Our family had an amazing vacation at this wonderful home in Oak Bluffs. The house was clean, comfortable, and had everything we needed. We especially loved the casual living area, well-equipped kitchen, and relaxing outdoor area.The location was perfect!Steps to the beach, close to downtown, and the ferry, but still quiet and peaceful. We made great memories here and would definitely love to come back. Highly recommend for families!
Simple little cottage right on the water. Has everything you need for a relaxing stay. Great sunsets. Board games. Grill. Nice neighbors. Close to the bus stop. Frannie is super responsive. Would definitely stay again!
This was our first time on the island and Frannyâs house was perfect. The location was wonderful- right in between Vineyard Haven and Oak Bluffs. The buses were free this summer so that is how we got around the island. The house was just as described and pictured in the listing and Franny was a wonderful host. The thing we enjoyed most was the water right outside your back door. We visited the other beaches on the island but there is nothing better than stepping off the back deck and the water being right there. We would definitely book Frannyâs house again.
The cottage was everything we needed. The beds were very comfy. The kitchen had everything we needed. Franny was easy to contact and very responsive, friendly and polite.Just a note of caution regarding getting on Martha's Vineyard; as first timers we did not know that the ferry needed to be reserved in advance.. Fortunately, I stumbled upon that information and got a ferry that lined up with check in time. Great stay!
This year was our 7th stay at this wonderful little cottage. Our week there is one of the things that we look forward to every year! Once again, we had a great time! With how busy life can be, this is truly the perfect âescapeâ for us! Itâs in a perfect location, right between Vineyard Haven & Oak Bluffs. You can be at countless restaurants and activities in minutes. We love exploring new parts of the island, and the location is in a great spot to make your home base. Thereâs nothing like grilling out on the deck, and playing cards while watching the ferries go by. Your own section of the beach is just a step away. It has some of the nicest sunsets on the island. And I canât say enough great things about Franny! She is always so nice and helpful and very quick to respond should anything ever be needed. It was advertised correctly. No pottery barn accents here. This is a charming cottage right on the bay with fantastic view. It has all you need for comfortable stay. It has that 50's / 60's charm. FFranny was very help
Another Sweet stay at my dream cottage on beach rd
It was other sweet stay at my dream cottage on Beach Rd. I dreamt of staying in this house as a young girl visiting this island with my Mom and family. We'd, hop off the ferry and drive down beach road past the house annually and I would proclaim "that is my favorite little house!" Post Covid I intentionally prayed the house would be available at a price I could afford. I checked for available listings, and it was. Franny is a wonderful host. The property manager is reliable and "johnny on the spot" fast. The location is perfect for access to the happenings in OB and Vineyard Haven, super close to the Net Result (you can walk) and the perfect proximity to trips up island for the Farmer's Market and spelunking. We love not having to pack up to go to the beach and having the freedom to let the kiddos explore the beach inlets and areas near the house. The house is also walking distance to ArtPlace where Gina's Ahmazing cooking requires the reasonable walk home to wear down some tummy fullness. There are too many wonderful things to say about this home; but I will refrain some as I don't want to find the house booked when I want to go (LOL). I cannot visit the island without secretly pining to be in the house on Beach Rd; it has fast become one of the reasons MV is my happy place. Thanks again Franny!
Frannyâs house quickly became a magical and special spot for our family. Itâs in an excellent location and the beach access when you open the back door is everything we wanted. The kids couple play in the sand and swim in the water. We brought out SUP and had a great time paddle boarding around. We canât wait until next year!
Booked with Franny nearly a year in advance. I was given a good overview of the property and what to expect. Itâs a very cute cottage on the edge of Oak Bluffs near the bridge to Vineyard Haven. Super convenient to get to those places. The house is steps from the water on the Sound, that location, view and access to the beach is priceless.
The home is small and cozy, very rustic and humble but met are needs and aligned to the expectations. The bedroom with the twin beds faces a busy road so at night light sleepers might get disturbed. The in room AC does a decent job of drowning the road noise.
The other bedrooms face the beach and you can hear ocean waves at night, super serene.
Not super modern but clean and functional.
As the owner said "if you are looking for Pottery barn feel, do not rent our house" It is truly a rustic beach cottage, but you can't beat the location!
Exactly as advertised. Just a quick drive to Main Street Vineyard Haven or downtown Oak Bluffs. The back deck is private and beach is breathtaking. Looking forward to coming back.
A few bumps at the beginning were solved by persistent communication between Franny and the electrician! This is an old time cottage with lots of updates upstairs, in the nicest location, though a very busy street. Nothing beats waterfront views, a private little beach, and ferries passing by. We took so many pictures as the sky and clouds changed by the hour. Nice kitchen appliances, and plenty of practical items like pots, pans, bowls, etc. Short drive (or easy walk) to town. We had a great time!
This year was our 6th time staying here. Our family keeps coming back and our week here is truly one of the things we look forward to each and every year! Itâs in the perfect location, right between Vineyard Haven & Oak Bluffs so youâre minutes away from either. Plenty of restaurants, shops, beaches, and areas to explore. We love being able to sit out on the deck, grill and play cards and watch the ferries go in and out. Canât beat the sunsets over the water on the beach right out your backdoor. Franny is also incredibly helpful and nice, and is always quick to respond should anything ever be needed. I highly recommend this great cottage. My friend and I spent a week. The weather was not the best but we still enjoyed watching the ferries, sailboats and yachts go by. The location was great and the deck was wonderful. The inside is as described and could use some TLC but it had everything we needed. Franny was a good host and communicated as needed.
Amazing sunsets ! perfect setup for my daughter and disabled father can sit on the back porch and enjoy time with the family while we play on the beach and enjoy the sunshine . The host is wonderful and quick to respond . Old vineyard charm
The cottage reminded us of our family's 1930's vintage lake cottage. It brought back special memories for us. It was perfectly located for all that we wanted to see and do on Martha's Vineyard. For us, being away from the congestion of summer tourists in Edgartown was a definite plus. It is a five-minute drive from downtown Vineyard Haven where we found cute shops and great restaurants. The views of the harbor were wonderful. Literally, the cottage was feet from the bay.

Photo, top left is my father who owns the house. My NY-based maternal grandfather used to summer in the cottage and do his plaster-to-bronze sculptures on the porch. In 1975, my family added a second floor with three bedrooms. Our family has squeezed many of us in for laughter-filled weekends of games and swimming, sunsets, meals on the porch. Right now we rent it most of the summer. We live in various parts of the Boston area and Amherst, MA. Photo is from Dad's house.
Lifelong memories. My family first rented this cottage in the1940's and then bought it back in the 1950's. I love that everything is right there, from views to fun water play right outside, to public buses, to hospital, to villages and film society and theatre. People flock to Eastville Beach and we are right there!
