The Space:

Soft morning light spills across the living spaces as you step onto the patio, the scent of fresh Florida air inviting you to linger by the pool. The hum of the nearby water park blends with the gentle splash of the private hot tub, setting a relaxed rhythm for your stay. Inside, themed rooms whisper stories of adventure, promising evenings of shared meals and laughter under the glow of the game room lights.



Sleeping arrangements

The villa offers nine spacious bedrooms and fourteen beds, comfortably sleeping sixteen or more guests. Downstairs, the primary bedroom features a King bed for two. Upstairs you’ll find a Primary Upstairs with a King bed, a Paris room with a Queen bed, a Pink room with a Queen bed, a Mickey room with two Twin beds, a Star Wars suite with three Queen beds, an additional Mickey room with two Twin beds, a Moana room with two Twin beds, a Green room with two Twin beds, and a Queendom room with a Queen bed. Five full baths serve the household.



Indoor living

Two distinct living areas give each group its own space. The main family room centers on a flat‑screen TV and ample seating for relaxed downtime. A dedicated game room adds a lively spot for both kids and adults, stocked with activities that keep everyone entertained. Throughout the home you’ll find air conditioning, heating, reliable wifi, a workspace, and a free washer and dryer for added convenience.



Outdoor living

Step onto a backyard built for lingering. A private pool and hot tub invite you to cool off or unwind at any hour. The patio provides comfortable outdoor seating, perfect for savoring the Florida breeze after a day at the community water park or nearby theme parks.



Kitchen & dining

A large full kitchen equips you to prepare meals together, featuring a refrigerator, freezer, stove, oven, microwave, dishwasher, and coffee maker. Indoor and outdoor dining areas let you choose between a cozy indoor table or an open‑air setting under the sky.



Neighborhood

Located in the ChampionsGate community of Four Corners, the villa grants free access to The Retreat at ChampionsGate’s resort‑style amenities: a pool with water slide and cabanas, lazy river, tiki bar, fitness center, movie theater, games room, playgrounds, volleyball and tennis courts, plus an 18‑hole golf course and driving range. Nearby dining, shopping, and Orlando’s major attractions are easily reachable.

Plus, travel is a breeze with close by transportation and proximity to both I-4 and 27 freeways.

Getting Around:

Feel safe and right at home when you enter the resort, which is located within a gated community and secured by a 24-hour security guard. Parking can accommodate up to (2) vehicles in the driveway parked side to side, and up to (1) vehicle on the street in front of the property.



The garage has been converted into a game room. Therefore, indoor parking is not available.



Other Things to Note:

The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness.



If you would like to add pool and spa heating to your reservation, please let us know in advance, and we can coordinate to set that up for you. The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored.



A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. The available options depend on the length of your stay:

-For 1-Night Reservations: Guests are required to provide a $500 refundable security deposit. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout.

-For Reservations of 2 Nights or More: Guests may choose between the $500 refundable security deposit or a non-refundable damage waiver of $20 per night (capped at a maximum of $100). This waiver covers accidental damages beyond normal wear and tear.



Our grill is a propane grill. Please be advised that propane is provided by the guests. We have a propane tank in the house that can be taken to fill up and used during the stay. We cannot guarantee the tank will be full upon arrival.



Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300.



It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking.
