The Space:

Nestled on 3 expansive acres of serene Hill Country landscape, this property offers a captivating blend of open-concept living and outdoor tranquility. The large living area welcomes guests with an inviting fireplace, complemented by a Smart flat-screen TV—a perfect setup for cozy evenings or entertaining friends. Sink into the plush embrace of a large sectional, creating a space where relaxation takes center stage.



The kitchen seamlessly integrates into the living space, presenting a modern and well-appointed culinary haven. A dining table for four, accompanied by bar seating for two, forms a communal focal point, where meals become shared moments.



The sleeping quarters are designed for comfort and privacy. The first bedroom, adorned with a queen bed, features an en-suite bathroom. This private oasis a shower, offering a spa-like retreat within the comforts of the home. The second and third bedrooms each offer two twin beds, creating cozy retreats that share a well-equipped second bathroom complete with a tub-shower combo.



As you step outside, you're greeted by the vastness of 3 peaceful acres, showcasing the breathtaking beauty of the Hill Country. Take in the panoramic views as you unwind around the firepit, creating memories under the expansive Texas sky. Classic games like cornhole add a touch of outdoor fun for all.

Great news for pet lovers! This property is pet-friendly, so you can bring your furry friends along for the adventure. We want everyone to enjoy their stay, including your four-legged family members. To ensure a paw-sitive experience please be aware of the following:

Pet fees & rules:

We're delighted to welcome furry friends! This property is pet-friendly for dogs, unfortunately we can't accommodate cats at this time.

-Pet fee(s) of $115+tax will apply in addition to the nightly rate.

-Please check the weight limit and max number allowed for this unit.

-Please keep your pups leashed outside and clean up after them.

-A separate pet waiver must be signed.

-Any and all damages or issues caused by your pet to a unit or furnishing will be immediately charged to your credit card on file.



Guest Access:

✅ This property has special local compliance requirements which include a signed rental agreement, ID verification, and a security hold of $1000 (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $53 for stays up to 10 nights, with an additional $1.5 per day for stays longer than 10 nights. Damage waiver purchases are optional.



To make this process easy for you, we use a secure and very simple, app-free platform. It is not an app, and you do not have to sign up for an account - it’s a safe and secure website. It also gives you a guest portal with all the info about the home and all of my favorite local spots.

1. Check-in instructions, house rules, and property addresses will be available via the Happy guest link.

2. Not all homes have cable; consider setting up a streaming account in advance.

3. Our team is committed to assisting you, though occasional check-in delays may occur during peak periods.

4. WiFi is available in all homes, but uninterrupted service is not guaranteed. No refunds or rate adjustments will be made for mechanical failures, or discontinued or interrupted services that occur during your stay.

5. A $500 fine will be imposed for any evidence of smoking, confetti, vomit residues, or glitter.

6. Set the A/C no lower than 72 degrees to prevent freezing and system issues; no refunds for low-temperature-related A/C problems.

We will provide a two-day supply of start-up sundries, including dish soap, sponge, paper towels, toilet paper, bath soap, shampoo, conditioner, and hand lotion. Guests will need to purchase additional items from a local store or bring them with them. Missing supplies must be reported to our Customer Hospitality team within one hour of arrival.

8. Pets are allowed only in designated pet-friendly units, subject to an extra fee in addition to the nightly rate. Please verify whether pets are permitted in the unit you intend to rent. In the event that a pet is discovered in a non-pet-friendly unit, the guest grants Cozi authorization to levy a minimum additional cleaning fee of $500.

9. Bugs are common in the Texas Hill Country; pest control is in place on a regular basis, but some insects are inevitable.

10. In Texas, there are periods of time without significant rainfall causing the county to place a ban on burning. Please check the current burn ban status, before using the fire pit at your vacation rental. Check the amenities to see if this rental is equipped with a fire pit.



Pool & Hot Tub Maintenance Disclaimer: The pool and hot tub are professionally maintained on a regular schedule to ensure they remain clean, safe, and ready for your enjoyment. Please note that scheduled maintenance may occasionally occur during your stay. Maintenance is performed by professional technicians from a reputable pool service company, and no access inside the home is required. Technicians will only need access to the outdoor pool/hot tub area, so you may see them on the property during your stay. We would be appreciated your understanding.
