I was worried the listing was too good to be true, since the only review was ten years old. When we arrived, the property was just as described in photos. It was a beautiful little three story villa in the farm lands. The drive up features views of sunflower and hay fields and you pass two castles. The back yard and deck area are great for sitting out enjoying the breezes or having coffee. There was a relaxing hammock and two lounge chairs in the yard, as well as a table and chairs and another seating area. The AC in second and third floor bedrooms were lifesavers. The bottom floor was cool enough with the breeze and the stone walls. We traveled around Umbria and really enjoyed having this location as our base.
We could not have been more pleased with the villa (and Iâm picky đ)! Charming 3 story stone home with a large back yard just 10 minutes from the adorable medieval hilltop town of Todi. Kitchen is well equipped and there is also an outdoor grill. When you first enter the villa, there is a small entryway and a small bathroom with a washing machine. Three steps up is the ground floor with the kitchen and dining room. Next floor has a living room, a bedroom with a full/queen sized bed and a bathroom with a showerâplus a cute little outdoor dining balcony. Top floor has another bedroom with a full/queen bed, a bathroom with a shower and small sitting room with a sofa sleeper. Beds are on the firm as in common in Italy. There are some steep steps between floors so be aware if that might be difficult for you. Air conditioners in the bedrooms keep you cool on hot summer nights. You will want to have a car to get around as there are no restaurants or grocery stores within walking distance. Emi Superstore is a 10-15 min drive and is an excellent grocery store. Be sure to check out KairĂłs Cafe in the nearby hamlet of IzzaliniâŠamazing food, great prices, friendly staffâwe went several times during our month long stay. Property manager, Ms Mila, was incredibleâwhen the a/c and water heater went out she was responsive and quick to resolve the issues plus very friendly and engaging. Kamron (owner) was great and very responsive, too!!! So happy we stayed here.
As American's visiting Umbria for the first time, this was the perfect villa to stay in. Two keys for our wonderful trip, the immense garden kept our three children and one teenage family friend occupied on the days we relaxed and the other was the air con (allowed us to sleep in comfort away from the mosquitoes which came out at night).
There are a number of local restaurants that were fabulous and also day trips to Perugia (40 mins), Assisi (40 mins) and Spoleto (45 mins).
Todi has lots of character and amenities that you may desire and is an easy 6 mins drive from the Villa. There is also a Pizzeria less then 100 meters from the Villa for take away or to dine in that's perfect for the family.
The villa is in immaculate shape and very clean. The double shutters kept out the morning sun too well :) but it is vacation. There many places in the front and back garden to relax, half a glass of wine, read a book, or toss a Frisbee with the kids. I really enjoyed the view from the back garden looking up at the Umbrian hillside.
