Welcome to Aurora, our family's oceanfront retreat on North Topsail Beach. Thoughtfully cared for and shared when we are away, this is a true home with a fully stocked kitchen, quality linens, and intentional details throughout.
Aurora sleeps up to six guests comfortably. The primary bedroom has a king bed, private en-suite bath, and ocean views. The second bedroom has a queen bed and twin bunk beds. Fresh linens, towels, and essentials are provided for your stay.
The open-concept living area leads directly to a private top-floor balcony with unobstructed Atlantic views. Sunrise coffee, morning skies, and the occasional dolphin sighting are all part of the experience here.
Access. Aurora is a third-floor unit accessed via stairs. There is no elevator in this building. The stairwell is clean, well-lit, and well-maintained. We recommend packing lighter, making a couple of trips, and wearing comfortable shoes on arrival. The views at the top make the climb more than worth it.
The beach. You are less than a two-minute walk to the beach via the Topsail Dunes boardwalk. The shoreline here is wide and uncrowded. The community pool is open seasonally. Parking for two vehicles is included and all linens are provided.
North Topsail Beach is a quiet, low-density stretch of coastline with no high-rises, known for its natural beauty, loggerhead sea turtle nesting grounds, and unhurried pace. It is the kind of each that people come back to year after year.
The Aurora experience. Start your morning on the balcony and watch the first light meet the ocean. It is why we named this place Aurora and why we love sharing it.
Good to Know
Parking. Two Topsail Dunes parking passes are included and cover up to two vehicles in the complex lot. Public beach accesses require paid parking year round. Additional vehicles must use public parking along New River Inlet Road. Please display passes at all times to avoid citations or towing.
Noise. Quiet hours are 9pm to 9am. Topsail Dunes includes both residents and guests. Please be mindful of noise in the evenings and in all common areas.
The property is managed remotely via Ecobee smart thermostat. Renter may adjust the temperature within the permitted range. Renter shall not attempt to override, disable, or tamper with the climate control system at any time. The coastal environment requires continuous climate control to prevent moisture damage. An air purifier is located in the living room and is remotely monitored and controlled by the Owners. Please do not unplug the air purifier or adjust its settings at any time during your stay.
WiFi and cell service. High-speed WiFi is reliable throughout the unit.
Cell service can be inconsistent on the island, especially during peak summer. We recommend downloading anything you may need before arriving.
Water pressure. During peak times, typically mornings and evenings, brief drops in water pressure can occur island-wide. Mid-morning or mid-afternoon showers tend to avoid this.
Beach nourishment. Periodic beach nourishment projects, typically scheduled between November and April, help maintain the shoreline and may involve equipment on the beach. Summer stays are rarely affected and we will notify you if any work is scheduled during your stay.
Sea turtle season (May through September). Nest markers may be present on the beach. Please avoid lights near the shoreline at night and do not disturb nests or hatchlings. If you see a turtle in distress contact the Karen Beasley Sea Turtle Rescue and Rehabilitation Center.
Pool. The community pool is open seasonally per the HOA. Hours and availability are set by the HOA and may change. Pool closures do not qualify for refunds.
No smoking. Smoking and vaping are not permitted indoors, on the balcony, or in any common areas. Violations may result in immediate termination of the stay and cleaning fees of $200 to $500 or more.
No pets. Aurora is a pet-free property per HOA policy. We are proud owners of two Great Danes ourselves and completely understand, but no exceptions can be made regardless of breed or size.
Check-in and checkout. Check-in is at 3pm and checkout is at 10am. Early or late requests must be approved in advance. Unauthorized changes may incur fees.
Minimum age: Primary booking guest must be at least 25 years old (ID verification required to finalize booking)
Maximum occupancy: 6 Strictly enforced per HOA policy. No additional guests or gatherings beyond the reservation (All guests and ages must be listed and rental agreement signed to finalize booking)
Weather and hurricanes. Tropical weather is possible from June through November. Mandatory evacuations require immediate departure. Travel insurance is strongly recommended for all stays, especially during peak season. Third-party coverage is offered at checkout.
A $400 security deposit is required for all bookings. VRBO will store your payment information as a card on file at the time of reservation. The card will only be charged if a claim is filed within 14 days of checkout for documented damages, missing parking passes ($100 per pass), missing pool wristbands ($50 per wristband), or other violations of the House Rules. No charge is made to your card if the property is left in good condition and all items are returned.
