Our stay at this house was perfect! Our whole family was easily accomadated in the comfy beds. The split level allowed us to do different things - games in downstairs TV room, visit and watch TV upstairs. We cooked some of our meals in the very well equipped, newly renovated kitchen. The house has all the amenities we could have asked for - washer/dryer, pack'n play, blow dryer, lots of games, books and DVD's. Even bedside rails for the toddler! We appreciated being able to bring the dog.
When we didn't cook, we dined at some of the great nearby local restaurants. We had fun exploring the many nearby trails, shops and activities. A 5-minute walk took us to the lovely association beach. We definitely enjoyed our stay at 42 Beach and look forward to returning another time!
I planned a trip on a Monday for 5 nights with my family. On that Monday, we did arrive too early so we left and explored the area. When we returned to the house, the cleaning people were just leaving and said we could go in. First impressions of the house was that it was very nicely decorated and was clean. However, when we went into the lower level, the very first thing we all noticed was the very strong musty smell. It was bad enough that we ran out and bought an air freshener that night, which helped. When we arrived, I searched the house for the âcribâ that they advertised on the VRBO site and could not find it. I called the owner and she said that it is a pack & play, not a crib. I was not happy about that as my 3 year old barely fits in a pack & play. I told her that it was noted on the site and she said she was going to remove it. There were 9 adults in my party and 3 children. The first couple of night, 2 of the adults were not with us so we were able to walk down to the private beach and utilize it (they have a max of 10 people at a time due to COVID). However, once the other 2 joined us, we could no longer use that beach and had to drive to other beaches in the area, having to pay for parking. That was a bummer since part of why we stayed in that house was because of the private beach but it certainly did not ruin our trip.
After being there one night, we noticed a significant ant problem in the kitchen, on the counters. We had NO food on the counter by the way, we kept everything in the fridge, closet or the island counter. We went out and bought ant traps that did not work. Then we went out and bought ant spray which seemed to work much better. I did inform the property manager of this.
The second to last night we lost hot water. I contact the owner and she said she would have her husband call us to walk us through a few things. Her husband spoke with my uncle and my husband and what he told them to do over the phone did not work. She then said that she would send the maintenance guy out to the house. We had gone to the beach that day and returned around 2pm. The maintenance guy was in his truck in the driveway (with another man) for approximately a half an hour before I approached him. He proceeded to tell me that they were eating lunch. Once they finished eating, they attempted to carry the tank into the back yard but were having a hard time so my uncle & husband helped them. This lovely home easily accommodated my husband, two sons and their families. The house was exactly as pictured - except the outdoor deck was even better than I imagined.
The house is well stocked. It's a short walk to a private beach, and the owner immediately answered any questions we had.
Speaking of the owner . . . she is a woman after my own heart. Everything is well organized. She even had a binder with practically everything you would need to know about the house and the things to do in the area. (The only thing missing was the location of the modem when we lost internet service. Fear not. My handwritten instructions are now in the binder.)

We enjoyed the house immensely. The home was clean and well equipped. The short walk to the beach was just about 3 minutes , we were lucky enough to have great weather and were able to go almost everyday. If we had to name one thing that needs improvement it would be the a/c in the main living area. It didnât seem to be able to keep up with the size of the room. Other than that everything was perfect!
We had everything we expected and more. The private beach was just a 5 minute walk.. The owner Marcia was exceptionally friendly and responsive to our concerns. We felt like we made friends with her.
Property was in a great location (walkable to the beach) and perfect for our group of nine. The owner was a pleasure to deal with - extremely flexible with the uncertainty of our travel in light of the COVID pandemic and allowed us flexibility with our check-in time. She was also available for questions before and during our stay. We hope to rent again in the future.
Really enjoyed our week here with family. The house was very clean and nicely decorated with lots of space to hang out. The kitchen was equipped with everything you could possibly need. Nice yard and outdoor deck and a very short walk to a private beach. Location was greatâclose to downtown area restaurants and shops. Marcia was so nice and very responsive. We would definitely stay here again!
My family enjoyed a very nice two weeks at this property. The house slept the 8 people very comfortably, with beds to spare. Bathrooms were clean and updated, kitchen had everything we needed for both cooking and baking. Plenty of space for everyone to spread out and lounge and to come together and eat, both inside and out. The walk to the private beach was very short. Communication with the owner was very quick and easy.
We have rented numerous times in East Falmouth and this was the loveliest home we have stayed in.
Tucked away adjacent to the bay and gorgeous sunsets was this hidden gem.
This home was very comfortable with excellent beds and toasty warm rooms. We came to Cape Cod off season, to celebrate Thanksgiving.
We appreciated the welcoming feeling and knew this home was loved. So comfortable, inviting and relaxing... you could not ask for anymore.
We look forward to our next return.
Clean spacious home that could easily accommodate 6 adults and 3 children. Easy walk to the beach for a 3,5 and 8 year old. Would highly recommend this property.
Location is great. Private beach is perfect. Perfect for large groups with plenty of beds and living area. Description states outside shower but the shower is not enclosed (bummer). Hopefully with future renovations that the shower gets enclosed.
The house was perfect for our two families! The location was amazing, close to the beach, and the salt water pond. We enjoyed kayaking when we weren't at the beach. The owners were great to communicate with. We will definitely be back!
The house as promised accommodated 4 adults, 3 kids and our dog very nicely. It was a convenient walk to a very nice private beach so location was excellent. Also easy ride to nearby restaurants and town. The biggest negative was the hot water not working at times but was fixed in a reasonable amount of time and we were told what to do if we had more problems. The kitchen was roomy and well supplied. However there was little room in cabinets for food we brought with us. And we thought the cabinets could have been tidier. Overall it was a wonderful week with perfect weather.
The house and location are both an A+. In the past we have stayed in Barnstable, Chatham and points further north, but the closer Falmouth location, spotless and beautifully furnished house with passes to the private Acaspesket Beach made this last trip the best one yet. One dinner was better than the next including amazing sushi at Misaki in Hyannis and stellar meals at C Salt Wine Bar and Osteria La Civetta which were both less than a five minute drive in dowwtown Falmouth. We will absolutely be renting Marcia's house again, best VRBO yet!!
Good choice for families or large groups in Cape Cod next to beach!
Great layout for multiple families or large groups with equal sized rooms upstairs and downstairs with plenty of queen sized beds. The house was clean, beds were comfortable, and the internet fast. We liked the location as it's a short walk to the private beach and a quick drive to restaurants and grocery stores. The hosts were quick to respond to inquiries and very welcoming. Overall, a great option and value for staying in Cape Cod for the summer!
My family had a great time at the house. Everything was clean and well appointed. Full kitchen was excellent for big family dinners. The 4 bedrooms worked out great for our four families and the kids enjoyed the downstairs living room. The big grass backyard was great for games and playing catch. Also the driveway is large and can fit over 6 cars. Communication with the property manager was excellent and they worked hard to make sure our stay was comfortable. The house is only a few blocks from the private beach with both beach waves and calm inlet for shell collecting and relaxing. So picturesque and very Cape Cod. Falmouth is a great location as it's not too far into the Cape and doesn't take long to get there from the South Shore. The only thing to be aware of is that there is a couch against a low wall over the stairs to the lower level that poses a fall hazard for toddlers that are on the couch. Overall we had a fabulous time at this property and would not hesitate to rent it again!
Beautiful Home - enjoyed the brand new kitchen with the open eating and living areas. The two separate living room/media rooms were so helpful for our group to spread out.
Short walk to the private beach was so convenient.
Home was clean, comfortable and cutely decorated for the Cape.

We really enjoyed the space in your home, so we could spread out. The new kitchen was very well-equipped, and it was great for all of us to be able to sit at your big table together. Beds were comfy! The kids loved the bunk beds and all the games. There were some great restaurants just a short drive to Falmouth. I really appreciated that when I put my three year- old to bed in the lower bedroom, we couldn't hear all the activity upstairs! We will definitely stay here again.
We made our first trip to Cape Cod during the week of Thanksgiving which unfortunately was unseasonably cold this year. We thoroughly enjoyed the proximity of this location to many of the sites and experiences we were able to partake in during day trips. Everything is readily available within a short drive, the ocean with many beaches including a private beach which is available to guests at this home, Provincetown with amazing architecture and charming shops, delicious seafood meals at wonderful restaurants, shopping, history to explore and much more.
With the inclement weather, we did spend a couple of days indoors in this tastefully decorated and family-friendly comfortable home. We easily envisioned ourselves wanting to return with our entire family (of 11) with plenty of room for all for a holiday or celebration. The home is well-appointed with space and options for rainy-day activities. We cozied up with the fireplace enjoying a view of the ocean pond through the front window. We enjoyed sharing in the preparation of sumptuous meals in the roomy kitchen-dining area and were provided with options to read or play one of a number of boardgames that are provided.
We highly recommend this home as a very comfortable, family-friendly, pet-friendly location to spend quality time on vacation at any time of year. We plan to return.
My husband and I have owned our home on beautiful Cape Cod for 7 years. We winter here and rent it out during the warmer months. We love our home and enjoy doing renos when we are here each year to enhance our property. We also love getting to know our renters and making ourselves readily available for general information, trouble-shooting or just getting to know them.
