Enter a main living area with living room, sitting area, dining area and kitchen. Vaulted ceilings with skylights and exposed beams create a bright and open space. The sitting area has two chairs in front of the decorative fireplace (not for tenant use). The living room has comfortable seating, a TV with cable and a ductless split unit air conditioner. The dining room has a large table with room for everyone and French doors to the back deck. The kitchen beyond the dining area is nicely equipped.

At the end of a hall from the living room is the primary bedroom with king bed. This room also has a vaulted ceiling with skylights and exposed beams. There is a ductless split unit air conditioner and French doors to a small private deck. Also off this hall is a small bedroom with bunk beds (two twins), a sitting area with sofa and a ladder to the open loft with double (full bed)--short ceiling, no bed frame. There is also a full bathroom with tub/shower on this floor.

A staircase from the main living area leads to the lower walk-out level with a bedroom with a queen bed. This room has a ductless split unit air conditioner and French doors to a patio. There is also a full bathroom with tub/shower and a separate laundry room with washer/dryer on this floor.

A/C: Three ductless split units--one in the living room, one in the first floor primary bedroom and one in the lower level bedroom.

Surrounded by trees, the large 400 square foot back deck has dining tables and chairs, lounge chairs and a gas grill. Enjoy the smaller private deck off the master and the patio off the lower level bedroom. There is also an enclosed outdoor shower at the side of the house.

This property is close to the best of Wellfleet--in fact, you can't get much closer to PB Boulangerie's heavenly croissants and breads! Short drive to Wellfleet's ocean and bay beaches and freshwater ponds, Wellfleet's Main Street and Harbor, the Cape Cod Rail Trail for biking and walking and Cape Cod National Seashore beaches, trails and sites.

**** CANCELLATION/REFUND POLICY ****
Upon cancellation for ANY reason, money will be refunded less a 20% service fee of the total rental amount due, ONLY if the property is re-rented for the same terms and conditions of the original Agreement. Tenant further acknowledges and agrees that where Kinlin Grover Compass undertakes to re-let the property, the rental fee to be charged to the substitute tenant shall be in an amount to be determined in the reasonable discretion of Kinlin Grover Compass and Owner. Tenant agrees that any cancellation of the reservation, undertaken at any time, shall not be effective unless in writing and delivered to Kinlin Grover Compass.
