I brought 3 kids aged 4 thru 10 and they had the absolute time of their lives. From swimming to the big yard and swingset it was absolutely perfect for our family. Communication from booking to check-in, throughout the stay, and checkout was phenomenal. Highly recommend to any families looking for a lake escape. Has literally everything you need for kids big and small. Thanks for letting us enjoy your wonderful home!
Perfect location to relax and enjoy the lake view. We enjoyed kayaking, paddleboarding and watching the sunrise. Amy always responded to our texts in a timely manner. The house was well equipped with papergoods, sheets and towels. Each bedroom had an air conditioner, which we only had to use a couple of nights because we lucked out with great weather. There are numerous places to venture out to on day trips. Since it was our second time renting, we chose to stay put, except for a trip to a local winery and brewery! We will definitely rent again!
First, I would prefer to give this a 4.5 star review, if possible. The views from the bedroom windows/balconies overlooking the lake are wonderful, especially at sunrise. There was more than enough room for 5 adults and 2 dogs; the biggest drawback was that there were only 4 chairs at the dining table. All of the furniture was comfortable, there were plenty of linens, tableware and cookware. We had no issues with the heating or plumbing. We did have a problem with the microwave the first night we were there and the owners immediately arranged for a replacement which we were able to pick up the next morning. We very much enjoyed our week long stay, which included Christmas day, and would definitely recommend this home away from home to anyone.
I can honestly say there was not a single thing I could find to fault in regards to this property.
Aside from having everything you could need - although we never found an ironing board (this could have just been us not looking correctly) - it has so much more to offer.
The second you step through the door there is such a welcoming feel to the place, and that feeling just continues to grow with each passing day.
The property itself is perfect; the rooms are all a very generous size; having 2 bathrooms with 4 adults was an absolute blessing (the showers are great, the water pressure amazing). The beds are so comfortable I slept better than I do at home. There is more than enough storage throughout the whole property for everyone, and everything you may take away with you.
The house was clean and with great modern appliances (not that we used any of them but could see they were all new and up-to-date).
There are numerous books of all genres if you like to read.
The best bit though? The views. It doesn't matter where you look you are confronted with the most amazing views (even the upstairs bathroom overlooks the driveway to a neighbouring property with pretty features and gorgeous colour trees). From the pretty tree-lined street to get to the property, to the views across the lake. I could have happily just sat outside on the deck (until it got too cold at which point I'd have just sat in the lounge) staring at the lake, the trees and houses in the distance, which are ever changing.
We were lucky enough to visit during the autumn/fall season and the colours were phenomenal.
The neighbourhood is so peaceful and quiet we didn't even notice there were other people around.
If you want a good location to get out and visit Portsmouth, Boston, Salem and all surrounding areas (Ipswich, Rockport and Plum Island are definitely worth a visit) then you could not pick a better properry or base to do it from. If you want to just get-away-from-it-all and shut yourself off from the outside world, you could also not pick better than this property.
It really was a gem of a find and family we visited over there have taken the details to pass on to other friends/family for when they go to stay.

This is my second visit to this beautiful lake house and I really hope it won't be my last.
It really is a home-away-from-home with so much extra (don't know about you but I don't have a lake at the bottom of my garden!).
The property has everything you need, exceptionally comfy beds & the added bonus of 2 full bathrooms. The kitchen is well stocked with every utensil; the fridge and freezer are the perfect size. The oven is easy to use & the toaster is great; again, easy to use and lets you choose what it is you're trying to toast - highly recommend setting 5 for bread and bagels.
The lounge sofa is extremely comfortable & the table with benches is huge; the 4 of us sat on different sides & had to reach to pass bits to each other.
We swam in the lake which was clean, if a little chilly, and easy enough to access via some stone steps. The weed around your legs can be a little disconcerting & I would advise swimming socks but if you like open water swimming you will not be disappointed.
Both decks (outside the house & at the waters edge) have plenty of comfortable seating & it's very easy to wile away a whole day just watching the birds in the trees and the boats on the lake.
As for the owners (Amy & Eric) nothing is too much trouble for them. We had a small issue with a rogue smoke detector which was sorted immediately. This property is perfect in every way.
You'd be foolish to try anywhere else.
Couldnât be happier with the property. We loved kayaking, canoeing and hiking the surrounding area. Weâll stocked kitchen was appreciated. Was wonderful to step off the back porch and be standing at the edge of the lake in a few steps.
Beautiful lake, cozy lake house. The pictures in the listing donât do justice to how very cute the house is. It is an older house with some windows, doors, light switches that donât work well and furnishings that have seen better days but overall very charming and really has a summer camp/lake feel. Beds are comfortable. Lots of fun toys and water sport equipment to use on the lake. Nice sandy area for kids to swim off the side of the dock. Two great decks, one with shade in the morning and the other with shade in the afternoon so always a comfortable place available to relax outside. Thankful we found this lovely home for our summer vacation.
The lake views from this house were spectacular, especially at sunrise from the balcony! The neighborhood was quiet and the property private. Our children loved the water fun, from swimming to paddle boarding, kayaking, canoeing, floating on an innertube, and even fishing! All could be done with ease right out our back door! We appreciated the abundance of life vest sizes that were available for the safety of all. The house was super-cute and the deck was great. The kids enjoyed badminton and water balloons in the backyard! To top it all off was the outdoor firepit with built-in seating and, again, wonderful views of the water.
We stayed at this property as interim housing as we had moved out of our home in a different state and were waiting for our house in Nw Hampshire to close. The hosts were so understanding of our needs and allowed us to extend our stay multiple times as things in the real estate world did not go to plan. They could not have been more accommodating. The home (and thatâs what it really felt like) was the perfect place for our multi-generational family to land in this difficult time. We had so many wonderful experiences here, from my youngest child catching his first fish to watching the bald eagles and herons circle the pond. Every need was provided for in the home. We could not recommend this home (oits hosts) any stronger.
We traveled from Arizona to New Hampshire to visit family for a lengthy vacation so we wanted a house where all the kids could play, the adults could feel comfortable and an overall enjoyable atmosphere. This lake house in Kingston fit all of it 100%. It was secluded enough to feel private but it was also located near most anything you may need. We also made trips to Boston, Salem and Portsmouth while we were there (all are within an hour drive).
The listing is very accurate. The house is great and the property is even better. The kids want to come back in the summer. :)
The lake house is exactly what I remember a lake house to be from back when my parents used to rent one when I was growing up. Nothing fancy, clean, right on the lake and well equipped to meet all of your needs. My wife and I spent the whole week and each of our kids split the week and came with their kids for a couple nights. The grandkids ages ranged from 2yo to 11 yo. The owners, Amy and Eric, have equipped the house with something for all ages. There was a sand table and sit on ride toys our 2yo grandson loved to play with. paddle boards, a canoe, kayak and variable floats for the water. There was a large collection of books to read from if you choose to. Games, puzzles coloring books and if you forgot your fishing gear at home, that too. My favorite thing to do was just relaxing on the deck down at the dock and fishing with the grandkids. Although there isnât much of a ( for lack of a better term)â beach area â it was never an issue as the kids had a ball jumping off the dock and we adults loved just lounging around on tubes or floats in the water. I will close with one last thing. When we checked in Amy was vert adamant that we contact them if there were any issues while we were there. That being said on the first full day of our week we noticed one of the AC units for one of the bedrooms was extremely noisy and sounded as if it were on its last legs. With the weather forecasted to be in the 90âs later in the week I texted Amy and to let her know. That evening she delivered a brand new one to usâŠâŠ. a true testament that they want you to enjoy your time at the lake and will do everything they can to make that happen.

Wonderful location, clean, spacious, easy check in, lovely "pond" and scenary. We cooked out, s'mored at the firepit by the water, paddled kayak, canoe and paddleboard. Enjoyed swimming AND fishing in front. Library of books and games for all ages. Really fabulous location close to Seabrook, Hampton, Newburyport where we love to dine on seafood! My boyfriend and I were looking to get away from the city and visit family in NH for a month and this house was the perfect retreat for us! Amy was incredibly responsive to all our needs, and immediately dealt with any questions or issues that came up. We had some family come visit and stay for a few days while we were there and they loved it too. The lake is beautiful, very quiet and not at all crowded (in October, at least!) and we were truly able to unwind and relax.
The property is just like the pictures, some very minor cosmetics, but overall fantastic.
The check-in process was perfect, they text you the codes to get in the house prior to arrival. The property is just right for 7 people or less. The area was quiet and peaceful. We were here for Labor day weekend trough the 12th. There were plenty of boats out during the weekend. Amy and Eric have there own dock, but there is a public access dock for the street as well, so the right of way goes through the property. It was odd having people coming down with thete dogs, or neighbors walking through late evening
But we relaxed, enjoyed fires every night, watched the moonrise over the lake at night, and the sunrise in the morning. There was little shopping in Kingston, but more in Exeter. Close to Portsmouth, Hampton, and Salisbury. I would rather a clearer view from the house decks onto the lake. The bottom deck is great to sit and read during early and mid days. All and all a fabulous stay and the house well equipped with everything you need.
We choose this location because it was close to where our son and his family live. They would come visit most days for swimming, boating, and a cookout meal! It was perfect!
The house was a perfect getaway. The house deck and lower deck (before the dock) were our favorite places to relax. Kayak, paddle board and canoe were available for our use. The lake is very peaceful with not too much motor boat traffic. House very well equipped. Great vacation rental - highly recommend! Thank you Amy and Eric!
We had a wonderful week staying at this lake house. There where 5 adults. The males in the group had fun fishing. Didn't catch many because we found out the fish live over at Jimmy's house next door. But still had fun trying. And the girls had fun floating in the lake and watching the men fish. We also enjoyed going to all the local antique shops. And ended the trip with a trip to Newburyport with grilling dinner and having a fire. We loved every minute of this vacation.

Really nice place to stay on the lake. Quiet dead end road right on the lake. House is modern, sunny, great sliders to outside deck. Clean with plenty of room. Modern appliances and lighting. Heat worked great when we needed it. Owners were attentive to our text messages.
The yard and grounds were well maintained and the yard was huge with additional deck near the water's edge that leads to a great dock for fishing.
Not a bad thing to say about this place, and we have stayed in many. We had a great vacation. Thanks so much Amy!
Cleanliness substandard, house offerings did not live up to standards
My family and I were very disappointed in this VRBO house and what it said was offered. The floor was clean upstairs, yet downstairs wasn't very clean, i.e., lots of dead flies, the downstairs floor had ground in dirt, furniture dirty/stained. Downstairs toilet bowl stained (?) yellow. All of the bath towels and dish towels very old. Dishwasher did not work - turns on, but does not cycle. There were some dirty utensils and a plate, along with dishwasher soap pod in the washer. I did not know that it was not working when I loaded it completely full after we had a family college graduation party. Tried to run it 3 separate times to no avail. Finally had to wash/dry all dishes by hand. Oven very dirty. Looked like someone wiped it a little, but thick grease was in the middle. We did not use. Disgusting. Cupboards were in disarray. Just not a professional way to leave a kitchen for a VRBO. Dirty utensil drawer. No trash bags for the kitchen trash can - had to use doubled up grocery bags that I had brought from the store. Half-eaten bags of chips in the cupboard. I could go on.
Upstairs bathroom sink faucet NOT clean. There was dirt all over the handle area. Shower mildewy - needs to be scrubbed thoroughly! And the shower curtain - absolutely disgusting. Yellowish mold all over the bottom of it. Beyond gross!. The plugin fan in one of the bedrooms, as well as one downstairs was full of black dirt and debris. Not that we needed to use them, they were just awful to have to view. There was no lampshade on one of the lamps over the bed in one of the bedrooms. There were slippers left on one of the bedside tables. All of the railings on the outside of the house, upstairs and downstairs had black dirt all over them. The barbeque grill was filthy. My husband heated it up and tried to clean it the best he could before we needed to use it. He followed through and cleaned it the best he could after we used it. The outside grounds were not kept up - weeds, no gardening. The dock was not set up, the steps used to get to the dock were a jumbled mess and could not have been used. My husband cleaned out the leaves and dirt that were in the canoe and the kayak so that they could be used. The whole place looked as if a family had to leave town quickly and left everything half done. Very disappointing for my family. We were so glad to leave! I expect cleanliness when I stay at a VRBO. I would never stay here again.

Our son liked to be able to use the kayak aroud the lake and relax. We enjoyed the view from almost every room and the lake's wind every night. It was secluded enough but yet in an establised neibourghood. Everythinf was juste a drive away (restaurants, mall, groceries and gaz station).
Amy's house was very comfortable. It has all of the housewares and supplies you would want. It was very clean and well maintained The heat was good for the chilly weather we had while we were there. It also has a great view of the lake with a nice backyard.
