The positives - lovely towels and bedding, excellent shower, heating and TV channels, reliable wifi. Useful to have a washing machine and tumble drier as well as a dishwasher.
Not so good - the description of the cottage says there is parking but not that it is on street, some distance away. The instruction manual for the oven was not there, so it took a while to work out how to set the timer to make it work . The standard of cleanliness was not as we would expect. The oven needed cleaning, windows inside needed cleaning. There were cobwebs on the windows and walls and the window frames and sills were dirty. The bathroom needs a good scrub around the taps and shower fittings.
It was a sweet little cottage for just the two of us. Very small with a tiny outside courtyard with a right of way through it. Free Parking was difficult almost non existent. I bought a weekly day and overnight ticket at the Norfolk district council car park for ÂŁ28. Kitchen was well equipped as far as I could see but my granddaughter and I ate out. Queues at the restaurants and cafes in early July. Coastal hopper buses are excellent and go from just near the cottage. Beach down at the Pinewoods is wonderful with lovely sunsets.

Lovely two bedroom cottage in central Wells, moments from the shop and the quayside. The property was small but well presented throughout, the kitchen had everything you might need and had a very small courtyard outside the back door. Only downside is that the neighbouring cottage has right of way- which was interesting with a family with 3 small children and a large buggy to get past the table/chairs!
Good location and well equipped. The booking process was really easy and the owner responded quickly.
Also, just before our stay, we were updated with everything we needed to know in relation to coved restrictions.

The booking process was made very easy. My son loved the "pent house" bedroom, however it was extremely warm even with the owners supplied (god send) fans. The location of the cottage was great, the layout of the cottage worked for us as a family. We would return to the cottage but a few thoughts, the cleaner needs to clean the bathroom plug holes as when showering the water remained in the bath. Thank you
We really enjoyed our time at Elgin Cottage. It's in a wonderful spot, close to everything and there is so much to do in the local area, just wish we'd stayed for longer! The cottage is cosy and very comfortable and well equipped. There's no parking but this wasn't a problem.
We had a super stay in Wells in this very cosy cottage. The location was wonderful as it was right in the town centre and a v short walk from the quay, the many shops, pubs and restaurants.
Cosy, comfortable cottage in an excellent location. Ideally situated to explore North Norfolk. Great places to eat and drink are always easy to find . Perfect for a short break or even a longer stay.
We very much enjoyed our stay at Elgin Cottage. The cottage itself was very comfortable and tastefully decorated and the location was just ideal. We loved the town of Wells itself and ate out at a different restaurant every night (all a very short walk from the cottage) and made full use of the excellent Coasthopper bus service to do some superb walks along the Norfolk Coastal path. We look forward to returning in the summer.

The cottage was well equipped with everything you need, nice and clean too. One minor blip if it's two couples staying, then having to go through the other bedroom during the night to the bathroom is not ideal at all. Unfortunately that would put us off returning again which is such a shame as we loved it. Great for a family.
Everything we expected. Small but comfy and cosy. Very close to all that's going on in Wells such as shopping, eateries, coastal walks.
Surprising how much was going on this time of year in the general area. Only the local Stately Homes were closed but we were aware of that. However the gardens of most were still open as were the shops attached to them.
The North Norfolk Coastal Path is easily accessed going north or south and takes you to some interesting nature reserves, ideal for dedicated 'twitchers'.
The accommodation was fine for us two and I would imagine adding a couple of young children would not cause undue problems but 4 adults may find it a bit too 'cosy'. As long as you are aware of what you are renting and it's restrictions we have no hesitation in recommending this lovely little property, suitable for any time of year.
We had a lovely long weekend at the cottage. Very comfortable, well equipped and the ideal location, right in the centre of Wells and within walking distance of everything in the town. There is so much to do and see in this beautiful area of North Norfolk that we are planning to return to Elgin Cottage in the summer.
We really enjoyed our visit to north Norfolk. Wells is an excellent base with plenty of restaurant options and an attractive harbour. We had a wonderful meal at Sands restaurant. The beach at Holkham is amazing! The cottage itself was a bit disappointing, though very conveniently situated. The decor is dated and areas were very grubby. Not up to the standard we have had in recent years in various parts of the country.
Elgin Cottage is owned by Richard and Fiona. We love this area of Norfolk with its stunning coastline and huge skies and enjoy visiting with our two children.
Elgin Cottage is ideally situated in the centre of Wells-next-the-Sea - pubs, cafes, restaurants and shops are all around the corner and the beach is a short stroll away.
