The location of this property is wonderful, right next to a superb pub. It is quite a drive to the nearest shop so make sure you are well stocked. The view from the decking at the side of the property is amazing, looking over the river Yare. Very special.The kitchen was well equipped with everything we neededThe grill pan in the oven needed a clean which I did.The settees is the lounge are really comfy but probably could do with updating.Nick the landlord was lovely and was on hand to help us when we needed him. All in all a wonderful holiday
The property was clean, well furnished and had everything needed for a comfortable stay. We spent a lot of time on the decked area reading and watching boats, ducks and the world go by. The pub next door serves excellent food and the staff are all friendly and efficient.
We were really happy with the accommodation which was clean, spacious, modern and cozy. The kitchen was perfectly equipped, the shower big and powerful, the beds very comfortable. A rabbit, a robin and a squirrel came to say hello in the backyard. From there, the drive to Norwich city centre is really easy and quick. Driving to Cromer takes about 1hr. We strongly recommend this holiday rental.
The location of this property was beautiful. Watching the wildlife and boats on the river provided us with constant entertainment. Nick, the host, was prompt with his responses when we contacted him. The property was clean, the location excellent and the pub right next door a real bonus! Only negative issue was the internet, it wasn't always as reliable as it could have been. I would recommend this as a place to stay and I would happily stay here again.
We were a little disappointed as we werenât overlooking river which we obviously misread. The beds were excellent and we enjoyed the quietness of the place. Our dog loved the garden. Nick the owner is brilliant and dealt with a shower problem promptly and was available to ask questions. Would definitely recommend
We had a fantastic week at the lodge, the lodge is extremely spacious for four adults and two dogs , the lodge was equipped with everything you could possibly need including logs for the log burner, was very surprised by a previous comment about not having basic essentials like salt ! Apart from arriving to a full grocery shop is logs , washing powder , dishwasher tablets , black bin liners a recycling bin and general waste bin every pot pan dish plate knife folk and bottle opener oh and not forgetting ice in the freezer ready for your gin ( not included đ) not enough !! It had everything needed apart from food .
Donât worry if you donât have dogs the house is wooden floored throughout so very hygienic. The location was also perfect with a view to die for and walks left and right of the lodge in a very quiet location. 15 minute drive from our favourite city Norwich and a pub next door that had fantastic food for a treat on two occasions. So with the fab lodge , and location we will be booking again thanks Nick
We really enjoyed the stay. Nice place by the water. 20m to the really good restaurant/pub . Only some minutes by car to the city. 25 minutes to the shore . Well equipped rooms. Really recommended !
Well situated accommodation, well layed out spacious bedrooms and lounge area.
Would have had 5 stars but for fact was not newly comverted and garden in need of attention.Inside was clean and tidy but note it is dog friendly and wear and damage noted to settee curtains .We take dog covers and bedding so no concerns.
Could have done with few basics, soaps, cleaning cloths etc maybe tea bags and condiments.
Lots to do and ideally located, pub next door has excellent food but ois let down by bruscness of staff and manager and the wait for food was not good. However the next nearest pub The Ferry House has excellent food with a very cheerfull atomosphere .
Would definitely like to stay there again.

We had a wonderful Easter holiday at this lovely converted barn. Clean, comfortable and in a fantastic setting next to the water. Very nice pub/ restaurant next door with our own private gate to enter. Enjoyable to sit out in the morning or evening watching the variety of boats passing by. Would recommend.
Very easy to use website. I have friends who had stayed at the property and recommended it. Wonderful location. Enclosed garden which was perfect for my dog. Accommodation a bit tired and needs attention (curtains and sofa very worn) but certainly did not detract from the pleasure of staying there. Very long way to the nearest shop so make sure provisions are taken.
The lodge is well laid out, well equipped, and light and airy. Everywhere was clean and in spite of having a pub next door, it was very peaceful, even at the weekend. We ate at the pub and had a couple of meals on our terrace, overlooking the river.
Probably not the property for heavy internet usage, but we found it adequate. All in all, a great stay.
Another great week at the cottage. Everything we need is there. Only thing we would add is some kind of shade / umbrella to outside dining area as such a sun trap. Look forward to returning again!
Overall it was a good holiday. Could be improved by a little more attention to detail in the maintenance of the property/ground.. The location and access to surrounding area was great with plenty of places to visit and the restaurant/bar made it easy to get a meal in the evening
Great location, lots of local walking. Pub with good food next door, Norwich 20 minutes away. Helpful owner, on hand but not intrusive. Accommodation plenty big enough for 4. Hope to return
Lovely location but the property was unclean
The dishwasher was the worst I have ever seen and I had to clean it from top to bottom. the cutlery , floors, and oven needed cleaning before we could unpack .
The owner says a cleaner goes in but obviously she does not do a very good job.
Big hole in back of sofa and the hoover was so clogged up I could not get it all out of the filter so had to ask the owner to come and do it . I was too embarrassed to say I thought the place was in need of a good clean but really should not need to if I was been honest. .
3 logs for fire ,no fire lighters and 2 pieces of wood to try and light it with.
Great location if you have a boat ,could be very noisy in the summer with jet skiing and the pub outdoor seating backing onto the garden. The road is right outside kitchen doors and lots of cars seem to drive up and down could also be a problem on a hot sunny day. Gastro pub next door fab food but expensive Cleanliness let this booking down big time and it drives me nuts when you are supposed to ring and tell the owner its unclean this should not be a issue we should have to face.
The property was very comfortable with everything we needed provided. Beds and sofa very comfortable and for two people the property is very spacious! The location is very quiet (in November at least!) and the gastro pub next door serves excellent food.
Lovely converted building, modern design open plan, comfortable and good heating system. Set in a quiet lane, just used as access to the next door pub/restaurant and handful of properties, close to the river bank. Great raised decking area to side of property to watch boats go by. Pub next door has small number of mooring spaces and river bank deck area but was not at all noisy or any disturbance when we stayed in october. Would recommend the Sunday roast (lovely) but do book - it was packed with diners so we were glad we booked! Overall very pleasant stay in quiet location.
Comfortable, quiet, well-located - and what a view!
Don't be put off by the fact that the listing has more photos of the outside than of the property itself. The view across teh Yare from the kitchen-diner deserves it. The property is a really skilful conversion of an outbuilding that achieves an amazingly spacious feel in a small footprint. Two good size doubles, a big bathroom with walk in shower, and a kitchen/diner/living room with wood burner. And there's a raised deck overlooking the river Yare and fields beyond.
The house is down a single track road, so feels remote, but it's only 15 minutes from the centre of Norwich. There's a gastropub next door but we were never bothered by noise.
The air source heat pump coped well with chilly autumn nights once we'd let the fire go out. The decor is more show-home than quirky country cottage, but nothing wrong with that. Definitely recommended as a base for exploring Norfolk - or just sitting and watching the river.

Loved location and the property altho a few niggles re lack of kitchenware and no hand towels . Bathroom lacked shelf and storage space . Beds v comfortable. In other properties I have always found basic items like salt , pepper , washing up liquid , soap, waste bags were supplied but I guess Covid might have something to do with thisâŠ. Little/ no storage space for foodstuffs . Overall , was v v happy despite the aforementioned
Had a lovely stay on the river , great walks without driving, pub next door is good particularly for bar food, area lovely, I recommend for quite time.
Had a peaceful and relaxing time here in August this year. Youâre far enough away from everything to feel that youâre deep in the country side but youâre only 10 to 15 minutes from the centre of Norwich and half an hour from the coast.
We had a fantastic holiday, the barn is in a perfect location and just as described, just what we needed for a get away. Great views of the river and some great walks nearby. We would definitely think about booking again.
