Featuring a spacious deck with ski area views, a fire pit table, hot tub, large fenced in yard, 3 out of 4 bedrooms with king beds, an indoor gas fireplace and ample parking. This property offers a quiet mountain cabin experience while also being only minutes from downtown.
The space:
4 bedroom/3 bathroom house over 3 levels and private hot tub, heated floor throughout and large fenced in yard. Ski area views!
Main Level:
âą Living room with a gas fireplace, TV and two couches. *The TV is now mounted over the fireplace
âą Dining table with seating for 6.
âą Kitchen bar seating for 3.
âą Full kitchen featuring a Keurig, drip coffee maker, crockpot, oven, full fridge, dishwasher, microwave and everything needed to cook and serve a full meal.
âą Full bathroom.
âą Stacked washer and dryer
âą Large deck with ski area view, fire pit table (summer only) and plenty of seating.
âą BBQ area located off the main entry door, outside between the main house and the garage.
âą 1 car garage. Plenty of extra parking in the driveway.

âą 5 minutes walking up the road to connect to multiple hiking and mountain biking trails; Barney Flow, B-Line, and Moonstone Trail all start just up the road and continue into town. Barney Ford and Juniata trails also head up and connect to miles and miles of other trails.

âą The kitchen is fully stocked with all essentials. We also provide complimentary salt and pepper, coffee and tea, paper towels, trash bags, dish soap, hand soap, dishwasher detergent, kitchen towels, and a sponge.
âą The bathroom is fully stocked with necessities as well as hairdryers and full size hand soap/conditioner/shampoo/body wash. Laundry detergent is supplied for the washer and dryer.
âą There is a Pack N Play travel crib located at this property. Please bring your own Pack N Play crib sheets.

» There is the potential to snow October-May so cars with proper snow tires and 4WD/AWD are required during this time.
» Property mountain access details are dependent on open lifts and runs. Guests are responsible for being aware of the Breckenridge Ski Area lift and terrain statuses, opening and closing dates.
» This house is located at an elevation of approximately 10,000ft and is considered high altitude. We recommend visiting the CDC website for more information on traveling to high altitudes.
» The driveway is plowed after storms of more than 3 inches. Snow removal is based on the plow route and schedule and may not happen immediately.
» 4WD or AWD vehicles with proper all-weather/snow tires are REQUIRED in order to navigate the driveway during the winter months. We are not responsible or able to assist with any vehicles that become stuck or are unable to reach the house.
» There is no air conditioning and most properties in the area do not have it due to the mild summer weather and the fact that it cools down significantly at night.
» Summit County has strict Short Term Rental rules and regulations that must be followed. Please refer to the Good Neighbor Guidelines posted in the unit on what is required from renters.
» It is prohibited to exceed the maximum occupancy of the house (9) at any time.
» There is a security camera facing the driveway and leading up to the front entry.
