Hampden House was an absolute beauty of a property. It was plenty spacious enough for 6 adults and a dog and the location was excellent (right by the water and a short walk to town/pubs). We had a fabulous stay and are already desperate to return.
Hampden House is perfectly located for tide- and bird-watching, and is just a short walk from shops and restaurants. The house is comfortable, cosy and well-equipped and we loved the Aga for cooking. Perfect home-from-home getaway!
The location and charm of this cottage is absolute perfection! We are very accustomed to Norfolk, we travelled with our mum in law who up until 7 years ago lived in Hunstanton. Wells definitely has everything on your doorstep, especially if you arenât wanting to get in the car. We were very lucky with the weather and couldnât wait to take in the view from the patio each day. Will definitely be staying again!

Excellent property and location. Sadly the East Coast was experiencing a cold wind. But the house was warm and did not require the âcentralâ heating

We had a great week; we enjoyed a boat trip out to see the seals, caught the train to Walsingham and enjoyed the beach, coastal path and dark skies at night. It's a wonderful spot to watch the tides come and go. Very tasty seafood available in town too. Thanks for a lovely week.
This is a lovely cottage in the the centre of town. We couldnât find any faults. It was well equipped, spacious and clean. Good communication from the host. I would recommend this to anyone staying in Wells-Next-The-Sea.

Lovely open plan living accommodation, with everything you could need for a fabulous holiday and more. The bedrooms were lovely, with views from the front rooms that were outstanding, you have to open the blinds in the morning and just look at the views from the bed.
Two parking spaces outside the front door, perfect.
A short walk to the centre of Wells, with shops pubs and restaurants. What more could you want??

A beautifully modernised and remodelled former pub right on the East Quay in Wells, retaining original charm but also very comfortable and warm. The views from the windows and terrace are wonderful.
Thank you for a amazing weekend. The house was perfect & the location fabulous. The patio overlooking the estuary was wonderful, we were out there from breakfast to sundown.
Communication with Jane, the host has been excellent and we would love to return again soon.

We stayed at this beautiful cottage for a short family break. It was absolutely perfect - our only complaint was that we werenât staying longer. The photos donât do the renovations justice - just a beautiful place to stay. We canât wait to come back again next year!
Couldnât ask for more from this rental. Itâs in a great location with 2 much needed park spaces and itâs on the quieter side of the waterfront. The terrace is a great spot to relax and have a drink / read or simply watch the world go by. Inside is well equipped and very clean with comfy beds. Highly recommended and we will return.
As a child I spent the long 6-week summer holidays camping at Wells with my mum and my brother. They were perfectly idyllic times - no rules, no shoes, chocolate sandwiches for tea and a constantly changing supply of playmates. It has always had a special place in my heart and the rest of my family have had no choice but to also fall in love with it. For many years we have talked about buying a holiday cottage here and when Hampden House came on the market we simply couldn't let it go. We spend as much time here as we can.
The cottage is just a couple of minutes walk from the harbour, the pubs and the shops in Staithe Street and it only takes about 20-25 minutes to walk along the sea wall to the beach. East End is a no through road and feels like a retreat from the noise and bustle of the town - Hampden House benefits from the best of both worlds. In 2016 we completely renovated the cottage, changing the layout and maximising the views and the light. We have installed a wonderfully effective wood burner so that the cottage is cosy and welcoming even during the winter months. However, the main feature of this property is its position and the views that change constantly as the tide ebbs and flows. The terrace can be enjoyed all day long - even in the winter it's a perfect place to wrap up warm and enjoy coffee or a glass of wine. Having 2 parking spaces is invaluable in Wells, especially during the summer months. NB - until Oct 2018 guests will also have the use of a walled garden opposite the house on the other side of Jolly Sailors Yard. This is a lovely sheltered spot if the wind is a little too chill on the terrace. From 1st October 2018 the garden will no longer be available as we are building a small 2-bed flat on the site.
