Maximum Occupancy and Quiet Hours: The maximum occupancy at Bella Vita is 6 people. Quiet hours are from 10:00 pm until 7:00 am. Outdoor amplified sound is prohibited at any time.

Parking: There is parking for 4 cars - 1 to 2 cars in the driveway and more in front of the house. RVs, trailers, and campers are prohibited, per the Sonoma County Vacation Rental Ordinance.

Bed Sizes: Master bedroom: King; Second Bedroom: Queen; Third Bedroom: Twin over Double Bunk bed with Twin Trundle.

Heat Source: Central heat plus a gas fireplace in the living room.

Rec/Game Room: The game room is an unheated, uninsulated space. Temperature varies throughout the year.

Location: Bella Vita is located in a comfortable residential neighborhood with mostly long-term residents. There is a power substation just up the street - less than a block from the house.

Stairs: While the living areas in the house are all one level, there are several stairs to the front door, from the kitchen into the garage/rec room, and out into the back yard.

Fencing: The backyard is full fenced.

Proximity to wineries: There are several tasting rooms in downtown Guerneville (4.6 mi) and an abundance of vineyards and tasting rooms within a 10 mi radius.

Nearest River Beach: The Monte Rio Beach is 0.4 miles and is open year-round with concessions and boat rentals in the summer. Part of the beach is dog friendly.

Nearest Ocean Beach: Beaches in Jenner are approx. 9 miles.
