Our trip was very relaxing. The views were beautiful. It rained a lot but there were plenty of games and puzzles. The younger generation were amazed by the old phones. This is a beautiful little town and home.
So the house is beautifully furnished, the decor is very nice. My family said it's a nice 70s style house with a touch of modern, and the appliances work very well. There are no laundry appliances. River access in the back yard, is good, over grown with lily pads. But still very nice and great vacation spot.
Great swimming hole, rope swing and plenty fishing. Cypress canopy cover most of the riverbank. Stays cool and shady.
We plan on booking again next summer.
Accommodations were comfortable for a large group. The kitchen is big, good for us folks who like to cook. The back patio was the chief attribute to our enjoyable stay, for eating outside, enjoying the river, and hanging out.

The river here is absolutely perfect for us. We swam, canoed, had a great time with the rope swing and my granddaughter loved jumping from the tree stump.
The house has plenty of room and the yard and back patio are lovely. The kitchen floor was filthy.
I'm not impressed with the location of the fire pit. It is too close to the AC unit. It was too hot to want a fire anyway. My other disappointment was the amount of road noise.

We thought things were strange when the owners showed up to âturn off the sprinklersâ but stayed and talked to my family that beat us to the rental. The husband and wife began to tell them all about the houserules. The river fish are their âgrandchildrenâs petsâ and âcatch and releaseâ fishing only, even though they advertise their rents as âperfect for fishingâ. The owners spent 30 minutes âwaiting for us to arriveâ to accept cash on the side of VRBO for an extra night because VRBO âhas too many feesâ. They finally left my family members to enjoy their stay while we continued to make our way to the property. Upon arrival, we saw that there was dried food on the âcleanâ silverware, not enough cups for 8 people to have coffee when the description reads that it can seep 18 comfortably. We saw dying tree cockroaches in the cabinets, and roac feces on the plates. Everything from the cabinets had to be washed. We realized quickly that the house is advertised as having whole home WiFi, however it only works well in the Master bedroom, which was inconvenient for us, as we operate a business remotely, and like to be able to sit with our kids while they are playing outside. Second night, the ac was blowing hot air. owner came over and tripped the breaker, which didnât make sense because the blower was running prior to that. A tech was called out and told my husband the he âtopped offâ the unit with refrigerant, which was leaking into the house, making us sick.
We had a great time staying at this property. There was plenty of room for everyone. Owner replied quickly to all questions. House is exactly how it is advertised. If you are looking for something fancy then this is not the house for you. It was clean and spacious and met all our needs. Thank you Beth.
Comfortable accommodation with easy access to East Frio. The listing and reviews were accurate, but we were still surprised by the highway road-noise volume, how minerals in the water clouded dishware, and the property manager only providing one roll of TP per bathroom for a 3-night stay in a house rated for 19 guests (we were directed to Dollar Store in Leakey to get more).
Great place to stay with the Frio in your backyard
As others have said the place is antique. It was like stepping into my grandmother's house. A blast from the past. But I love that about it. My wife and 4 kids and one of my child's friend stayed 4 nights in the house and it was delightful. I particularly enjoyed getting up earlier than the rest of the house and having quiet times and quiet times nad devotionals sitting by the river side. The river is deep so very young children need floaties and it might be difficult or scary for them to get out. Besides that minor point the point of the river that is nearby the house is excellent. No tubers and it is deep enough to swim, and jump in using a rope swing without any worries. my kids loved the rope swing and jumping into the river. Early in the morning we saw deer and a family of raccoons searching for water or food by the river. You have neighbors nearby but it was like each house had its own section of the river that corresponded with their house. I saw people in the distance and heard them but they never came too close. The house was big enough for all of us and we felt comfortable in it instead of worrying about breaking something that is super delicate. I have kids so that was nice. One of the bathrooms needs an update but that did not bring down our stay. There is a breakfast nook in the kitchen which has a window that overlooks the river. That is a nice touch. Also there is a nice patio and BBQ and fire pits. There was enough room for parking and moving around in the driveway. The house is very close to Leakey and many other attractions such as Lost Maples, Garner State Park, Tubing, horse back riding, and many, many more in the Texas hill country. It is a superb place to stay with a family especially if all your children can swim well. You are a close drive for a tubing experience but you have your own party of the Frio in your back yard. We could have stayed for much longer and will probably book the house again next year.
Nice deep hole for swimming had more Lilly pads than we expected but was clear and beautiful. We kayaked up and down and it was soo beautiful and peaceful. Not much sun shines through the trees though. the house was spacious definitely never felt under each otherâs feet. The retro vibe was cool to the older people and gross to the teens and 20 somethings lol. I only have 2 suggestions; I would remove the non potable water signs or at least donât have the scary no ingestion pic on the sign. I know itâs a legit name for well water but it makes it seem dangerous and Non drinkable. I grew up on well water so it didnât phase me at all but the others in our group were scared to even use it to brush their teeth lol. I have rented many other properties in the past who were on well water and none had a non potable sign. With the reviews stating that the water stunk I was expecting a sulfur smell because some wells are that way but ur water just smelt like iron not gross or unpleasant just Normal hard water smell. Second suggestion would be to add curtains (u canât see through) or blinds to the back windows of the rooms and bathrooms because when some of us were still outside on the patio or in the yard we could see everyone in the rooms and one or 2 of our group were seen changing. Other than that everything was great thank you for sharing your home.
The property was beautiful, we especially liked how close the river was to the back yard. Location was the perfect mix of solitude and close enough to stores and activities. We enjoyed the C and R fishing and relaxing in the back yard.. We were however disappointed in the cleanliness of the inside of house. The dishes had dried on food, the coffee pot had old moldy coffee grinds still in the coffee maker, and one of the beds appeared to have bloodstains on the sheets. The sheets smelled clean, but if stained, one would think that those would have been replaced. The rules and fees were posted so we expected the kitchen and dishes to be cleaner than they were. Also main bathroom shower head needs to be replaced, it sprayed everywhere except downwards towards the person trying to shower. Overall, we did in fact enjoy our stay, and would rebook same location again in the future, but would like it to be cleaner inside the property, especially with such a high deposit and cleaning fees.
We all had a wonderful time! We really enjoyed the deep water to play in and the rope swing. The house was big and plenty of beds. Nobody felt cramped or crowded. We had 19 all together!! Will book for next year!!
We enjoyed every minute of our stay here. The house was nice and had plenty of room. We loved the River being in the backyard. And the kids loved the rope swing! Check in was a breeze. We would definitely stay here again!
Second year to stay here. Nice house and fits our purpose. Some nice update have made this year. Needs curtain on bathroom window. Microwave needs replacing. Very noisy neighbors. On a whole, we enjoyed our time there.
The property is amazing! This is the perfect place to relax. There are no tubers on this section of the river. Thereâs a rope swing that the kids enjoyed and the adults and children enjoyed the paddle boat. The house is out-dated but has everything needed for a nice time. Owner was very responsive to answer all questions quickly.
We had a party of 20 including four under two. The only thing missing is shallow water for the toddlers. The adults and teens loved swimming, fishing and just hanging out by the water at this site. We never felt under each otherâs feet and had a group as large as ours visit us while there. Definitely bring your own water but thatâs the only negative about check in. Loved our stay and my adult kids request the same property next time.
I have lived in Leakey my entire life. Met my husband at college in Alpine, Texas and brought him back home with me. Eventually he also moved his mother here.
My mother-in-law bought this property in 1991 as her retirement home. My husband inherited it so since we already had a home in Leakey, we decided to create a vacation rental. I lost him in 2017 so I acquired partners that do rentals professionally. We have worked hard to gradually update the property and create a comfortable place for your vacation on the banks of the East Branch of the Frio River.
