Hi Nick—thank you for sharing your candid feedback. I’m genuinely sorry that your stay didn’t meet expectations. Arriving to still-cleaning staff and being asked to watch a child was far from ideal—and not how I aim to welcome guests. Here’s how I’ve addressed each concern: I’ve arranged for a follow-up interior and exterior pest control spray, and we continue to monitor the property closely. Being in the Hill Country, occasional bugs are expected despite our best preventive efforts. For the grill, we provide a propane tank—guests are responsible for replacing it when needed, and we reimburse the cost. I’ve clarified this in both the listing and in our check-in instructions to prevent misunderstandings about this policy. The odor issue stems from sulfur naturally occurring in our well water—not the septic system. To manage it, we use UV treatment, water-softening filters, and recently upgraded our water heater (less than a year ago). I’m committed to providing the best possible water quality under our well conditions. I regret the confusion around the missing lamp and coffee container. That was a misunderstanding, which I privately addressed—I apologize again for how it unfolded. Thank you for bringing these issues to light. Your feedback helps us improve.
