Our stay was mid-September with highs around 100F. Mattresses are firm, bedding is clean, and furniture is comfortable. Great chef's kitchen and well stocked. AC in main house is on nest thermostats, manual control, stays where you set it, and blows cold quickly. Mini-split in guest house cools to 70 at night. Unlimited hot water (gas tankless). Outdoor living areas, pool/hot tub and views are top notch, simple hot tub controls. One of our guests stayed in top floor far left bedroom and did not hear us making noise at the pool table (on same floor down the hall). Only negative was slight musty odor in living area, but fixed with Febreze. We did not want to leave, can't wait to come back.
