We loved our stay here! It was within walking distance from everywhere downtown, and the fenced-in garden was a welcome, peaceful respite from otherwise busy Provincetown. Thank you for a wonderful visit!
This was a great stay for us. We had plenty of room and a great little yard for our Yorkie. There were plenty of extra blankets and towels and the washer and dryer looked practically brand new. The kitchen was a lovely space as well with lots of seating and nice appliances. It was only a short walk to Commercial Street and there is a cute cafe less than a block away on Bradford. We really loved this spot and would definitely stay here again. The only drawbacks (for some, not us) could be that the living room area is upstairs and the kitchen is downstairs, but we didnât have any issue with that. Also, the stairs are very steep and may not be appropriate for the elderly or toddlers.
This is located just far enough away from the main core that it's quieter but still an easy walk to wherever you want to go. Host was responsive and would definitely come back.

This property is located in an ideal section of Provincetown close enough to walk or bike everywhere but away from the noise and crowds of Commercial street. Any time I had any question about the property I was able to speak with someone immediately which was incredibly helpful when coordinating a group of friends with different arrival times. Would definitely book again!
Stayed at this property in the middle of September. Even with the pandemic, we still managed to have a great time. The house was fantastic and the location was perfect!
We had a lovely stay at 1101 Sailors Tea Time â itâs a charming spot with a lot of personality in a truly unbeatable location. Tucked right in the heart of Provincetown, itâs just a short walk to all the shops, galleries, and restaurants, but still feels peaceful and private.The outdoor patio is especially lovely â a great little haven with beautiful landscaping and plenty of space to enjoy a morning coffee or evening glass of wine. It was definitely one of the highlights of our stay.Inside, the home has a lot of character, though the layout is a bit quirky in places. The kitchen, while functional, is arranged a bit awkwardly, which made cooking together a little challenging. The living room, while cozy, isnât especially comfortable for four adults to hang out in for any length of time â seating is limited and not ideal for relaxing together.Itâs also worth noting that while the listing describes it as a 3-bedroom home, the third bedroom is very small â more of a bonus room, really â and would be best suited for a single guest or a child. The downstairs bathroom is also uber small and a bit awkward to use, especially for taller folks or those who need a little more room to move around.That said, we truly enjoyed our time at Sailors Tea Time. The location and outdoor space are real standouts, and the house has a warmth and personality that make it a sweet spot for a Provincetown getaway. This was my first time using VRBO and it was a very easy to understand booking process with excellent communication with the property owner. The house was clean and as advertised. Will certainly use this service again!
My partner and I plus sister and brother-in-law spent a relaxing couple days in Ptown, with this cozy cottage as our base. It was quite comfortable, conveniently located, and well equipped. It's a little quirky with the kitchen and a bedroom downstairs and living room and two more bedrooms upstairs. It could use a little updating on the first floor, but the price is great and it has everything you need. We didn't bring dogs this time, but we're happy to see they're allowed, so we'll bring our furry kids on our next visit!
We had a great stay here. Short walk to town, well equipped kitchen, lovely yard with a fire pit and (somewhat janky) grill. The property managers were super responsive and let us check in a few hours early. Please note: one of the three bedrooms is essentially a bed in a closet (with a window). It's still comfortable; just be prepared.
Many properties in Ptown are directly connected to others (multi units, etc) but this one is stand alone. A great bonus. The backyard and outdoor area is perfection for summer rentals. East walk to everything you need.
There are some short doorways and edges, so tall people, be ready for a little ducking here and there.
Super easy to walk to anywhere you needed to go. Within 10 to 15 minutes you could be on the west end at the beach, or right in the heart of the pier. Loved being able to park 2 cars. I would suggest getting baking pans that fit in the very small oven, as the ones stocked would not actually fit, but that being the biggest "issue" goes to show it was a great place.

The property is in a great location and in good condition. We appreciated the outside space.
We were a little disappointed by the size - it wasnât really big enough for two couples and one single person. The air conditioning units were quite noisy at night and the unit in the kitchen not very effective. We also had issues with the internet, which the managing agent did investigate very quickly but was still intermittent.
The home has all the necessary amenities for your stay - extended or short term.
Pros - gorgeous outdoor area, very local to commercial street (especially Boatslip and the west end), and host communication was constant and helpful. They also dropped off a coffee maker at the beginning of the stay and stayed local to the property to maintain upkeep, take out trash, etc.
Grows - check in / out is one of the least generous on the cape (4pm - 9am) causing difficulty for event programming like tea dance on the first day and ferry scheduling on the last day, the house is dated and appliances are quite small (not a full size stove or dish washer) and the kitchen is a collection of random pots/pans and dishwater. Further, the home is extremely dated and much smaller than the photos lead on and the AC units are not sufficient for the size of the home.
Overall, I would recommend this home because it is pet friendly, centrally located, and has a lot of charm; however, you are definitely paying a premium for location - not for luxury. Enjoy your stay on the Cape and thanks to Delmar Vacations!
I would definitely stay here again however the only thing I would say is if you are bringing a dog be aware that the fence height is very low and if you have an escape artist pup like myself think again. Also the 3rd bedroom has an attached 4th bedroom leading to the attack âwhich was not assessableâ but the only thing that was stopping my dog from going upstairs was a piece of paper saying do not go upstairs. so that was another pain in the tush but all and all it is a beautiful place and very spacey and beautiful backyard seating ect. I absolutely love âLizâs Cafe Anybodyâs Bar and that is directly across the street so very convenient
Great location and very cute house (dog owners see below)
The house was very cute and had has a very cute cottage vibe. Location was fantastic and very close to all amenities. Kitchen was very well stocked with things to cook with. The back yard was very cute (we used it to eat and cook on the BBQ a few times on our stay). For dog owners, it is not fully closed in (our dog escaped the first day through the back, it looks like it is fulled closed in but when you go and look closer it is actually open in sections). One of the bedrooms is very small (only really good for a single person) but the other 2 bedrooms are full sized and good for a couple. The bathroom on the main floor is a bit cramped, (no where to put your toiletries down, a small shelf above the sink would be a super easy solution), and the toilet is tucked under the stairs so it is very hard to sit down/stand up. The shower could use a bit of a refresh (the ceiling paint was peeling). Checkout time was 9 am (which seems a bit early and wish that we had a bit more time in the morning to pack and go grab breakfast before we had to head out). These are just small nit picky things but overall, we really enjoyed the place.
Memorable Thanksgiving vacation at this adorable Ptown home
My family and I had a great stay in Provincetown over Thanksgiving at this adorable home. We received friendly and informative communication from the management company before, during, and after our stay, and the home was just as it was pictured and described in the listing. My husband and I were traveling with our 6 month old and 3 year old daughters, our dog, and another couple, and the cozy house was set up perfectly for us. Two of the bedrooms are great sizes (especially the upstairs primary) and the third bedroom is very small, essentially just fitting a bed and nightstand, but that was perfect for our 3 year old. The yard was great for our dog and we all would have spent more time out there if we were there during a warmer time of year. The location was perfect for exploring town on foot, and as others have noted, Lizâs Cafe was right down the street and was wonderful - we had breakfast there every day! Our 3-year old was obsessed with the house and kept saying âI love this beach houseâ during our stay. :) As other winter guests have noted, the house does get quite chilly on cold nights, but multiple space heaters were thoughtfully provided for this reason. It was clear that our satisfaction was important to the Del Mar management team and we felt very well taken care of. Thank you to the owners and management team for being a part of our very memorable family vacation!

Inaccurate/misleading property description
I traveled to Provincetown 9/20-9/25 for my sister's wedding and my family booked this property instead of staying at a hotel. My grandma has a disability and uses a wheelchair and cane to navigate, and from the photos and description of the property, we thought all was great.
To start, some of the photos of the property are very misleading. The very first photo showing the outside of the house appears as if the driveway leads directly to the front door on a level surface. What the photo doesn't show is the 2.5-foot retaining wall and path between the driveway and the house, with several stairs leading down from the driveway and back up to the front door.
Within the first hour of checking in, my poor grandma fell three times. We knew there were two bathrooms and a bedroom downstairs, which is where she'd planned to sleep. However, the photos of the bathrooms and the description of the property didn't indicate that the shower/tub combo was up a very steep flight of stairs. The living space was also up the steep stairs, meaning my grandma couldn't get upstairs to bathe or to enjoy the living space.
Lastly, the property sent me an email two days ago encouraging me to book my next stay through them directly instead of using VRBO, and if I did I'd receive a discounted rate. As far as I'm aware, this isn't allowed and I hope all prospective guests seriously consider alternate properties when staying in P-Town.
