Our mountain retreat is conveniently located close to Dollywood Theme Park and Pigeon Forge attractions while providing a peaceful haven to get away from it all. Take in the relaxing nature sounds from one of our two private decks, enjoy an afternoon nap in our patio hammock, or unwind in our spacious hot tub overlooking the hillside views of the Great Smoky Mountains. • 9 miles to Soaky Mountain Waterpark
• 10 miles to Dollywood Theme Park

• 17 miles to downtown Gatlinburg
• 19 miles to Great Smoky Mountain National Park

THE SPACE:
Smoky Hillside Haven is a cozy 3 bedroom/2.5 bath cabin with a gameroom/bunk room perfect for a family vacation or much needed getaway. The cabin has gorgeous designer touches throughout and everything you need to make your stay in the Smoky Mountains an unforgettable experience!

Whether you are looking for scenic views or a peaceful retreat to disconnect from busy everyday life, Smoky Hillside Haven is the perfect space to just kick back and relax!

GENERAL:
- For your safety, the cabin has a fire alarm and carbon monoxide alarm which are actively monitored by ADT.
- The cabin features an eco-friendly A/C thermostat and ADT doorbell security.
- High speed Wi-Fi is available to ensure you can stay connected during your stay in the mountains.
- Guests will be provided with starting amounts of toilet paper, bar soap, a roll of paper towel, a garbage bag, dish soap and a dishwasher pod. Guests will be responsible for providing their own after the initial amounts are used up. We advise guests to bring their own toiletries.

LIVING/DINING AREA (LOCATED ON MAIN LEVEL):
- Watch your favorite streaming service (guest logs into their own services) on the large ROKU TV located in the living room. From November through April, guests may cozy up by the warm gas fireplace.
- Spacious dining table with seating for 8 guests to enjoy dinner together.
- Living room buffet features stylish high-end barware for guests to enjoy their favorite cocktails and beautiful serveware for guests looking to have a nice dinner or celebrate special occasions.
- Half bathroom located off of living room area.

KITCHEN (LOCATED ON MAIN LEVEL):
- Beautiful kitchen with refrigerator, stove, dishwasher and microwave.
- Kitchen is equipped with everything you need to cook a delicious meal and serve in style - new dining plates and utensils, pans and pots, large crockpot, blender, toaster, and coffee station.

MASTER BEDROOM/BATHROOM (LOCATED ON MAIN LEVEL):
- Tastefully decorated master bedroom located on main floor (no stairs necessary).
- Bedroom features a king size bed, night stand, closet, and a dresser.
- Bedroom features freshly laundered linens and towels as well as new bedspreads.
- Bedroom is equipped with ROKU TV to watch your favorite streaming service (guest logs into their own services).

ADDITIONAL BEDROOMS/BATHROOMS (LOCATED ON LOWER LEVEL):
- 2 additional tastefully decorated bedrooms located on lower level.
- Bedrooms feature a queen size bed, night stands, and a dresser.
- Bedrooms feature freshly laundered linens and towels as well as new bedspreads.
- Bedrooms are equipped with ROKU TV to watch your favorite streaming service (guest logs into their own services).

GAMEROOM/BUNK ROOM (LOCATED ON LOWER LEVEL):
- Spacious game room/bunk room featuring a pool table, high top seating, and arcade games.
- This room also features a twin over twin bunk bed which is great for families who need extra sleeping space.
- Game room has a large ROKU TV where guests may watch their favorite streaming service (guest logs into their own services).

OUTDOOR SPACES:
- Two private decks with great ambiance lighting to enjoy the scenic views.
- Upper level deck is located on main level and has a spacious hot tub, brand new outdoor gas grill, and outdoor dining area.
- Lower level deck is located right off the game/bunk room and has an outdoor lounge area and relaxing hammock.
- IMPORTANT: Enforced quiet hours! If you are looking to party, this is NOT the cabin for you. Guests should not create excessive noise at a level that disturbs neighbors; Code-enforced neighborhood quiet hours are from 10:00pm through 8:00am. If you plan to party do NOT book this cabin.

HOT TUB/JACUZZI BATHTUB RULES:
- No children under the age of 18 are permitted in the hot tub or any of the jacuzzi bathtub in the cabin at any time without adult supervision.
- Please remember there is a certain health risk associated with the use of hot tubs and when in doubt, please consult a medical professional.
- Use the hot tub and jacuzzi bathtub at your own risk.
- For your safety, our housekeepers drain, sanitize, refill and replenish chemicals in the hot tub prior to your arrival; therefore, it may not be warm until later that evening.
- Please do NOT stand on the hot tub cover as damage to the cover may result in a $350 incidental charge for repair or replacement.
- When hot tub is not in use, leave the cover on at ALL times so the hot tub will stay warm.
- Acrylic shatterproof barware (located in the kitchen cabinet by the stove area) is REQUIRED to be used if beverages are enjoyed in the hot tub and jacuzzi bathtub.

GETTING TO CABIN/PARKING:
- Cabin is easily accessible from main roads.
- Paved driveway with ample parking space to comfortably fit 4-5 vehicles.
- As with any other mountain cabin, a 4WD or AWD may be necessary in the winter months if there is snow and ice on the roads (although snow and ice are not common in the area). In the summertime, any vehicle will work just fine.

GUEST ACCESS:
Cabin has an electronic keypad with custom guest entry codes. Guests will be provided the code 48 hours prior to check in.

CHECK IN/OUT:
Check-in is at 5pm and check-out is at 12pm. While we try to go above and beyond to accommodate our guests, we cannot offer early check-ins or late departures. This helps ensure our cleaners can have everything deep cleaned and sanitized for all guests.

HOUSEKEEPING:
There is no daily housekeeping service. While linens and bath towels are included in the cabin, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the cabin and a fee may be assessed if the cleaners note an item is missing. Before you leave the cabin, we kindly ask that you follow departure instructions provided prior to check out.

FIREPLACE:
The fireplace is a non-vented propane gas log fired firebox. Please do not throw any paper or other combustible materials in the fireplace. Fireplaces are turned off from May 1 to October 15. They are not operational during this time of the year.

IMPORTANT! Do NOT touch the fireplace! To turn on the fireplace, turn the knob on the wall, to the right of the fireplace. If you touch the buttons located within the fireplace, we will have to pass on the $75 maintenance charge to the guest. *** PILOT LIGHT ON THE FIREPLACE MUST STAY ON AT ALL TIMES, DO NOT TURN IT OFF! ***

CITY WATER & SEWER:
The cabin is on City water and sewer. Toilets are for toilet paper ONLY. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that any material has been improperly flushed which resulted in clogging of the sewer system, you may be charged for damages which can be up to but not limited to $1,000.

ANIMALS IN SURROUNDING AREAS:
Please note there are critters and bears in the area. If you encounter a bear, please keep a safe distance and do not attempt to feed or approach them. Depending on the season, there may also be carpenter bees in the area; however, generally if left alone carpenter bees will not bother you.

TRASH:
If you need to remove trash from the cabin please make sure to put it inside the cans in the bear-proof container located directly in the driveway and please keep containers closed at all times. Please do NOT leave trash anywhere outside the cabin other than in the bear-proof containers.

STORMS:
No refunds will be given for storms or other natural disasters. Mountain roads may be curvy and steep and a 4WD or AWD is highly recommended during the winter months. We do not refund due to road conditions.

INCIDENTAL DAMAGES:
Any damage to any items in the cabin including but not limited to couches, chairs, tables, TV’s, pool table, hot tub, beds, sheets, towels, pillows, etc., are the sole responsibility of the renter. Every item will be inspected before arrival and after departure. If a guest causes any damage, please notify the owners immediately. Incidental damages will be charged to the renter. It is our home. Please treat it as if it were your own!

BOOKING REQUIREMENTS/RULES:
- Guests must be 25 or older to book the cabin.
- Pets are NOT allowed. You may be fined an additional pet cleaning fee or asked to leave without a refund if we discover that a pet was brought into the property. Pet cleaning fees start at $500.
- This is a smoke free cabin. Smoking is NOT allowed and Drugs of any kind are NOT permitted.
- The owners are not responsible for any accidents, injuries or illness that occur while on the premises.
- The owners are not responsible for the loss of the guest’s personal belongings or valuables.
- Keep the property and all furnishings in good order, removing any items from the cabin including living and kitchen furnishings is not permitted and may result in additional charges.

By accepting this reservation, it is agreed that all Guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises and that all terms of this agreement are fully accepted by Guests.
