Kids love Fredericksburg. Children and infants are welcome but please note that this house is not child proof so be cautious and never leave your child unsupervised.

We love pets!! The fee is $25 per pet per night. We provide Roku TV's in each room which provides most streaming services. You are able to log into your own streaming accounts or use my logins when available.

RELEASE AND WAIVER OF LIABILITY AND INDEMNITY AGREEMENT IN CONSIDERATION for being permitted to enter premises and property for vacation rental or any other purpose, the undersigned, for himself/herself his/her personal representatives, guests, children heirs ad next of kin, acknowledge , agrees and represents that he/she has or will immediately upon entering, and will continuously thereafter, thoroughly inspect such areas and his/her continued presence constitutes an acknowledgement that he/she has inspected house deck and entire property and he/she finds and accepts such areas as being safe and reasonably suited for the purposes of his/her use, and he/she further agrees and warrants that if, at any time, he/she feels anything to be unsafe, he/she and all guest will immediately notify the host and advise appropriate person.

The UNDERSIGNED hereby RELEASES, WAIVES, DISCHARGES AND COVENANTS NOT SUE, owner personally and as company or corporate representatives, their members, mangers, operators, officials, officers, directors, employees, owners and/or lessees of the premises, all for the purposes herein referred to as "releases", for all liability to the undersigned, guests, representatives, assigns, heirs and next of kin for any and all loss of damage, and any claim or demand thereof on account of property damage, illness or INJURY to the person(s), or resulting in DEATH of the undersigned or guests, whether caused by negligence of the releases or otherwise while in or upon the area.

The UNDERSIGNED hereby AGREES TO INDEMNIFY AND SAVE AND HOLD HARMLESS the releasees and each of them from any loss, liability, damage, or cost they may occur due to their presence in or upon the area and whether caused by the negligence of the releases, natural risky conditions or otherwise.

Smoking is not allowed inside. If the house is left with the scent from smoking, guests will be charged accordingly for any damaged items. Use of candles or any open flame objects inside the property are prohibited. Guests will be charged for any damaged items. Violation of the pet policy or damage to the property by the pet will result in additional cleaning fees.

Service animals are specially trained to perform tasks for handlers with disabilities who require assistance with daily tasks. Service Animals are protected under the American Disability Act. We just ask that you please let us know that there is a service animal present so that there is no confusion.

Modifications can be made for reservations, but guests must notify us 30 days in advance of your arrival date. Please reach out for exceptions or clarification.

If local ordinances are broken and the authorities are called you may be asked to leave the property and no refund will be given, Up until this point, guests have been lovely and I have never had to charge any guests for any damages so I am hopeful for the future.
