Zen Villa is a fantastic venue! We hosted our family trip here, and it was an absolute hit! There is so much space and plenty of rooms for everyone to enjoy. We were able to park our two minivans in the driveway and garage. The villa is located in a prime location that makes getting food super easy (5–15 minutes away) and is close to Universal Studios and Warner Bros. for entertainment. We really appreciate the hosts- Tien and Nick, for their quick, clear communication. We are so glad we found this gem and left with wonderful memories and a truly zen experience!

Our family had a wonderful stay at Tien's home. The home is beautifully unique and the location/view is wonderful. Plenty of space for our group to gather/dine together, as well as private rooms. Would definitely book again.

10/10 experience. This home was perfect for my family—clean and spacious enough for our family dinner, with plenty of room for everyone to gather. We loved having multiple cozy areas where smaller groups could play games, watch movies, and just enjoy being together. It was exactly the space we needed.

Graduation Family Vacation

My family members (17) stayed in the villa to attend my daughters graduation. The villa is very spacious and the rooms were very comfortable. The villa is nicely decorated and there was plenty of room to move around, including the bar and games room on the lower level.

Unforgettable stay with breathtaking views! This home was the perfect setting for my bachelorette party. We had 12 women staying in the house, and the layout was so spacious that everyone had their own bed and plenty of room to breathe. The home is even more impressive in person than in the photos—it felt like the house just kept going, and we had so much fun giving video tours to our friends and family. The zen theme is beautifully executed and carries into every room with subtle, unique touches that make each space stand out. As a group of women getting ready for events, we especially appreciated the abundance of bathrooms. We spent most of our time communing in the kitchen and the gigantic dining area; it was the perfect environment for everyone to connect and play games, especially for those meeting each other for the first time. The views are unimaginable, and the neighborhood is incredibly peaceful and quiet. We also had no issues getting Uber XLs to the property, which made logistics very easy. I was honestly taking notes for my future dream home—since I am getting married soon :)The host was fantastic—extremely responsive, welcoming, and attentive to our needs. It was such a special place to celebrate this milestone, and I would definitely come back. Highly recommended for any large group looking for a unique and serene LA experience.

The positives: great layout and spaciousness; beautiful views; great bedrooms; nice location. The negatives: the place was not ready for our visit--the kitchen was not clean and the utensils were inadequate; all the trash cans were full; the bathrooms were not clean and several of the sinks were stopped up; there was not enough toilet paper; there was no heat downstairs; the light did not work in the booth; the accompanying bar was unclean; the TV in the game room did not work; and (worst of all) the pool was full of putrid green algae; the spa also had algae. We would have insisted the manager fix the major problems, but many of the issues could not be addressed because our visit was 4 days over Christmas, and the pool was so bad it would take several days to resolve. They did replace the light switch for the booth promptly, for which we were grateful.Although overall we had a terrific time, it was because we are a very congenial and adaptable family. However, it was quite disappointing not to be able to use the downstairs much and pool at all. It was annoying to have to go to the store for toilet paper and kitchen utensils. With the proper maintenance this place could easily be 5 stars, and I hope after this review they will make an effort to improve the maintenance of the property. As it is, it is vastly overpriced.

Thank you for your detailed feedback. We truly appreciate you taking the time to share your experience. First and foremost, we sincerely apologize that the home was not properly prepared for your stay. What you described—cleanliness issues, maintenance concerns, and especially the condition of the pool and spa—is not the standard we aim to provide, and we understand how frustrating and disappointing this must have been, particularly during a holiday visit. We’re very glad to hear that you enjoyed the layout, views, and location, and that our team was able to promptly address the light issue. However, we completely acknowledge that this does not make up for the other shortcomings you encountered. Please know that your feedback has been taken seriously. We have addressed these concerns with our cleaning and maintenance teams to ensure more thorough inspections and better preparation moving forward. The pool and spa condition you described is especially unacceptable, and steps have been taken to prevent this from happening again. We appreciate your understanding and adaptability, especially over the holiday period, and we’re grateful that you still managed to enjoy your time together. Your comments are invaluable in helping us improve, and we are committed to making the necessary changes so future stays reflect the quality we strive for. Thank you again for your honest review.
