The imposing and spacious farmhouse is located in Pratovecchio, a hamlet of Casalino (approx. 30 inhabitants, 4 km from the town centre). The imposing villa is surrounded by a private garden with tall trees, bordering the Casentinesi Forest National Park.

The welcoming and independent villa has a total of sixteen bedrooms and 14 bathrooms and is rented for exclusive use. With a reservation of up to 32 people, guests have at their disposal a total of thirteen bedrooms and 14 bathrooms, also visible in the green and pink areas of the exposé. The total area of the villa is approximately 550 m2. Structure of the farmhouse: the main entrance leads to a stone staircase. Here is a bedroom with a double bed and a private bathroom. Halfway up the stairs is the rear exit, which leads over a small bridge to the garden with the swimming pool. On the upper floors (1st and 2nd floor) there is a 55 m2 dining room with five tables (40 seats), satellite TV, kitchenette (five burners, oven, freezer, professional dishwasher and coffee machine) and four bedrooms with double bed (or single beds) with private bathroom. In the attic on the second floor there is a living room, a bathroom with shower and four bedrooms, each with a private bathroom with shower. Four extra beds can be added for a total of 22 beds. There are another eight beds in the two apartments "Ippocastano" and "Giglio", each with an independent entrance into the garden. "Ippocastano" measures about 45 square meters and is suitable for two people. It has a living room with dining area, kitchenette with induction hob (two burners) and old fireplace and sink (only for decoration). There is also a double bedroom and a bathroom with shower. "Il Giglio" is about 70sqm and is suitable for six people. There are also three double bedrooms (one with frescoes) each with private bathroom with shower. Furthermore, it is possible to book an additional floor (about 150 m²) on the ground floor of the villa with a supplement to be paid on arrival (blue area in the exhibition). There are two living rooms, a professional kitchen (four burners, oven, dishwasher, work surfaces, refrigerator, freezer, sink), a dining room for 40-50 people, two toilets and an anteroom with wardrobe and sink. The washing machine is only accessible from the outside. The villa has gas central heating.

Behind the villa is a 1300m2 enclosed garden and a 100m2 paved courtyard with tables, benches and a barbecue which can be lit up at night. There is also a swimming pool (11.5 x 5.5 m, open in high and mid season) and a sun terrace equipped with sun loungers and parasols. From here you can enjoy an enchanting view over the roofs of the village and the hilly landscape. There is on street parking outside the property.







During the renovation of the villa in 2003, the decorations on the walls, the ceilings with wooden beams and the terracotta floors (some of which are still the ancient original floors) have regained their former glory. The villa is partially furnished with antique furniture. The single beds can be pushed together to form double beds. Bread can be delivered upon request (Monday, Wednesday, Friday, price depends on local order). A surprise awaits guests every week. The villa is ideal for family reunions, friends or club reunions, courses (painting, music, yoga, etc.), sports clubs and much more. It is also the perfect backdrop for weddings, as Casalino has a church where religious weddings can be celebrated and Poppi has a beautiful medieval castle where civil weddings can be celebrated. In the event that the wedding celebrations cannot take place outdoors due to bad weather, it is possible to use the rooms in the basement (blue zone in exposé).

The villa is next to the park with marked cycle paths. The Adriatic coast is about 90 minutes by car, the Tyrrhenian Sea two hours by car. You can also swim in the lake 1.5 km from the center of Pratovecchio or in Stia in the Arno river. The town of Pratovecchio is about 4 km away. Excursions can be made to the Poppi Zoo, the Verna Sanctuary, the Camaldoli Hermitage and the Casentinesi Forest National Park. Florence and Arezzo are 50 minutes by car, Siena 80. From Arezzo you can reach Rome by express train in just 1 hour and 5 minutes, so day trips are also possible. There is a small general store in Casalino which also has snacks and internet connection.
