House was very comfortable. Access to the river was awesome. Kids enjoyed the pool and the river rapids and catching (and releasing) fish.We walked the river bank (gotta have good shoes) and floated down passed the house and repeated that throughout our stay.
I think I must have said âI love this houseâ 20 times after arriving. The previous reviews sold me on booking and Downum on the Frio did not disappoint. We had a fabulous time. Kids jumped into the pool night one and took turns on the rope swing. We played games on the spacious porch and cooked breakfast on Blackstone the next day! Just a ton of fun. The house sits just above the river. Such a beautiful spot with a great swimming hole and rope swing. Tons of fun and just a great time relaxing. Hated to leave! We will be back.
We loved this location. The house was comfortable and had all the amenities. We had easy access to the best river in Texas with the perfect swimming hole. The hosts were wonderful. Top notch.
The house is large, and you could easily fit multiple families. The wrap around deck offers great options to hang out and enjoy the breeze. The linens and towels being provided is wonderful, and it was a plus that they smelled so good. The house has other amenities that we didn't fully take advantage of but are a plus as well. Having a pool is a fantastic option, especially because even though the weather wasn't great, because of the public access to the water hole,
it still got busy since the spot is well known by locals. The AC in the home works great. You'll have mostly everything you need. The home has been well loved and has seen better days. The steps down to the river could use some upkeep, and there's evidence that handrails were removed. A deep cleaning would really enhance this rental, and the price warrants it. The kitchen, in particular, could use a deep cleaning. We swept the floors and picked up a lot of dirt that we didn't bring in. The counters were also dirty, and there were sugar ants. We cleaned what we could to keep us comfortable. The dishwasher had dishes already in it when we arrived. We didn't mess with it. The large couch in the living room smelled like urine, but we didn't use it and were hardly inside. To be fair, we didn't alert the property manager about these things because we figured none were an easy nor quick fix and we didn't want to interrupt our stay nor bother anyone during the Labor Day Holiday Weekend. We stayed here for a long weekend trip with one other family and had an amazing time. The house was great, we loved hanging out on the deck and the kids loved swimming in the pool and river! The hosts were very thoughtful and very easy to communicate with and we couldn't have asked for a better, more comfortable stay. 5/5 would definitely stay here again.
We LOVED staying here! It was perfect for our family and the hosts were the best! They made sure everything was perfect! It is such a beautiful area and the house was lovely. Plenty of kitchen supplies for cooking and a fun pool with a rope swing. I would highly recommend this house to everyone. Thanks for making our family trip amazing!
We had a wonderful time. The house had everything we needed. The pool was wonderful considering the Frio was a little low. Rodee was such a good girl. She added that at home feeling.
This property exceeded our expectations. Even with the Frio River low, there is a sizeable swimming hole nearby. We could either walk down to the river and/or drive our pickup for easy unloading, etc. My college-age son and his girlfriend were able to stay on top of their classwork with reliable Wi-Fi connection and a nice desk area upstairs. This property has too many amenities to list, but our favorites were the charcoal grill, gas flat-top, full size oven and stove top, table with firepit, washer/dryer, large shaded back deck, easy access to the house for unloading, and the comfortable beds. We will be back!
The house was large and so comfortable! Kitchen had all the cooking items you need! The swimming hole was so wonderful and clear! All the locals were amazing ! The pool and rope swing were a huge hit! Loved it all!
The stay was nice and relaxing. House felt like home and the kitchen was stocked with more dishes and cookware than any B&B we have ever visited. It was cloudy and rainy our entire stay but my husband and I enjoyed coffee on the porch and hanging out. Loved it! Since we stayed off season, most restaurants were closed but we had brought food and enjoyed Bent Rim Grill and Choleâs Mexican food. Homeowners were a delight and Roadie, the river dog, kept us company. Definitely recommend staying here!
The pictures are not reflective of property. It is so much more and has an amazing set up all around the house. The kitchen has all you could need including a crok-pot. I brought my own thinking there's no way they have one. We had a busy 2yr old and the yard and pool had gates which made us feel safer. Pool had life jackets and toys. Beds were comfortable and AC kept up. My brother did mention one of the rooms got a little warm but there were fans. The river was not full but there is a swimming hole close to house. It is probably fed by a spring and it gave us enough to use the rope swing and swim. There was 14 of us and we all fit in the huge pool. For the Boojie people, its a country home. You will see critters inside house, it happens. Angie and her husband live on property but we were given our space. Thank you for sharing y'alls little piece of heaven with us city folks. We will be coming back.
We couldnât have loved downum on the Frio more! Weâve been coming to Leakey for about 3 years and this has been the best place by far. The owners went above and beyond to make our stay perfect. The house was inviting and homey. Perfectly stocked kitchen. The outdoor living space here will bring you back again. The kids played outside the entire time - especially loving the rope swing over the pool. Even with water levels low - the ONLY water hole left on the Frio is in your backyard. Will absolutely return again!
We absolutely love staying here and this was our second time. We plan to make it an annual trip. Angela is always super helpful and her place is more than accommodating!!
This property is AMAZING!!! Even with the drought on Frio - we had a wonderful time with the pool and the spring fed swimming hole. The Blackstone griddle outside was perfect for feeding 14. We also rented the Bunkhouse as well. Roadie entertained us and made us feel so welcomed too! Thank you for providing a place for our family to be together! We also shopped local using the local Mercantile, and getting takeout from Mama Chole's. Wonderful vacation!
We had a great time. The property was as described and more. Kitchen was stocked with everything and more. The outside grill was both propane and gas, they also had a gas griddle outside that breakfast was made on every morning. There is water behind the house and the swimming hole was pretty much located in the backyard. The pool was so nice to have for us all and it has a nice deck around. The outside deck around the house is huge and great for big families. We saw the owners several time and were very nice. Then of course there is Roadie the river dog, she is one of the sweetest dogs I have ever encountered. She loves treats too, so make sure you bring some for her. Looking forward to another family vacation at the Downum House.

Brad and I have been married for 40 years, High School sweethearts! We raised two sons and have five awesome grandchildren. We are looking forward to sharing our home with others who know the value of family time and good friends.
This house was built by my parents in 1974 and I lived there until I married in 1980. We moved back into the home when my parents moved. We have so many great memories in this home and hope that others can make memories here as well.
Our home is located close to the town of Leakey where you can find local shops and businesses. The town is undergoing some renovations right now and we are looking forward to seeing how it turns the old historic buildings into more interesting shops and business. If you are a biker we are located right off Highway 337, one of the Three Sisters, famous for the exciting ride. For hiking we are located 10 miles from Garner Park and 14 miles from Lost Maples State park. And don't forget the old time dancing at Garner Park a favorite for visitor for years. Best of all if your here for the Frio you are steps from it's clear cold water. Sit on the deck and listen to the sound of the water running by or go down and jump in and let the Frio washs your cares away.
