rooms, located both upstairs and downstairs, offer plenty of room for

relaxation and gathering. Families will love the thoughtfully designed baby

room, complete with a Pottery Barn full-size crib, rocker and toys, making

travel with little ones effortless. With three bedrooms on the first floor and

the single-story casita, the home provides ADA-accessible options to ensure

comfort for everyone in your group.



Outside, the property continues to delight with an expansive retreat-style

lounging area featuring a private, large hot tub. Surrounded by breathtaking

views, it’s the perfect spot to relax and soak in the beauty of the outdoors.

for the entire gathering. Kitchen Dining table is extendable and can seat a

group of 8. Formal dining room also seats 8.

a pottery barn full size crib, rocking chair and changing table.

Lots of board games, a variety of books (including for young readers) corn

plastic playhouse in the back yard.

fresco dining, or relaxing in our large hot tub while taking in the stunning

**Staying Cool During Warmer Days**



San Luis Obispo is known for its mild, coastal climate, and the home is

designed to take advantage of natural airflow and cooler evenings. During

occasional heat waves, due to the home’s size, high ceilings, and large

windows, the AC is not designed to cool the entire space to very low

temperatures during peak afternoon heat. Guests typically find the home most

comfortable by running the AC earlier in the day, keeping blinds closed, using

ceiling fans, and opening windows in the evening to let in the cooler air.

* Pets are not allowed.

* No events, parties, or large gatherings

* Absolutely **no fires of any kind** are permitted on the property, including tiki torches, open firepits, or bonfires. We are in a high-risk wildfire area, and starting a fire is a criminal offense. Please respect this rule for everyone’s safety.

* Because the personal mailbox is keyed and off the property, please **do not** send your mail to our home. Due to the complexity of receiving mail at the home, the homeowner cannot be held responsible for guests' lost mail or packages.

* For your safety, please turn off the fireplaces at bedtime and use them only when you are present and gathered in front of them. Please note that the glass fireplace surrounds become very hot during use and can stay hot for a couple of hours after being turned off. Use caution around them—especially with children, as we are not liable for any burns.

* Please report any damages that occur during the stay promptly

* Guests may request an early check-in (up to 3 hours before 4pm) or a late check-out (up to 2 hours after 10am), so long as there is not a reservation booked at our property for the day of your request. Please message us a day in advance to confirm availability and receive the applicable fee quote.



**For the Summer Months** - Please help us keep the home cool and comfortable

by doing the following:



* Close all curtains and lower shades during the day.

* Keep exterior doors and windows shut during the day.

* Keep bedroom doors and game room doors shut all the time

* Turn on ceiling fans.

Guest Access

Enter the house via the backdoor which is where the electronic lock is. There

is a concrete path that leads you there



Other Details to Note

Additional sleeping space: There is a convertible sofa in the living room of

the guest suite with a mattress topper inside its storage unit.



Parking: All parking is uncovered. Please do not park in Rotonda to prevent

disturbing the neighbors!



Gated community: Yes. It is imperative that all guests respect the 15-mph

speed limit after crossing the gate. The neighbors are very strict about this

rule. Also, please no parking on the shared driveway or cul de sac.



No RVs or Camper Vans are allowed in the community, the HOA has a strict

policy against this.
