For our peak summer season—continuing through fall 2026—we’ve introduced a new, guest-focused experience:
Intentionally spaced bookings, allowing a full 24-hour reset between stays.
This means: • Extra time for a deep, meticulous clean • A fully refreshed, carefully reset home • Less turnover pressure = a calmer, more thoughtful experience • Luxury noon checkout & 1:00 PM check-in to allow guests a leisurely arrival and departure whenever possible
We believe exceptional stays require intention—not back-to-back bookings. This approach allows us to deliver the level of care, cleanliness, and preparation our guests expect and appreciate.
Availability is more limited during these months, and dates fill quickly. This is our personal home, thoughtfully maintained & professionally managed. We love sharing it & hope you will too.
Our rules are simple, common-sense guidelines meant to keep our home safe, comfortable, & enjoyable for everyone. Each rule exists because, at some point, a guest did something they probably shouldn’t have—so thank you in advance for helping us avoid having to add any additional ones.
All rules are disclosed prior to booking & are strictly enforced.
Failure to follow house rules may result in additional fees, removal from our property, or cancellation of the reservation without refund, as permitted by Airbnb.

Noise, Events & Respect for Neighbors 🎉 •No parties or events •Quiet hours: 10:00 PM – 7:00 AM (Conway ordinance) •No loud music, disturbances, or disruptive behavior at any time (including from pets)

Pets 🐾 •Up to 2 pre-approved dogs (pet fee applies) •Dogs must be housebroken, well-groomed, and well-behaved •Per Conway ordinance: leashes required outdoors •Dogs prone to barking or damage must be crated when unattended •Service animals may not be left unattended •No dogs on beds, bedding, showers, or tubs •All pet waste must be picked up promptly
More than 2 dogs = cancellation without refund; unapproved pets = $400 cleaning fee/animal

Smoking 🚭 •No smoking, vaping, or drugs inside the home or near doors, decks, or porches •Due to fire risk, smoking must occur well away from our home •Cigarette butts must be disposed of in a fire-safe container

Using Our Home 🏡 •No candles, wax, glitter, confetti, or similar materials •No mail or package deliveries •Locked owner closets, equipment, & crawlspaces are off-limits •Use beach blankets only outdoors; white towels indoor use only •No hair dyeing inside our home; use your own linens if recently dyed hair or spray tan •Keep doors & windows closed when HVAC is running •Do not eat or drink in our beds •Remove your shoes & shut the doors tightly •Close/lock windows & doors when raining or leaving •Induction stove: use provided cookware only; don’t slide, drop, or cut on glass top •Lawn & beach are pollinator-friendly—intentionally natural & vegetation changes with seasons

Fire, Water & Safety 🔥 •Fires only in the designated beach fire pit •No accelerants; fires must be attended at all times & fully extinguished when not •No kindling fires during burn bans (permits required by NH law) •No fireworks (illegal in Conway); sparklers & firecrackers allowed on the beach only •No glass on the beach •Trash must be secured in bins behind the shed doors; do not leave food outdoors •Do not use walkways, decks, stairs, or outdoor areas that are not fully cleared of snow and ice. •Wi-Fi & cameras: Do not disable, cover, move, unplug •No unattended children, including in Game Room or hot tub •Turn off hose/spigot & propane after use; scrape grill

Winter Snow Removal ❄️ Snow removal occurs once per storm or after ~6” of snowfall. Vehicles must be moved when plow service arrives to allow full clearing. We will do our best to notify guests, but timing is not guaranteed. Guests may need to clear additional snow; shovels, sand, and salt are provided.

Hot Tub 🛀 Follow all posted hot tub rules, including: •Close and latch cover when not in use •Keep water level above filter intake & sanitizer inside •No food, drinks, glass, metal, shoes, or jewelry •Rinse off sand before entry •Do not sit, stand, or lean on the cover •Do not turn off power •Swimsuit required

Check-in & Checkout ✅ •Check-in: after 1:00 PM •Checkout: by 10:00 AM
Unauthorized early check-in or late checkout without written approval will be each charged as one additional night’s stay.
We send simple checkout instructions the night before departure. We appreciate guests reviewing & completing them before leaving so our home is ready for the next stay.

Fees, Damages & Liability ✏️ •Excessive cleaning beyond standard turnover will result in a $450 additional cleaning fee •Any trash, pet waste, cigarette butts, or debris left on the property will be subject to an additional cleaning fee of $150 per item requiring removal. Fees are assessed based on documented cleanup required •Guests are financially responsible for all damage, loss, or misuse occurring during their stay; items will be charged at retail replacement value •Repairs, servicing, or cleaning required due to misuse, abuse, or rule violations—including hot tub draining/refilling—will incur a $450 service fee per occurrence, plus supplies, materials, & labor •Guests must report any existing damage, cleanliness concerns, or amenity malfunctions within two (2) hours of check-in via Airbnb messaging. Issues not reported within this timeframe will be presumed to have occurred during the guest’s stay and may be charged accordingly •No refunds will be issued for amenity loss due to weather, power outages, seasonal conditions, or events beyond our control •Guests assume all risk when using the home, grounds, pond, hot tub, kayaks, canoe, SUPs, or life jackets; no lifeguard is on duty
