This is/was a large home that was divided into four separate "apartments". Yes, it's in a nice neighborhood but be prepared to hear every laugh, cough, conversation of the other occupants. We actually left a day early and paid for a hotel.
Great Location, Overall Nice House, Difficult Interactions with Owner
The location of this property is excellent. The house is nice aside from some maintenance issues that were mostly addressed in our time. Sam was responsive to us as tenants but we were concerned with a few of our interactions.
- On check-in day, Sam called to inform us that he had an agreement with the neighbor that all tenants must be a couple or small family staying over 30 days and that since I reported the individual I was moving in with was a "friend", we would need to lie to the neighbor if they showed up at our house asking questions. These neighbors have caused problems with renters in the past and we needed to be careful when dealing with them. This was upsetting as we should have known this in time to find other arrangements and not two hours before our arrival.
- We had a few maintenance issues affecting our daily lives that we asked to have repaired. Sam was responsive and had someone come to the house, but that night he messaged and blamed us for problems in the house that were pre-existing. We were sent photos accusing us of causing damages that were present when we moved in. You don't expect to have to take photos of issues present in a house/VRBO at arrival, but this experience has taught me that this is something I will need to do in the future.
Overall the house is nice and the location is great. Sam is easy to contact and responsive, but communication is not entirely transparent. If renting here, document any pre-existing problems with the house. You should also ask about the relationship and current agreement with the neighbors to determine if it is something you are comfortable with.
I was researching where to stay while we prepped for and had a kidney transplant for my husband. I looked at 3 places, as he is on dialysis and needs a bathroom within walking distance, 25'. One person told me they had clue on distance, the second say why? I have to know what is going on? Sam simply replied with 15'. No questions, no harassment like place 2. I had a specific place to park each night which was awesome. Sam gave me information about the distance to the hospital and then just as it happened on surgery day, there were extra people staying at the house and he emailed with a new location to park. About 10 minutes before getting home after my 15 hour day at the hospital, I recieved this amazing email with a new parking spot. Instead of coming home and breaking down (which I would have done), I pulled into my spot and went into the house. I cannot say enough nice things about Sam!!
Beautiful home in an excellent neighborhood. I really enjoyed the landscaping in the patio space. We were able to stay cool inside from the heat, enjoy several nice meals cooked in the great kitchen space. Pots and pans and dishes were provided. Very nice shower and bathtub. I loved the paintings and art in the main bedroom area. Great grocery store, The Nugget nearby with nice specialty produce. Spent an afternoon in downrown Davis and then was abke to catch an early flight out of Sacramento. I thought this was a very convenient and well cared for home, as described. Good communication from the owner.

This guest house is located in an upscale Davis neighborhood, with easy access to Interstate 80.
The surrounding area is very walkable with a park and trail nearby. The unit has many amenities, just be sure to bring your own bar soap, tissues and paper towels if needed. Bath towels provided were super fluffy and absorbent.
Last minute, one night stay entire to sonâs house for Christmas. We were traveling with a small utility trailer and concerned about parking.
We had planned to leave our house at 8 am for the 7 hour drive, but awoke to black ice and snow. We delayed our departure 2 hours and then took an alternate route to avoid the snow (adding another 2 hours). We didnât get to our rental till 10 pm, but weâre able to find it in the dark, safely park our vehicle and put our exhausted selves to bed.
About midday we advised the owner about our weather problem and projected late arrival â he assured us it was fine and to take our time. Good communication!
The location was awesome being in a very nice & safe neighborhood while being so close to downtown Davis & even Sacramento. It was great that we had our own patio & there was enough privacy. The unit had ample room & we used the air conditioning but nothing else since we wanted to explore the city.
We removed a star, which we think is still being generous, since there was poor lighting inside the unit by the entry way & the lamps by the bed werenât working. Also, the pillows were way too soft that it didnât have support so we woke up with neck aches. The bathroom was newly renovated & clean overall but there was an old bar of soap with a hair on it.
Overall, still a great stay!
We were very happily surprised that there was a laundry in the space as well as a full size kitchen ( although small it was just right) very comfortable!
The unit was very clean and the area is very nice and quiet. Very comfortable.
We loved our stay and would recommend this dwelling for others. . We loved the neighborhood. It is located close to everything yet it is very quiet and in a very nice area. There is a delightful trail at the end of the street that we enjoyed very much. My dog enjoyed the front courtyard. We were in Davis for a campus tour. The campus is only a couple miles from the property and downtown Davis is a treat.
We really enjoyed this place while in Davis for a few days. The bed is really comfortable and the AC is great during the summer. I would definitely stay here again.

I visited Davis for the first time to enjoy the annual California Conference for the Advancement of Ceramic Arts. This home was perfect for my 3 night stay. It was close to downtown (10 minute drive), near shopping, and in a beautiful, peaceful neighborhood. The home itself had everything that I needed and more. The bathroom is very nicely updated. The place had plenty of room for me and my son. It was a very busy trip, so I didn't get to enjoy the home as much as I would have liked to, as I would have liked to enjoy the private patio and surrounding areas. Hopefully I will be back next year and stay a little longer.
I had a very relaxing stay.
I am in the middle of moving and this was the perfect place to come home to after a full day.
The apartment is nicely done with some beautiful prints. It was clean, comfortable, and spacious with a beautiful patio.
Sam is a great host and easy to work with.

Clean and neat, this property is a great spot to base your adventures around Davis and Sacramento. Property owner is happy with dogs so your furry children can come along for the fun!
I am university professor, humanitarian, avid traveler, and explorer. I have used VRBO and AirBnB for years around the world. I love to meet my guests and share with them a story, meal, or coffee and have made some wonderful friendships with my former guests. Many of them are University professionals and visit regularly.
Because I am sure that you will love it! This apartment is an excellent value, compared to the $150 (plus tax, coffeemaker not included) standard hotel room in Davis. You and your pet (must have at least 2 legs:) will enjoy all the comforts of home whether you just pass through Davis or plan to stay for months. This apartment is also listed on AirBnB:
The apartment is located in the upscale, safe and quiet Willowbank area of south Davis, adjacent to the Putah creek park with hiking and biking trails. Downtown Davis and the University are 5 miles away, 20 min bike ride. Just a mile away you will find the Nugget market on a plaza with excellent restaurants, Starbucks, and shops. Just around the corner is a bus stop.
