Tuscan villa with stunning views!

Your journey to 'Il Felceto' takes you through some of the most beautiful landscapes in Tuscany before you arrive to an elegant iron gate. Behind this gate is a long driveway flanked by cypress trees on both sides and in the distance sits this enchanting stone house surrounded by gardens and stone foot paths. It's a home that has everything: privacy and tranquility among 5 acres of spacious lawns that stretch out to panoramic views of the Val d'Chiana and Val d'Orcia, enchanting outdoor areas for dining and relaxing, a well-equipped kitchen that includes a countertop working fireplace that is a must for every Italian home for toasting bread, roasting chestnuts, grilling steaks. The outdoor spaces are picture perfect with privacy and views, a swimming pool set among sprawling lawns and bordered by an olive grove.

And while you have the privacy and solitude without another house in site, it is hard to believe that you are just under 2 miles from a very quaint village of 750 inhabitants where you can enjoy a typical Tuscan meal in a local trattoria sitting among the 'natives', or shop alongside mothers and grandmothers for your local produce and meats. You are in the heart of the Val d'Chiana, home of the beef breed Chianina, famous for the bistecca alla Fiorentina that is on almost every Tuscan menu.

There are many opportunity for day trips - Cetona, named one of the most beautiful villages of Italy, is reached within 10 minutes. Montepluciano, San Casciano dei Bagni, Torrita di Siena and Trequenda are all waiting for you to explore. Further out but still within an hour's drive is Siena to the northwest and Umbria to the east, and so many lovely towns in between. Any drive will include picturesque views of lines of cypress and clusters of pine trees, cottages dotting panoramic fields.

The owners of 'Il Felceto' have transformed this farm with a 1000 year old watch tower into a fabulous country home that has all the charm of the old world yet the convenience of modern comforts.

ACCOMMODATIONS

Enter the gated property and down the long driveway to a large parking area. A path leads to the front of the house with two entrances with staircases. If you prefer not to take the staircase, choose the path that leads around the side of the house, over the covered loggia and into the kitchen.

GROUND FLOOR
A lovely country kitchen is a cook's dream, fully equipped and also including a counter height cooking fireplace as well as gas burner stove top and oven. Ahead is the elegant dining room, with original works of (contemporary) art. You also have a large bedroom with en suite bath with shower, laundry room with washing machine, guest bathroom and the large living room with three sofas centered around a large fireplace with large picture windows offering stunning landscape views of the gardens and valley all the way to Lago Trasimeno.

FIRST FLOOR
From the living room, take the stair case to the first floor. Here is a large, wide hallway with large picture windows look out to the private gardens. There are four bedrooms, the master bedroom with en suite bathroom with tub and three bedrooms sharing 2 bathrooms with showers and tubs.

GARDENS
Il Felceto is totally private. You arrive at the gate, and enter onto a long driveway. The parking area is just 20 meters from the front of the house, surrounded by trees and shrubbery so as not to ruin the view from the front of the house. Take the path either to the front of the house or continue on the path to the backyard and large outdoor living space. The large loggia has seating, and off of the loggia is a large dining table that can accommodate 10 people comfortably. Large expanses of lawns lead to the swimming pool 80 meters from the house and surrounded by olive groves and rose bushes. From the house and pool, the lawns continue out on to incredible vistas of the Val di Chiana on the east, Mount Cetona on the west and Lago Trasimeno to the north. The rest of the property is bordered by trees and woods on both sides. The gardens have a built in barbeque and a bocci court with lights for those playing late into the night.
