This was a lovely VRBO. Pictures on listing were very accurate. First walking in we saw the beautiful view of the valley and the hills beyond. We stayed a week and did day trips. This was a place great to âcome homeâ to. The owners were in residence and were wonderful people. They were very caring about our comfort. I would recommend to everyone.
We utterly enjoyed our stay at Il Mulino. Stunning views, lovely house, walking distance to San Terenziano, a small village of the beaten tourist track just 20 minutes drive from Todi.

My husband and I were delighted with il Mulino from the moment we drove through the gate. This is a beautiful property, thoughtfully appointed, and lovingly maintained. The vistas from the terraces are extraordinary, presenting as they do the magic of the Umbrian landscape. Another really fine feature of our stay was the warmth and charm of the owners, who treated us more like good friends than paying guests.
The house is beautiful and spacious, with a large and well maintained garden. Great views over the hills and the valleys below. The house, the garden and the pool are very well maintained and clean (an extra umbrella would be beneficial to provide more shade.., the single umbrella does not cater for more than two people). Alena, the property manager, was really helpful and hard working, always available to ensure we all had a good stay. The village is well located for visiting several major Umbria local towns. We would recommend il Mulino to anyone looking for a relaxing and peaceful holiday in a beautiful place
We all fell in love with the house it was fabulous. Lots of different sitting areas and the shutters and thick walls kept the house cool
The pool was lovely and we used it a lot. We enjoyed coming back to Umbria and a lot of the Umbrian towns are within distance to travel to. Patricia has been a wonderful host from booking the holiday endlessly answering questions and organizing a wheelchair for our mum
IIona and her mum were always on hand and sorted out swiftly and efficiently water when there was a problem with supply in the town, much appreciated

We absolutely loved this place as soon as we arrived. The photos had looked good, but this was even better than we expected. We had a lovely friendly welcome from the cleanerâs daughter who spoke good English. Everything from the view, the pool, the terrace, the bedrooms and all the facilities did not disappoint. Everything is here that you need. The village was a five minute walk away and the locals were very friendly. We had a good coffee at the local cafe, there are two small supermarkets and a lovely ice cream place, as well as a great restaurant that we went to twice. Plus a market every Tuesday - great fish stall. Also interesting and beautiful villages to visit in the nearby area. We had a truly fabulous holiday!

Enjoy Montefalco and his winerys, Todi, Perugia, Assisi and his spirituality... and the village San Terenziano, his restaurant, bars, bakery, supermarkets and, of course, the barber....
Das Haus ist sehr schön, groĂ und mit allem ausgestattet. Wir hatten immer ĂŒber 35 Grad, so dass eine Klimaanlage gut getan hĂ€tte, aber es ging auch so. Das Haus liegt in einem kleinen Dorf, wo man ein gutes Restaurant fuĂlĂ€ufig hat. BĂ€cker, Metzger und auch kleine LebensmittelgeschĂ€fte sowie eine Bar. Wir hatten das GlĂŒck, dass die ganze Woche Stadtfest war. Das war sehr nett.
Der Ausblick ist wunderbar und der groĂe Pool wurde tĂ€glich genutzt und brachte die nötige AbkĂŒhlung. Lediglich die Bestuhlung am Pool inkl. Auflagen könnte erneuert werden (es gab nur 2 Auflagen, wir waren zu dritt), aber das sind nur Kleinigkeiten. Alena war sehr nett und hilfsbereit. Wir hatten das Haus fĂŒr uns allein. Die linke HĂ€lfte gehört den EigentĂŒmern, diese waren aber nicht vor Ort! Wir können das Haus uneingeschrĂ€nkt weiterempfehlen.

This house is lovely. Has lots of space, a big garden and amazing views. Short walk to a village with small shops, bars and a restaurant.

Beautifully situated house with a view over the hills and the river valley below. We received a warm and friendly welcome by Alena and had a problem free stay in the house. A well-equipped kitchen and an exterior barbeque made cooking at home easy. The pool was clean and well looked after.
Wir habe unseren Aufenthalt in diesem wunderschönen Haus sehr genossen. Besonders der weite Blick ins Land und die SonnenuntergĂ€nge waren spektakulĂ€r. Die EinkĂ€ufe im Ort haben sehr zu einem lĂ€ssigen Erholungsurlaub beigetragen. Perugia, Orvieto, Assisi, Todi und viele Orte mehr haben uns sehr gefallen. Durchdacht und liebevoll ausgestattetes und sehr gut gepflegtes Haus mit beeindruckender Aussicht. Die Kommunikation mit der Vermieterin war unkompliziert und absolut verlÀsslich. Wir haben den Urlaub sehr genossen.
Wir hatten 12 sehr schöner Tage in Umbrien. Das Haus bietet durch seine Hanglage einen wundervollen Blick. Das Haus selbst ist sehr geschmackvoll eingerichtet und wunderschön. Vom tollen Pool blickt man auf die HĂŒgellandschaft Umbriens.
Die Kommunikation mit unseren Gastgebern war sehr gut. Hilfsbereit und kompetent konnten wir auch Infos und Tips fĂŒr den Urlaub erhalten. Man liest es heraus: wir sind von der Urlaubsregion und dem tollen Haus in San Terenziano begeistert.
I am originally from Umbria and now live abroad. I wanted to visit Umbria with some friends: we were looking for comfort, privacy, space, convenient location and view.
WellâŠthis villa hits them all.
First of all, the communication with the owners was fast and clear.
The villa is a beautifully restored rural house, very private, with a pool overlooking the green hills to the west, perfect for sunsets.
The room are spacious, spotless clean, and the housekeepers went above and beyond to make our stay very special.
We highly recommend this villa and hopefully we will be back soon.
Das Haus liegt wunderschön mit genialem Blick in den Sonnenuntergang. Es ist sehr groĂzĂŒgig und liebevoll eingerichtet. Der Pool ist von den Nachbarn nicht einzusehen und die vielen Liegemöglichkeiten lassen keine WĂŒnsche ĂŒbrig. Der BĂ€cker und alle wichtigen GeschĂ€fte sind zu FuĂ gut zu erreichen. Marta hat uns sehr freundlich empfangen und konnte allen Fragen wundervoll beantworten. Das Haus ist uneingeschrĂ€nkt zu empfehlen! Wir wĂŒnschen allen einen tollen Aufenthalt.

Ein besonderes Erlebnis, in einer ehemaligen MĂŒhle zu wohnen. Die Einrichtung und der Komfort lassen keine WĂŒnsche offen. Haus, Pool und der unvergleichliche Blick in die Weiten Umbriens sind einfach groĂartig. Die beiden EigentĂŒmer standen jederzeit mit Rat und Tat zur Seite. Danke nochmals fĂŒr die phantastische Zeit.
The house is spacious, with amazing views across the valley and every night we had stunning sunsets. The pool was well-maintained and clean, and not overlooked at all. Ilona, the property manager, and Patty and Paul, the owners, were really helpful, communicative, and wanted to ensure we had a lovely time - which we certainly did.
The beds were comfortable, the kitchen was small but well-equipped, and there was good outside space. We would have liked more comfortable seating on the balcony for sunset watching, but that's a minor quibble.
The house was immaculately clean, and it felt like home. It was very relaxing, and very peaceful. The photos do not do it justice.
San Terenziano has a small but good market on Tuesdays, but we tended to stay in each evening so didn't try local restaurants. We ventured out most mornings to visit local towns - we highly recommend Montefalco, Bevagna, Todi, Spoleto and Spello. Assisi was over-run with tourists - and probably even more so when there's no pandemic.
The roads around San Terenziano are in a dreadful state, which made driving slower and more exhausting - another reason for stating home in the evenings.
We would recommend Il Mulino in a heartbeat to anyone who wanted a calm and peaceful holiday, but a car is definitely necessary. We loved our visit.

We are originally from Washington State, but have been international educators for over 30 years. We have lived in Berlin, Athens, Melbourne, Manila, New Delhi, Osaka, Amsterdam, Jakarta and Rabat. Throughout our travels, we have spent considerable time in Italy, and have developed a love for the country, particularly the small towns out in the countryside. As our relationship with Italy grew, so did our desire to find a place to call "home" after all our years of educating around the globe.
As noted above, we grew to love Italy and enjoy the life in the countryside while having access to the cultural riches of Rome, Florence, Siena and Assisi. We looked for several years for something that "sang" to us, and finally found that place in a small hill town called San Terenziano. When we drove up to il Mulino, still under renovation, we knew immediately that we had found our home. We visit as often as possible and look forward to retiring there. Given it's location and beauty, we find that our relatives are more than willing to come to us!
The house sits on a top of a hill at the edge of the village, and everything is accessible by walking. Rome, Florence and Siena are day trips, and Assisi, Montefalco, Todi and Orvieto are easy half day outings. At the same time, we can enjoy the peace and pace of the village. The area is largely agricultural and the sweeping views are ever changing because of it. Quite simply, it is "home", and our circle of Italian and international friends in the area continues to expand.
