool provide entertainment for the little ones.

The access road is tarmac and suitable for all types of vehicles.

There are 5 private parking spaces on the property.

You book the holiday home, the garden and the pool completely on your own. There are no other people living on the fenced property.

The property is located in the province of Arezzo in Valdarno in the heart of the "Bandella" nature reserve.
It is a wonderful place to relax, but also strategically located with good transport links for day trips to the art and cultural cities of central Italy such as Arezzo, Gaiole in Chianti, Siena, Monte San Savino, Florence, Lucca, Pisa and others.

The wonderful surrounding countryside is also ideal for all kinds of activities such as cycling tours or hikes in the nature reserve.

The nearest larger town is Levane, just 4 km away. It is a large town with various shops, restaurants and facilities of all kinds such as banks, pharmacy, doctor's surgery, post office and petrol stations.

In the surrounding area there are various sporting activities such as horse riding, golf, tennis, etc.

The pool is open from mid-May to the end of September (earlier or later on request).
