Sleep the whole group in this 5 bedroom/3.5 bathroom townhome on Peak 9. One block from skiing and 3 blocks from Main Street. 2600 sqft over 4 levels offers space and privacy plus the ambiance of being amongst the towering pine trees. Other amenities include a fully stocked and updated kitchen, dining area with large table, living room w/ gas fireplace, private hot tub, washer/dryer, 1 car garage, three decks and pool access. Easy hiking access. Located across from Snowflake Run/Lift.

The Space
• Spacious townhome spread out across 4 levels
• 5 bedrooms/3.5 bathrooms
• Private hot tub in private wooded setting
• Parking Limit: 2 cars (see below regarding the garage)- Additional or oversized vehicles must park at either the Ice Rink or Airport Road overnight pay parking lot. More information can be found at BreckPark.
• Occupancy Limit: 10 guests

Main level:
• Full kitchen with breakfast bar and seating for 4
• Dining area with large table and seating for 8
• Living room with gas fireplace, two sofas, three chairs, flat screen TV, vaulted ceilings and large windows
• Deck with seating area. Wooded view
• Half bathroom
• Dedicated entry way
• 1 car garage with room to park one other car in front of the garage. *Pease note this a small garage. Small to normal sized cars and SUVS will typically fit with care. The parking spot in front of the garage is tight as well. Please keep this in mind when planning your trip.

• Lofted bedroom with queen bed and TV plus separate sitting area and walk-in closet.

Lower level 1:
• Master bedroom with queen bed, sitting area with flat screen TV, deck and attached bath with double vanity, jetted tub and separate shower

Upper Village Pool Clubhouse:

• This clubhouse is open seasonally and has the following 2025 CLOSURE dates:
Fall maintenance 9/14/25-11/21/25
*This clubhouse is not on-site and is located at 450 Village Rd. In the winter it is easiest to drive there but please note that parking is limited.

Location:
• 350 yards from the base of the Snowflake Lift and the bottom of the Snowflake Run. Approximately a 6 minute walk.
• The Snowflake base area features a rental shop (Charter Sports, we have a discount link!), full service spa (The Spa at Breckenridge), ticket office and a Free Ride bus stop. Charter Sports in the Blue Sky building will provide complimentary overnight ski valet for gear that is rented through them. Please note that all of these services are dependent on snow pack and may be closed early and/or late season.
• Across King's Crown Rd there is a bus stop that will continue to Beaver Run (one stop).
• Directly in front of the complex there is another free ride bus stop. Buses that stop here continue on to the gondola.
• Summer Access - The 4 O'clock ski run and the Snowflake Run serve as hiking and biking trails. The Sawmill Reservoir trailhead starts directly next to the Snowflake Lift.
• 3 blocks from Main Street
• 2 blocks from Park Ave/Riverwalk Center

Provided Items:
• The kitchen is fully stocked with all essentials. We also provide complimentary salt and pepper, coffee and tea, paper towels, trash bags, dish soap, hand soap, dishwasher detergent, kitchen towels, and a sponge.
• The bathroom is fully stocked with necessities as well as hairdryers and full size hand soap/conditioner/shampoo/body wash. Laundry detergent is supplied for the washer and dryer.
• There is a toddler bed and pack n play crib available in this property. Toddler bed and pack n play sheets are not provided.

Other Things to Note
» The minimum age to rent is 25.
» There is the potential to snow October-May so cars with proper snow tires and 4WD/AWD are required during this time.
» Property mountain access details and ski in/ski out designations are dependent on open lifts and runs. Guests are responsible for being aware of the Breckenridge Ski Area lift and terrain statuses, opening and closing dates.
» This house is located at an elevation of approximately 9,600ft and is considered high altitude. We recommend visiting the CDC website for more information on traveling to high altitudes.
» There is no air conditioning and most properties in the area do not have it due to the mild summer weather and the fact that it cools down significantly at night.
»The private hot tub requires weekly service so stays longer than 4 nights may have a hot tub contractor stop by.
» Summit County has strict Short Term Rental rules and regulations that must be followed. Please refer to the Good Neighbor Guidelines posted in the unit on what is required from renters.

This kitchen has everything you could possibly need for cooking. Ample amt of dishes. When we had questions the replies were quick and helpful. Beds were great. I really can’t say anything bad but the walk up the hill can be hard There is a great trail close by to a beautiful lake.

We were in town for a conference at Beaver Run Resort. The location was perfect - less than 10 minute walk to conference and 15 minutes to walk to town and enjoy some downtime. We had 7 women and it was perfect for us. Plenty of room to spread out and hot tub was great too.

Perfect for our “Girls Trip”!

The property was exactly as expected, and perfect for the five of us. We all had our own bedroom and plenty of bathroom space. We enjoyed the hot tub and our walks into town for shopping, meals, and happy hour. We also enjoyed the nearby hiking trails and scenery! Jesse was great with communications. We highly recommend this property!

Wonderful property

We rented this place during mud season and it was absolutely perfect for our needs. There was plenty of room and we loved having a private hot tub. It was also an easy walk to town. It was spacious, clean and the beds had foam mattresses which were very comfortable. I highly recommend. This place can sleep lots of people. There were 5 of us and we didn’t even utilize the top lift bedroom.

Great stay for a big group

Slept 10 very comfortable, bunk bed bottom is about a queen size, which was very nice. Kitchen was fully stocked and furnished, hot tub was in great condition. House rules were clear and reasonable. This unit is within walking distance of many things. There are two parking spots and any additional overnight parking you have to go to Airport Parkinh lot and it’s $10 per 24 hours. It was a 7 min drive from the unit which was reasonable. Highly recommend.

Property was very clean, well stocked and a perfect location to walk to town and trails. Loved the little things like hair products in all showers, plenty of paper towels, tp for all bathrooms, teas and coffees, dishwasher pods, washing machine/dryer supplies. Beds were comfy and plenty of pillows to choose from. Located just a quick walk into town. Across the street from Snowflake Trailhead which was a beautiful hike! Communication was great from Jesse.

Great time for Company Summit

Very comfortable spot with many beds. The group was in town for a work summit and it was incredibly easy. Uncrowded lift just 5-10 minutes walk was easy to get on the mountain and it was a good walk into town. We walked once and shuttled 3 times. House was clean and warm and kitchen was quaint but exactly what we needed. We were able to park two mid-sized SUVs on site, then parked the others at the overnight airport lot. Hot tub was fantastic and it was a quiet neighborhood.

Summer Vacation to Breck

This was an excellent property! We stayed for a week in August 2023 with a group of 12. Three families with 7 kids from 6 months to 10 years. There was plenty of room for people to spread out and not be on top of one another. We would certainly stay in this place again. The kitchen was the most well-equipped VRBO that we have ever stayed in. We appreciated that the entry was on the main level of the 4 floor property. It was nice to not immediately have to climb stars when coming into the home. The hot tub was very nice and well kept. It is located outside of the two bedrooms on the lower level. This is the only access to the hot tub, which can limit early morning or late night use when the folks in those rooms are sleeping. The Upper Village HOA pool is very nice. Large pool with 8' depth and 3 large hot tubs. Be advised that, although it is walkable, the grade is quite steep to get there. Our small children would have really struggled; thus we drove. Parking is the only thing that is less than ideal. The garage is very small. A SUV or pickup will not fit; it was even quite tight for our minivan. The outdoor space is very small. We had to park our SUV perpendicular to the garage door in order to not be blocking the drive. Additional vehicles must be parked off the property. The only city lot which allows overnight parking is 2 miles north on the edge of town.
