NOTE: We will be operating as a 4 bedroom home from June-mid July with a 10 person capacity, Bedrooms 1,2,3 upstairs and bedroom 4 downstairs. 3 Kings, 2 Queens. We are doing a few modifications inside the other downstairs bedrooms to upgrade our guest experience. This will not affect the rest of the bedrooms or common spaces at all. We’ll be opening the other 4 downstairs bedrooms by mid July.

Pool Heat:
The pool heater is necessary for most of the year. It is available for an additional fee if requested. Please reach out for pricing details. Pool temperature may fluctuate based on the outdoor temperature.
- A $25 late fee will be assessed if you choose to add pool heat within 7 days of your check-in date.

Standard cancellation policy is: CANCELLATION POLICY and SUBSTITUTIONS - Any changes, including changing dates, switching of properties, or complete cancellations will invoke the cancellation policy. Host recommends all Renters purchase travel insurance offered at time of booking to protect them in the event of an unexpected event affecting their vacation. Host cannot offer future credits or immediate refunds for unexpected cancellations due to emergencies regardless of the situation, including but not limited to weather events and acts of God, unexpected illnesses, injury or death, changing of plans, or job loss. Please do not ask. All cancellations are subject to a three hundred and fifty dollar ($350.00) cancellation fee. Cancellations must be submitted to Host in writing (email is acceptable). In the event of cancellation, no refund of monies paid will be made unless the Property is re-rented for the same price and time period of this original vacation rental agreement. If the Property is re-rented for a lesser price or time period, the original Tenant will receive a refund for the difference between the originally agreed upon rental amount and the rebooked rental amount as Owner is entitled to receive the full amount of the original rental agreement. Host will make every effort to re-rent the Property at the best of our ability. Tenant acknowledges that Host has full discretion on negotiating rental rates and number of days to book, in an effort to get the Property re-rented and make the Owner whole, while also attempting to get the Tenant the highest refund possible

For your safety, please do not approach or feed any wildlife in the area, including javelinas, bobcats, and scorpions. They may appear calm but can be unpredictable. Always keep a safe distance and ensure all food and trash are properly secured.

Firepit Notice:
Please be advised that the city of Sedona as strict regulations regarding firepit use. The fire must not exceed a maximum height of 6 inches at all times.
Failure to comply may result in penalties.
