Please read all of the information in this listing before booking.
Beautiful private in-law/studio unit on the ground floor of 130 year old Noe Valley Victorian located between the bustling Mission District, hip Valencia Corridor and quaint Noe Valley. Modern convenience set among old-world charm: private entrance to come and go as you please, private bathroom, efficiency kitchenette, desk/workspace & wifi, alongside a shared deck & shared laundry. We are walking distance to all the fabulous treasures our neighborhood has to offer and to public transit.
The space is an in-law/studio unit below our home (where we live). It is completely private. The only entrance is through our garage.
As we share the garage, please wear a mask at all times when you are in the garage. You can take your mask(s) off when you enter your private room.
It consists of one room with comfy queen size bed, a desk/workspace that doubles as a breakfast table & chairs, a comfy chair, and two closets. An efficiency kitchenette in the room consists of mini-fridge, microwave, electric kettle, coffeemaker, dishes, silverware, corkscrew (**please note this is not a full kitchen but is perfect for reheating leftovers from the many restaurants in our neighborhood**). The private bathroom features Italian marble shower (no tub) and lots of cabinets. Hardwood floors throughout. Hi Speed WiFi, flatscreen TV with DirecTV. French doors provide natural light and lead to a shared backyard & deck with fruit trees (plums are ripe in the summer and can be plentiful- help yourself!). Laundry facilities (washer, dryer, iron) are in the garage and available for your use.
The room is a relaxing retreat from the bustling city, and the deck is a beautiful place to sit and relax in one of the sunniest neighborhoods in San Francisco. The space is ideal for one or two people. We have added a trampoline and chicken coop to the back yard, but it is still quiet and peaceful. Children are welcome and there is a portable crib in the closet. We renovated this unit specifically for guests, and we hope you enjoy it!
Guest access: This is an in-law/studio unit below our home, with its own entry through our garage. You will be provided with a keypad code so you can come and go without worrying about keys or about disturbing us.
You can check in any time after 4 pm, even if it's late. If you want to come earlier, you can check with us and if the room is ready, we'll let you in early. Youâre also welcome to leave your bags in the garage until check-in time.
IMPORTANT THINGS TO NOTE:
We welcome Instant Bookings! If your arrival is within two weeks, please let us know to ensure we can schedule a cleaning service for your stay. Thank you.
ENTRANCE:
The only entrance is through our garage.
IMPORTANT REGARDING NOISE: We are a family of four and our kitchen is directly above the guest unit. We have children who can be noisy. We do not wear shoes in our home and make every effort to be considerate but you can still hear our footsteps, voices, and an occasional child yelling or singing loudly when we're in the kitchen (old building, thin walls). Most of our guests are not bothered by this, but it can be an issue especially around mealtimes (early weekday mornings and early evenings - we are rarely in the kitchen late at night), and on weekends. We also share walls with our neighbors, so you may hear sounds coming from the homes on either side of the room as well. You may also hear our garage door open and close.
PARKING: Street parking in our neighborhood is limited to 2 hours, Monday through Friday between 8 am and 6 pm. This means you can park at 4 pm and leave your car overnight until 10 am on weekdays, except on street sweeping days, which are posted by the city. There is no street parking during the day on weekdays. On weekends and holidays parking is usually free and unlimited. Please read and respect all posted parking rules. We are not responsible if you get a ticket.
GARAGE DOOR: When leaving the room, the garage door needs to be closed from the keypad on the outside of the garage door, the same one used to enter the garage from the street. Please DO NOT pull the red emergency cord (unless it is an emergency) as it de-activates all other methods of opening and closing the garage door. Please wait 30 seconds after closing the garage door before you walk away to make sure it closes all the way.
Security Cameras:
There is a garage door keypad camera, two security cameras in the garage and one in the back yard (so that we can watch our chickens). There are no security cameras in the Private Garden Room.
No parties or unregistered guests.

This is our home. We believe that it is on the best corner of the planet perfectly situated between the neighborhoods of the Mission and Noe Valley. You can walk to local stores and restaurants, and are a few minute walk to BART and MUNI which can take you anywhere in the city and even to the airport.
