By choosing to book your stay with us, you are agreeing to our established terms and conditions. These terms outline the mutual expectations for both guests and hosts and ensure a positive experience for everyone involved. KINDLY NOTE:
- For your peace of mind, surveillance cameras are located around the EXTERIOR of the house (front door camera and front of garage). NO inside cameras.
- Noise monitors are located inside and outside the house do not record voice or conversation, only monitor decibels.
âââNO SMOKING OR VAPING ON PREMISES: Smoking and vaping are strictly prohibited within the house premises. We kindly request that all guests refrain from smoking or vaping indoors. If you do wish to smoke, we ask that you use the designated smoking area located near the sidewalk. This policy includes e-cigarettes as well. For those who choose to smoke, we kindly ask that cigarette butts are properly disposed of. Keeping our surroundings clean and welcoming for everyone is a shared responsibility. We appreciate your understanding and cooperation in adhering to our smoke-free policy.
âââMUSIC & NOISE: Parties/Events are not allowed. No rowdy or loud music at any time.
âââQUIET HOURS: You are vacationing in a residential area and quiet hours are from 10:00pm to 7:00am. Noise levels are strictly enforced after 10pm. Per city ordinance, maximum permissible noise levels are 65 decibels between 7am and 10pm. Maximum permissible noise levels between 10pm and 7am are 50 decibels. Guests are responsible for any fines if police are called.
ââ-PETS: Pets are not allowed at this time. Thank you for understanding.
ââ-MAXIMUM OCCUPANCY: The maximum number of guests is 12. Any other person in the property is the sole responsibility of guest. Guest agrees that any additional persons without approval shall be considered as default and will be asked to vacate the premises with no refund.
ââ-CHECK IN AND CHECK OUT: Check in is after 4pm. Check out is 10:00am. Guests with a non approved late check out will be charged $50 per 30 minute increment after 10:00am, plus additional charge if it results in canceling of incoming cleaners/guests.
ââ-USE OF PROPERTY: Keep the property, appliances, and all furnishings in good order. Guests may not make any changes to the property and must put furnishings back to its original placement if moved.
ââ-MINIMUM AGE REQUIREMENTS: We take reservations only from adult guests age 25 and older. The Guest who reserves the property must be on site the full duration of your stay.
ââ-PARKING: Parking is limited to 4 vehicles. Vehicles are to be parked in the driveway. Parking on the road is not permitted. Illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
ââ-POOl/SPA: No glass product whatsoever in or around the pool or spa. Our pool and spa are serviced weekly. We make every attempt to keep the pool/spa as clean as possible, but it is not unusual to find unexpected debris or some mineral stains in the pool because it's located outdoor. GUEST ACKNOWLEDGES THAT POOLS ARE INHERENTLY DANGEROUS, AND GUEST HEREBY ACCEPTS ALL RISK OF PERSONAL INJURY OR DEATH FROM THE USE OF THE POOL OR SPA AND SHALL HOLD PROPERTY OWNERS HARMLESS FROM ANY SUCH INJURY OR DEATH.
ââ-AIR CONDITIONING: Keep all sliders, doors, and windows closed when the air conditioning system is on. Feel free to adjust the thermostat from 68-78 degrees. Do not adjust below 68 degrees as AC coil will freeze up.
ââ-HOUSEKEEPING: There is no daily housekeeping service.
ââGARBAGE: Garbage is collected Tuesday and Friday, but Guest needs to be set out Monday & Thursday night if their reservations aligns with those dates (except for holidays). The blue Garbage Bin is for yard wast only. Sadly, there are no recycling bins.
ââ-WILDLIFE/PEST: Pest controls are scheduled quarterly, however we sometimes expect some unwanted visitors from nature.
ââ-CANDLES: Use of candles are prohibited due to fire safety hazards.
ââ-GAS GRILL: Grill and tank are provided, please refill propane at local Publix or CVS as needed. Please empty grease drip tray, turn off the gas valve securely after each and please be so kind to clean :)

ââ-RIGHT OF ENTRY: Upon 24 hours notice, owner or owner's representative(s), have the right to enter the home for the purpose of showing the property to prospective tenants or purchasers, to make repairs, or to inspect the property. Owner, property manager, and/or its Representatives have immediate right of entry in cases of emergency, or to protect or preserve the premises.
We take great pride in maintaining our property to ensure that our guests have a comfortable and enjoyable stay. To that end, we have scheduled maintenance tasks that we would like to inform you about.
* Our pool is cleaned once a week, on Mondays (subject to change)
* Our landscaper comes once a week on Wednesdays (subject to change)
* We also have a scheduled quarterly lawn-care pest control service, although we cannot guarantee the specific days this will occur as it depends on the vendor's schedule
Our maintenance schedule may change due to weather or other unforeseen circumstances. If any changes do occur, we will do our best to inform you in advance.
ââ-MAINTENANCE: Owner shall be responsible for maintaining the home unless damage is caused by the Guest's misuse or neglect. Guest agrees that no rent reduction or abatement will be given unless the property is deemed to be completely uninhabitable. Owner will order repairs in a timely manner once notice is given by Guest, but owner has no control over the scheduling availability of vendors. Owner shall not be liable for any losses or damages, including incidental or consequential damages, including those caused by owner's failure to perform repairs and maintain the home. All personal property of the Guests kept on the premises is at risk of the Guest. Nonscheduled pool cleans will be the responsibility of the guests).
ââ-LIABILITY/RISK: The Owners are not responsible for any accidents, injuries or illness that occurs while on the premises. The Owners are not responsible for any accidents, injuries, or illness that occurs off the premises while using equipment provided as part of the rental, such as beach chairs, bikes, beach umbrellas, and beach wagon. The Owners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising, including death, from their use of the premises and equipment taken off the premises. This applies to others whom the guest invites to use the premises or equipment.
