Jim's place was perfect and easy to get to everything, including a short walk to Stop n Shop. Excellent outdoor space. Would definitely stay here again!
Nice rental. Good location. Living room, dining area and kitchen were all large for a Ptown rental. The kitchen was dated but very well equipped. Patio was awesome. Lovely flowers.
I would highly recommend considering this for your next trip to Ptown.
Good clean property. Quiet, but maybe a little too far from Commercial Street unless youâre okay with walking. A good choice for your first visit to Provincetown
The house is utterly charming, the way old houses should be: well maintained and very livable, immaculate and well-appointed. The gardens reveal a talented gardener, offering a wide variety of lovely things to look at. James is helpful and amiable. The location offers easy access to downtown Provincetown. We really loved this place.

We came to PTown for carnival week and found Jim's home. I can say the pictures do not do it justice. It's more spacious than it seems and has SO much fun PTown character. The patio area is to die for. I wanted to stay out there the entire time. Perfect landscaping, tucked away. I mean honestly I can't say enough good things.
We always enjoy spending time at this property, it truly feels like a home away from home. The house is perfect for our group of friends, as it is spacious and there are several areas to gather together or in small groups, or to spend time alone. When we arrive, the house is always clean and well maintained. The location is just perfect because it is always quiet and there is not another house just next to it, yet Commercial Street is just a short walk away. The beach, two bike rental companies, and numerous restaurants are also a walkable distance. This year, we found an improved outdoor shower as well as enhanced landscaping and some new indoor amenities as well! Jim is always making improvements and we will continue to return to this home as long as we are able to. We have stayed at 61 Franklin four times, and we look forward to many more visits, as they are always the highlight of our summer. Thanks for always making us feel welcome, Jim!
This was an excellent rental. Jim was a friendly and helpful host. We especially liked the available beach chairs and beach towels, the fantastic outdoor shower, and the tasteful artistic decor. It was clean and comfortable and spacious. Clearly a lot of care has gone into renovations and upkeep. One caution, if you have smaller children, there are many breakables inside. Finally, canât beat the location. Walking distance to the Stop and Shop, various great restaurants, and Commercial Street. Biking distance to the beach. Would definitely stay again. Thank you Jim!
Overall our stay was a mixed experience. The house was spacious and beautifully decorated, providing a comfortable and inviting atmosphere. However, one aspect that we found somewhat uncomfortable was the host's frequent presence around the property, which offered little privacy to the guests. Additionally, there was a particular incident where the host unexpectedly came after 10pm, using a flashlight in the dark to check for something in the yard, which was a bit unsettling for us. It would have been preferable to have been informed in advance about such visits. Despite these issues, the house itself was lovely, and if the privacy concerns were addressed, it could be a wonderful place to stay. However if privacy is an issue I would recommend finding a different property.
Nice property, but cheap furniture and invasive landlords
I visited Provincetown and stayed in this property in June 2022 with a group of friends all in our 30s and 40s. While the property itself was clean and well-maintained, I would caution others from staying here if they are seeking privacy during their stay. Though the landlord did not live on the premises, he and his partner were on site most days keeping an eye on the property and doing work on the property while we were there. At one point, while I was utilizing the outdoor shower (since the other shower was in use), one of the landlords was spraying rabbit deterrent in such close proximity to where the shower was that it splashed onto my feet. Two of the bedrooms also share the same entrance (which was not entirely clear from the listing). I had requested a video walkthrough of the site prior to my arrival to the site and the landlord declined to provide that (despite the thousands we had paid to stay there for the week).
In addition, there was only one TV in the living room and it was so old that it did not have an HDMI port to connect any streaming devices. Also they had made a low-quality fold-out bed available in the living room, and despite typical use of the product, the landlord claimed it was damaged after our stay and charged an excess fees on top of what is already an overpriced listing. For the money, you might as well stay somewhere else as you will get better quality, more modern amenities with a lot more privacy.

You do walk thru one bedroom to get into another one. Still, the place was elegantly appointed, felt both homey and posh; very responsive and friendly host. We found the kitchen stocked with almost every item you could need on vacation! The lovely, inviting, relaxing, private garden was my favorite feature.
A nice house with pretty outdoor space and gorgeous gardens. Easy walk to Commercial Street. Super nice owner. Only complaint is that the owner spends too much time watering the outdoor plants (which are stunning) while weâre around which restricted our ability to be outside and limited our feeling of privacy. He overall communicated well about it, but it happened too many times in the week. Overall, a comfortable home with plenty of air conditioners, and a nice location.

We had six guests in three rooms, and the place is super close to everything, making it easy to get around PTown. We look forward to returning soon and will definitely be renting the unit again.
This was a great place in Ptown close to Commercial Street in a quiet neighborhood. The house was quaint and spacious for six people and we thoroughly enjoyed the living, kitchen and dining area. Jim was very responsive and answered any questions we had almost immediately. As mentioned by others, the two bedrooms are connected and you must go through one to get to the other and these rooms are on the smaller side. This was not an issue for us, however. The house was also adorned with a lot of what seemed like delicate vases and plates, so I would just be extra careful if you have kids or if one of you is clumsy! We would stay here again.
Super charming fully furnished house. Lots of parking in a town where parking is hard. Less than 10 minute walk to commercial street. Would absolutely stay here again.
Jimâs place is perfect for a long weekend getaway. Thereâs so much within a short walk down on Commerce Street. The rooms and beds are comfy, and pretty much most of what you need to enjoy yourself is in the house. The patio is great for morning coffee, and the bathrooms are well equipped. Keep in mind, itâs an over 100 year old home, but itâs been kept up and is emblematic of the Cape Cod experience. We loved our stay and will come back.
