Charming Cottage- North Country/ White Mountains retreat w/ Private Hot Tub and Fire Pit, Gorham, NH. Hiking, biking, kayaking, snowmobiling, ATVing, swimming, golfing and good dining! ATV /snowmobile from the driveway. Boasting stained glass, hardwood floors, granite counters, stainless, stocked kitchen. Cast iron gas fireplace in LR. 1st floor 1/2 bath-laundry room, 2nd floor has three bedrooms and full bath.
We purchased this home in August of 2021 to spend more time up in the White Mountains and with our family nearby and wanted to share it with others when we arenât using it. We have traveled throughout the US and abroad using ABB/ Home Exchange and have had such amazing experiences staying in the homes, emerging ourselves in the communities and cultures where we stayed.
We love many of the outdoor activities the area offers: hiking, biking, golf, ATVing and snowmobiling. There is so much to do all year round. We reside primarily in New England with our children and English Bulldogs.
House Amenities/ Locations
1st Floor Bath
Washer, dryer, laundry supplies, drying rack
Towels for the hot tub (please only use white towels, the water will bleach stain the grey ones)
Iron, Iron pad
First aid kit, bug spray, sunscreen, sewing kit, assorted toiletries in case you forgot something
An electronic floor sweeper, carpet sweeper and vacuum in the closet, along with cleaning and paper supplies
Kitchen/ Dining
Stocked with all the amenities that you should need to cook a meal, make coffee (Ninja coffee maker: coffee and sugar are in the cabinet to the left of the microwave), Nespresso maker, or a smoothie. We added a double Belgian waffle maker for a fun breakfast option and an old school popcorn maker. The grill utensils are located under the grill and there is a large tray in the island. There is a crock pot and air fryer located in the island and a childrenâs tea set in the upper corner cabinet: hot cocoa and marshmallows are above the microwave. We provide most of the stock basics: salt, pepper, spices, oil, sugar, refrigerator condiments.
There is an icemaker and a filtered water tap in the refrigerator (left side in fridge)
There is a fire extinguisher on the cabinet next to the basement door sink.
The leaf to enlarge the dining room table is in the 1st floor bath closet.
There are assorted games and puzzles in the dining room sideboard.
Living Room
Smart TV is run using the remote located on the mantle above the fireplace.
Very comfy leather couch, love seat, chair w/ ottoman and two window seats. There is plenty of room to set up the air mattress and cots (if needed).
The gas fireplace is turned on by increasing the temperature on the thermostat above the love seat. The house HVAC system is run using the thermostat above the armchair.
** In the winter, when using the gas fireplace, set the house HVAC system 2 degrees above the gas fireplace, so the rest of the house still gets heat. Please switch to off position when not using.
Please use the coasters.
Hot Tub
Towels are in the cabinet above the dryer (only use the white towels for the hot tub, using the gray ones causes bleach staining on them). We keep it set at 100 summer/ 104 winter.
Plastic drinkware is in the upper cabinet next to the refrigerator (No glass is permitted in the hot tub). Make sure to unclip all four clips before opening the hot tub. The rear clips will break if not. Reclip after use, the wind can and will open the cover.
To open hot tub: open the front side over the lift assist bar and lift the cover towards the back of the deck.
Please add a ÂŒ cup of chlorine into the hot tub each day you use it. The test strips and chemicals are in the kitchen sideboard, if needed. If the hot tub needs attention, please text and I can have it addressed, also the test strips and chemicals, located in the kitchen sideboard. Donât hesitate to reach out with any questions.
** Please make sure to clip the four clips after using the hot tub, it gets windy, and the cover will open. All four clips must be unclipped during use, or the rear ones will snap.
Back Deck (Seasonally)
Dining/ seating for 10+ people, Weber grill. It is gated, to prevent the escape of children and pets, also a fenced-in area attached for pets (please promptly pick up feces, plastic bags are under kitchen sink or in kitchen sideboard)
Make sure to close and secure the umbrella when not in use, it gets very windy!
Fire Pit
A burn permit (required if there isnât snow on the ground); must be applied for online ($5.50) or in person (free) by any guest looking to use the fire pit:

While we canât guarantee quantity/ availability, we keep firewood, kindling next to the garage and a lighter in the kitchen. Only untreated wood may be burned (no pressure treated). There are eight chairs for around the fire pit. Please donât use the chairs with cushions.

Bedrooms (3)
There is a king and two queen beds. The beds are on 18â frames, allowing you to put your luggage under the bed. Each bedroom has at least one night table with an alarm clock.
The large bedroom is equipped with a small desk, double computer monitors and a printer/ scanner, USB mouse/ keyboard. Basic office supplies are located in the desk drawer.
2nd Floor Full Bath
Basic shower/ bathroom supplies are provided. There is a hair dryer in the bottom drawer.
It is an old home, and we retained the stained-glass windows, when it gets windy, they may rattle if not shut and locked. Nightlights have been put in most rooms/areas, there are extras in the kitchen sideboard drawer.
House Rules
âą Guests and visitors must show consideration to our neighbors, keeping noise levels down.
âą Please donât block the shared driveway on the right side of the house.
âą ATVs/ Snowmobiles are permitted on our street, our neighborâs children and pets play in the road, as it is a dead end. The Town of Gorham has already implemented STR restrictions: additional rules and regulations are currently in the works. Please help us keep our neighbors happy and avoid any future tensions, do not drive up and down our dead end, when leaving take the right out of the driveway to Main Street/ right to trailhead.
âą Winter Parking Ban- November 1st to April 15th: 11:00 pm to 6:00 am, NO PARKING on the streets. Our property management company shovels and sands (there is a shovel and sand bucket on the front porch) and the plow company comes throughout storms and at the end. If you are home when he comes, please move the cars, no worries if you arenât there, he will come back.
âą No shoes inside the home, please bring your slippers, the floors can be cold in the winter. This is not an optional request.
âą Check in is 3:00 pm, check out is 11:00 am.
âą No smoking inside the house. Cigarette butts must be disposed of in the ashtray provided on the covered front porch.
âą No parties or events.
âą No unregistered guests allowed. The maximum property capacity is 8 people (adults), we donât count children.
âą Quiet time after 9 p.m.
âą No eating or drinking in bedrooms. Please enjoy your meal in one of the dining areas.
âą Make sure windows are closed when the heat or AC is on.
âą Dispose of the garbage in the trash bin, the recycle bin is under the kitchen sink (please rinse well), trash bags are located behind the recycle bin. There is a box for the trash on the back deck.
âą Keep a close eye on your kids while using the hot tub or firepit.
âą No glassware in the hot tub. Make sure to unclip all four clips before opening the hot tub. The rear clips will break if not unclipped while using the hot tub. Reclip after use, the wind can and will open the cover. The test strips and chemicals are in the kitchen sideboard, if needed. If the hot tub needs attention, please text and I can have it addressed. Only use the white towels (above the dryer).
âą Pets allowed, so long as they donât cause damage and remain off the furniture. All feces must promptly be picked up, there are extra bags under the kitchen sink. We require animals have their nails appropriately clipped prior to your visit to prevent damage to the floors.
âą Make sure to turn off the lights and any electronics when you leave the house. Donât forget to close the windows and lock the doors.
âą Empty the lint tray in the dryer each use.
âą There is no garage or basement access for guests.
âą For our outdoor enthusiast guests, we have a large rug for wet boots that can be put out and a drying rack in the 1st floor bath closet.
âą Shake or rinse off muddy clothes before putting them in the washing machine.
âą There are three exterior camaras, they will be disarmed during your stay, shortly after your arrival. You can request they stay armed; they work by motion sensor. We turn them back on around 10:00 am on the day of check out to advise the cleaner.

âą Please strip the bedsheets/ pillowcases/ blankets that were used and leave them on the bed or in the 1st floor bathroom on the last morning of your stay, so the cleaner knows what to wash.
âą Load the dishes in the dishwasher and start it prior to departure.
âą Empty the refrigerator of any perishable food or leftovers.
âą The trash and recycling (under sink) can be left in the bin on the rear porch staircase container.
âą Report any damages and/or breakages in a reasonably timely manner.
