-Your booking automatically includes a damage protection policy. Should any minor accidental damages occur during your stay, we will cover you up to $1,500. We understand accidents happen, so we've got your back! However, if we determine damage was willful or negligent, we will charge an additional cost based on the damage itself.
-We have a no-tolerance rule about parties and loud noise, so please be aware that complaints from neighbors, notifications from authorities, notifications from our noise monitoring software, or any other proof of disruptive behavior or loud noise between 10:00 PM and 8:00 AM will result in fines of up to $1000.00, possible eviction and / or possible legal action if authorities are involved.
- Please be informed that from September 5th to October 4th, 2025, repairs will be taking place in the pool and bar area at Xaman Ha. During this period, the entire area will be closed, and there will be significant noise. We apologize for any inconvenience.

Perfect location if you want to get away from the all inclusive and do a bit more of a do-it-yourself vacation. Everything we needed was within walking distance (<1 mile one way). Pool/bar area was excellent, quiet yet vibrant beach, perfect view from the balcony.

Family-Friendly!

This was a wonderful stay for our family of six, ranging in age from 8 weeks old to 41. Our host helped connect us with a baby gear company who delivered and picked up onsite. Everything was clean and delightful.

Wonderful experience, spot on condo, beautiful grounds and amazing location( steps away from 5th ave). The absolute best was the Jeffrey was always so fast to answer our question or inquiries, along with Oscar who was on site and very friendly and helpful. Without a question we will be repeat renters !

Best Place to stay in Playa del Carmen

The Condo is very big with its 3 sleeping rooms, the big kitchen and living room. It is clean and has all, you need for a stay in Playa. The view is like a view in Paradies, the beach is great and very quiet. The pool is good, tempered an the bar is cool and has a good bar keeper. Its a three minutes walk to 5th avenue, so you are in the heart of Playa. And the cheaper parts in 20th and 30th avenue is only a few minutes walk away. We enjoyed it very much and the stay there will always have a special place in our memories and in our hearts.

Great property!

The condo complex is great - pretty and well-maintained grounds, lovely pool, and really fun pool bar! It’s a super short walk to 5th Avenue for shopping and restaurants, and to the ferry to Cozumel. We did online grocery delivery to stock essential items in the condo. The condo unit had everything we needed - it’s so convenient to have laundry and a kitchen. The decor is a little dated, but we were comfortable. Check in was easy and they were great communicators!

Awesome!

Great location! The condo was perfect. (clean, home and the view was awesome). Our week long stay was lovely! Our family will return to this condo. The kitchen had everything you needed to cook, plus we were close enough to walk to many nice restaurants. Walmart and Mega grocery stores are easy to access via a short and inexpensive cab ride. The pool bar and snack are a big plus! ( Great service, clean and beautiful).

Beautiful

This was our second stay at the condo. It was just as delightful as the first and previous visit. Great views overlooking the Caribbean and the pool. The three bedrooms were large The kitchen had everything needed to cook meals. Lastly the unit is close to shopping, restaurants and many activities. A big plus for us was the pool and Robin. Great service and snacks We will return

Great condo with wonderful view!

4 of my girlfriends and I stayed at Xaman Ha condos, unit 7010 the third week of January of this year. We enjoyed the comfort of the condos and the 2 bathrooms, updated kitchen, dining and living areas were a perfect size for our group. We watched the sun rise over the Caribbean from our patio while enjoying our coffee each morning. The beach is nice and uncrowded and the pool was refreshing. We enjoyed the pool bar happy hour and the delicious cheeseburgers several times as we spent the day relaxing by the pool with an occasional dip in the sea. We appreciated the close proximity to town without the noise. We will be back!

Property directly next to Playacar Palace

Beach was covered with sargassum. So didn’t beach staying here. We prefer the pool anyway and it has a beach view. A staffed bartender at the pool as well. It is my opinion that beach areas a bit north of this property are superior, but great location nonetheless. You can walk the beach or shops. Miles of shops. Lots Books and movies shelved to borrow a very nice touch. Property is pretty modern. Everything you need. A great management company to communicate. Very nice all around.

Low-key hide-a-way

We stayed here with our two littles and my husband's parents. Highlights: Early morning sunrise coffee on the patio, spotting the agoutis running around, visiting the ruins across the street, the starbucks in the mall for my father in law (because sometimes you just want the comforts of home!), and the POOL POOL POOL. The pool is great for little kids, and it also has nice tiled bar stools for the not-kids. I'm more of a yurt-girl, and my mother in law is more of a all-inclusive girl, so this condo was the perfect middle ground. The staff is super helpful, but we managed all the details of our outings and schedule. We had a great time. Thank you.

Perfect for our family!

The unit was spacious, clean, and well stocked with necessities. The grounds were beautiful, and extremely well kept. The pool was absolutely perfect for all of us. Our 5 year old loved that parts were deep enough to swim down for toys, and parts were shallow enough to splash and play. We were close enough to walk to shops, the Mayan ruins were literally right across the street, and by the end of the week we had figured out that the Chadraui grocery store was an easy 18 min walk and had everything we needed - great produce and a wonderful bakery section, etc. My parents came as well, and they enjoyed the beautiful scenery, easy access to the beach, and the quiet, calm atmosphere. So, perfect for all ages. The location is great. We went on 2 day excursions and didn't have to travel far to reach Tulum, amazing snorkeling, and cenote adventures. My kids loved the wildife on the property (agoutis, coatis, and lots of birds including pelicans. We are already talking about going back, and we never go to the same place twice! It was just so lovely and easy.

Very comfortable place to stay.

We spent a week and it was a great experience. The condo had 3 rooms that slept 6 people, kitchen with functioning fridge, microwave, and coffe maker. There was also drinking water. The living room and patio are good size. The master had its own restroom. All rooms had AC units that worked well. It also had a washer and dryer. We loved how they have a lock box for the keys. The master bedroom has a safe as well. Everything was clean upon arrival. Wifi also included and cable in the master. Seems that everything basic is there even a mop. The beach is right down the property and the pool is great at 4.5 feet deep and a 2 foot shallow areas. Last, the property is in an area where its been monitored by security. They check every car that comes and goes. Overall we are extremely happy with our stay. Will definitely come here again.

Wonderful Place, Wonderful Trip!

We stayed in the Xaman-Ha condos, unit 7010 between Christmas and New Years. Everything met or exceeded our expectations. The condo complex was beautiful and well maintained. Our condo was just as described and worked out great for the six of us. We elected to use the concierge service for groceries and it was well worth the money. Loved having the maid service every other day. Very nice to have the individual air conditioning units for each room. The unit in the second bedroom wasn't running as cool as the others. Within 15 minutes of mentioning this to the rental company, they had someone on site and it was fixed within 90 minutes. Very responsive! Only downside was the hard beds, but I think that is the standard. Pillows and bedding were all satisfactory. The pool area and beach was terrific. Our beach was the best in Playa. Very relaxed. Enjoyed the happy hour and hamburgers at the swim-up bar multiple times. The whole area was peaceful, although we were within 5 minutes of the main drag where all the action is. There isn't a better location in Playa! I would recommend this location to a friend.

Great condo - Perfect Location!

Our family stayed at #7010 for 2 weeks in Feb/early March this year. We could not have been more pleased and delighted with our stay! The complex is gorgeous and meticulously cared for, and the condo itself was in excellent condition and had everything promised. The pool/beach were about a 20 second walk away, which was great! Both toilets broke separately during our stay but they were each fixed within 24 hours. Maid service is every other day; they provide new towels, sheets, and have the empty 5 gal water jugs replaced. The front desk concierge was wonderful and extremely helpful! We've never felt safer in any other property - there are security guards 24/7 and wristbands to make sure the pool area stays private. The pool has cheap, yummy food, fun bartenders, and $3 happy hour drinks every day. The start of 5th Ave (restaurant/dining/shopping district) is a quick walk away The Ado bus station is also about a 5 min walk away for $12 trips to and from the Cancun Airport.Our family stayed at Xaman Ha 7010 for 2 weeks in Feb/early March this year. Wonderful

We have stayed at Xa Man Ha for several years now around Thanksgiving. We love it here. Right on the water, nice pool and Robin at the bar is amazing. This condo is homey and has everything you need. The beds are a bit hard but this has been our experience in Mexico. It was noted that they have pillow top mattresses but they were seriously very, very hard.

Total relax!

Absolutely LOVED our stay in Playa del Carmen ay Xaman-Ha #7010. There is nothing better than walking into a place and immediately feeling at home. The condo was totally equipped with everything we needed from dishes, utensils, appliances, beddings, towels and everything you have at home. You can pretty much walk in empty handed. The view was AMAZING even from the first floor which was perfect for our family with children. There was very easy access to pool and beach. The condo was beautiful, clean and cozy. The Rentalsyourway reservation team made booking so easy. They were very informative about everything we needed and the Caribbean Properties management team was very helpful and friendly. Would definitely return and totally recommend!!!

Could not have been better

I usually try to write a balanced review listing both positives and negatives. In this case all I have are overwhelmingly positive things to say. We've been at this property on three different occasions (a different condo each time) and this unit was by far was the best. Fully upgraded and well cared for. The kitchen is fully stocked if you'd like to eat in, and it's only a few minute walk away from a number of restaurants if you would prefer to dine out. The patio overlooks the pool area and amazing Caribbean ocean. Take advantage of happy hour from 2:00 to 3:00 each day at the pool bar (different drinks on special each day) and try a hamburger fresh off the grill. The beach is incredible with plenty of lounging chairs available. Highly recommend Xaman ha for first timers or returnees alike. A big thank you to the owner for allowing us to enjoy their spectacular condo.

Rating Details: I was very satisfied with the condition of the vacation rental. I was very happy with the location. The vacation rental was spotless. The property manager was very helpful. Overall, I recommend this vacation rental. Reviewer Comments: The property is located on the best section of the beach in Playa. Easy walking distance to the shops, restaurants and nightlife. Other stretches of the beach are packed with row upon row of beach chairs. Not here. Beach is quite, relaxed and gorgeous. Staff very chill. We felt like we were at our home and not a rental property. Nice respectful guests. Smaller complex, well maintained grounds. We considered spending a day at one of the famous beach clubs in Playa but couldn't imagine leaving our oasis for even one afternoon. And as much as I'd like to end the review there, I have to say the barman at the pool bar needs to be given a different position. He does not enjoy his job and being in his company makes for an unpleasant experience.
