Casolare San Martino is a renovated Tuscan farmhouse located on the hills near Pomarance, with panoramic views of the Val di Cecina. Ideal for large families or groups of friends, the property is divided into four independent apartments (in the full version), surrounded by a garden with lawn and furnished terraces for outdoor dining and moments of relaxation. An infinity pool with loungers is located on a lower level of the garden, with open views of the countryside. The interiors, spacious and decorated in a contemporary style, preserve rustic elements such as exposed wooden beams and stone walls. Just 2 km from the center of Pomarance, the villa is well placed for exploring Volterra, the geothermal valley of Larderello and the trails of the Berignone nature reserve. The owners' residence is located next to the villa, separated by a hedge, and is not used daily.

Casolare San Martino consists of four independent, non-communicating apartments on two floors. APARTMENT 1 â GROUND FLOOR (central area of the house): kitchen; dining room; living room; a double bedroom; a bathroom with shower; a double bedroom with en suite bathroom with shower. APARTMENT 2 â GROUND FLOOR (right side): kitchen; open space living room with dining room; two double bedrooms with direct access to the terrace; two bathrooms with shower. APARTMENT 3 â FIRST FLOOR (right side, access from an external terracotta staircase): kitchen-living room; two double bedrooms; a bathroom with shower. APARTMENT 4 â FIRST FLOOR (left side, access from an external terracotta staircase): kitchen-living room; a double bedroom; a bathroom with shower; a double bedroom with mezzanine and single bed. Air conditioning in the rooms.
Park:
The garden measures about 1000 square meters and includes a well-kept lawn with oaks, olive trees, cypresses, maples, jasmine and plumbago, bordered by bay and rowan hedges. Terracotta pots with seasonal flowers and flower beds of aromatic herbs (rosemary, lilies, verbenas) dot the green area. A gravel driveway leads from the entrance gate to the outdoor parking area in front of the villa. Stone paths cross the lawn connecting the apartments and the pool. The laundry room is located on a lower level, accessible via a gravel path at the back of the villa. A terracotta paved terrace, covered by a wrought-iron gazebo, houses the outdoor dining area with built-in barbecue. N.B.: Please note that the photo shoots are usually carried out in spring, so the colors and blooms of the gardens, lawns and parks may be different when you enter the villa.
Pool:
The pool is located on a lower level than the house, on the garden side. Rectangular in shape, it measures 15 x 6 m with a depth varying from 1.25 m to 1.80 m; access via Roman stairs; chlorine purification; indoor and outdoor lighting. The solarium area (about 60 square meters) is partly paved and partly lawn, equipped with sun loungers, umbrellas, tables and armchairs (and cold water shower). The area is fenced on three sides with a wooden fence, while the infinity side is open to the valley. The pool is open from the last Saturday in April to the first Saturday in October.

Heating from November to April (âŹ80,00 per day). N.B. These costs, not included in the price list, will be calculated at the reservation time and due at the balance payment.
