Our second stay at Freeholders ticked all the boxes again and left us wanting to come back as soon as possible. Everything oozes style and great quality, really comfy bed, very relaxing views and not sure where the time goes when staying here really - will book for longer next time!
A really lovely house. Beautifully set-up and furnished. You canât stop looking out the huge windows at the views. Great location in the centre of Wells-everything is only a short walk away. We will definitely stay again.
What a fabulous place to stay, fantastic views, original design and beautifully finished. We had a really relaxing few days watching the world go by through the panoramic window. We will definitely return.

Freeholders is a simply beautiful, modern and well presented property with a stunning view. We had a marvellous time. We really enjoyed exploring Wells-next-the-sea as well as the surrounding coastline. We would love to return!
Great location on the creek in Wells. Lots of bird life and boats to watch from the large picture window in the lounge. The property was very comfortable and well equipped. Great views from the roof terrace. Parking space very useful. Short walk to shops/restaurants.
Fantastic property with amazing views over the harbour and estuary. The house is stunning, very comfortable and situated within easy walking distance of local shops, restaurants and pubs. No entertainment needed as you can spend the whole day just watching the tide going in and out and all the activities not the water. Freeholders is a special place.
We loved the property and its design style and furnishings. It was in a great location and the views were amazing. We enjoyed a day of gales and rain reading overlooking the changing estuary tides out to sea and also an evening on the roof terrace with fish'n'chips and prossecco in the sun with views over the water. What a find.
We stayed for three nights. This is a very special property and we enjoyed our stay very much. It's a beautifully thought out and well equipped building but the best thing for me were the ever changing views of the creek. It was wonderful to see so many special birds from the magnificent picture windows. The location was also perfect as it is on the North Norfolk coastal path and also within easy walking distance to all the amenities of Wells-next-the-sea. We were sad to leave!
Would highly recommend to anyone wanting a North Norfolk getaway- you can park the car and not be use it will until you leave due to convenience of shops, pubs, restaurants and walks (to Marshes in one direction and Holkham in the other). Donât worry about the weather âŠ.it wonât matter when you are here. Hope gho recommend
Perfect location, stunning views and exceptional hospitality.
We had a fantastic stay at Freeholders. The location is perfect, just a couple of minutes' walk from the center of Wells-next-the-Sea and it also has wonderful countryside walks nearby. The landscape is stunning â the views from the property are simply spectacular and the nearby sandy beach is expansive so you don't feel overcrowded.
There are plenty of pubs and restaurants within walking distance, making it easy to enjoy the local dining scene. The house itself is beautifully decorated and equipped with everything we needed for a comfortable stay. It is even better in person than it looks like in the photos.
The hosts were exceptional, providing perfect hospitality and prompt assistance whenever needed. We will definitely be back again!
Jane was extremely helpful, flexible and generous in dealing with the implications of the ' tier/lockdown' period.
In the event we were able to visit and the property is superb. Suffice to say that one of us had a broken arm and there could not be a better place to be 'holed up' - wonderful vistas and one of the best libraries to be found in rented properties.
We will undoubtedly return, to enjoy the wider attractions of the area.

The view is fabulous and this stunning house has been designed to make the most of it. Wether I was cooking, eating, reading, talking, resting, the salt marsh and the boats were right there. Not forgetting the rear view along the pretty Jolly Sailor Yard. Rain or shine didnât matter, I was able to relax inside and I was still âseeingâ Wells-Next-The-Sea. The house itself is a clever blend of technology and clean shiny minimalism with relaxing comfort and bags of sensual character.
This is a beautifully designed and appointed house, in a superb location. This new-build property is designed sympathetically with its location and has a history that adds to its appeal. Inside the house is very comfortable and well equipped, with the kitchen in particular providing all you could want for self catering. It was lovely to have a whole of range of different glasses to use as well as good quality crockery and plenty of cooking utensils. The star of the house is the view from the lounge, diner, kitchen area and front bedroom. The house has an uninterrupted view of the Wells Marshes and you able to sit and watch the ebb and flow of the tides and the coming and going of the birds. In addition to the view from within the house, the roof top terrace is just great. Between storms we went up to the terrace, using the dum waiter to bring up wine and nibbles - fantastic. All in all a very special, interesting and comfortable place to stay.
We fully agree with every positive thing that was said about Freeholders in other reviews. It more than met our (very high) expectations: being quiet, well equipped, comfortable, within walking distance of everything we needed and with responsive hosts. Plus Wells is wonderful. We are planning to come again in the warmer weather for longer.
As a child, my mum brother and I would often spend the whole 6-week summer holiday in a tent on the campsite at Wells. We played in the woods and on the beach with an ever-changing cast of children from the campsite. It has always been a very special place for me and I have returned throughout my adult life. There is nowhere in the world I rather spend my holidays.
When the opportunity to build a new property arose, we couldn't resist. We wanted to build something unique but that would also fit in and enhance, rather than detract from, the surroundings. Despite many problems, restrictions and set backs we persevered - and we are so thrilled with the end result. The property was completed in March 2020
